Do you all understand how many jewels were dropped in this video!! We were taught how and where to run comps. Taught 2 different exit strategies: wholesaling and Subject to. Taught the actual concept of a subject to. & taught all things needed to be calculated before entering a flip/subject to. Then we got experience watching him communicate AND negotiate with a client. Thank you Max and Francis for the Jewels!!

I say this respectfully, a better way to ask the default loan question is "Are you more than 4 months behind on your mortgage?". That way when you get that pause....."ummm, no" answer, you can follow up with "OK good how many months behind are you?". You're much more likely to get an accurate answer that way. But thank you for contributing to my financial success through education.

Max I absolutely love how you communicate with sellers, laying your cards on the table "face side up". I met with the seller yesterday in what I hope will become my first deal and I emulated your style from another video you posted. Not sure I'll get it because they are looking for $60k and the numbers say I can only offer $15-20k. But I know that the sellers trust me & they're dealing with at least 2 other investors but, if it's even close I will likely get the deal. Just fantastic.

I really love how to approach the seller. I have a feeling you don't get cussed out for low offers often since you are soup front about what you have to do on your end to make it worth and investment from you. Great connection, great conversation, great outcome

James Siller it’s considered a lease option or seller finance where the seller will hold the note for four months while the rehab is taking place, he will receive a check at closing for the $16,500 because that’s what will lock in the purchase price. (Seller can’t say later he wants more) Max will sell the house at a later date and once sold the balance on the loan will be paid off and Max will make his $25k (the do on sale clause can come in to play once the first closing takes place) but I haven’t heard of it happening in ages. Hope that was helpful.

He did a [Subject To] exit strategy, meaning Max takes over the current mortgage payments for the time he going to be renovating the house (4 months). He pays the current home owner $16,500 at closing rather than purchasing the house for the full mortgage amount ($120k) + (the extra money the home owner wanted). So with [Subject To] Max's total investment roughly would be ($16,500 cash to owner) + (4*900 = $3,600 monthly mortgage payment) + ($25,000 repair cost) = about $45k. Now when he sells the house, he will be making roughly ($190k ARV) - ($120k initial mortgage balance - avg $1500 paid towards principle over 4 months = $118.5k) - (45k cash investment) - (maybe %5 closing cost for him = $9k) = Estimated $18k profit or more/less depending on his closing cost/repairs/ARV. So overall about %40-50 ROI. Hopefully this makes sense :)

LaShawn Thomas Yes, thanks so much! So the property is under contract for $16,500, but still in the seller’s name (mortgage, insurance, etc.) all while the rehab is going on. Once it’s done, the property is sold at the ARV? The seller gets 16.5, the balance on the mortgage is paid and Max gets his 25k.

@Ryan Mack This is true but this is why he also says you have to have many tools in your tool belt. If you went into the negotiation closed minded and only was thinking about wholesaling then your "dead in the water". Sometimes people get over their heads some people make mistakes and need a bail out and you just happen to make a profit while helping them and everybody is happy.

Question Max or anyone: If you are putting the house under contract, why do you have to see what money you have available? I thought wholesaling was talking a seller down from their asking price, put the house on display & raising the price a little, then buyers bid on it & whatever the best price the house goes for the seller get their asking price & you get the difference.

Don't need a license at all to be experienced or a great wholesaler/Investor. I know some of the best investors that run circles around any licensed agent, having a license is a bonus indeed.

I've been watching a lot of these videos as much as humanly possible over the last 3 days. It is fascinating and I want to continue to learn. I have a question that has been bugging me for a while now. I know that Max does wholesaling and flips, etc. This deal is listed as a wholesale. When you are taking down these numbers for repair costs, you're not actually putting in that time for repairs? That is just the price you would deduct and then list that reduced price, with your margin, and leave it for the buyer to make the repairs at the discounted price, right? If literally anyone can help me conceptualize this, I'd appreciate it!
