I’m 23 & completed two deals at 21 & 22. I took a break, I now have my first baby on the way as a single mom. it’s nice to hear that things get stagnant, I always thought something was wrong with me. I have a whole other level of motivation & refusing to give up now. I found a deeper purpose. Thank you for your content Jerry!!

Great video! Question, im in the works of securing my first contract. It is in Texas, and all of my terms to the contract and price where accepted. However, she said this to me "I know the offer letter stated you were paying in cash, but it seems you’re getting a hard money loan per the “proof of funds", correct? What percentage downpayment are you wanting to put on the contract? Our TX contracts were recently updated in that, unless you have the cash on-hand and proof of available funds that you’ll be using, we need to write it as a financing contract...". Any information you could give me to help me secure this contract? Greatly appreciate anything! Thank you in advanced.
Like I said in this interview I was scared of literally so many different things starting out. I knew NOTHING about contracts, real estate or entrepreneurship. But I just took the plunge, made mistakes along the way but eventually everything worked out.
Hi, I just found your channel, and I really enjoyed this video. I am looking to get into wholesaling - trying to absorb as much as possible before I jump in. I am also in the Chicagoland area. I have a question - I have been told, and also read, that Illinois is one of the few states that has a limit on the number of wholesale deals allowed per year if you are not licensed. The limit is one. Just wondering if you are licensed? If not, how are you closing more than one wholesale deal in a year?
Hey jerry I have been trying to land a deal for a good 2 months now, I’ve gone into contract for properties but can’t seem to find any buyers. Other than calling agents what are some other good ways to find some reliable investors
I put hours and hours and hours of hard, stressful and constant work into this. If not for me he would not even have known to go about doing anything to prevent the foreclosure and would have lost his house and stained his record for the next decade. He told me up front he did not want any money and just wanted to be rid of the problem. So that's exactly what we did! Had he said he needed 5-10k to move and do whatever else then I would have made that happen. In the end it was a win - win - win situation and I'm actually considering interviewing the seller soon so he can say how he felt about everything. So stay tuned.
The legit black guy referred by a friend seemed scammy then he say a white stranger and just knew he was legit 🤦🏾♂️😂 I mean he was right but still funny and just goes to show how much harder it is for us in all these industries.
