I like the fact these videos are more than 5-6 minutes. There's some actual EPISODES to watch where I can fire it up on my tv with some Cinnamon toast crunch and watch it. Plus it's raw and interactive.

Max... My fulltime job is in the heloc business w/ BOA... your seller needs to request a hardship plan called a “balloon modification”, typically banks will modify a balloon to extend terms. It works in banks favor to get more interest over longer period of time. The bank doesn’t want that property. If they approve him for it.. you can do the strategy you mentioned in the car. Best of luck with that one bro..

Fire the buyer and bring in a new investor. Line stepping can't be tolerated. PS thats a huge leap of a hypothetical, go do 10 deals then see if that ever comes up.

Love your videos, I'm learning a lot. My questions are: do you negotiate with sellers on flips the same way you do for a wholesale deal? I.e., telling a seller that you'll send them pics once it's fixed up. Also, when you do sell the contract, how does the seller react to that? How many of these videos of you negotiating actually end with you selling the contract?

That house is beautiful, love the bolted ceiling, I would open that wall between the living room and kitchen..its secluded which I love with 5 acres..What a good buy...With it.. Why would that guy take out that high of a heloc? He obviously wanted to rehab it, pocket some and sell it and pocket more. He was betting on himself.
