The security with buying a house is the biggest value to me, a landlord isn’t going to increase your rent by 14% each year or tell you that you have to move. You don’t have your ask permission to plant a garden or get a pet or paint or hang a tv on the wall or have control over whether or not they use pesticides where your child plays or have control over what kind or put up aesthetic window coverings … the list goes on and on and on. I feel so trapped renting but houses are astronomical with the current prices in my area with the high interest rates.

you cant escape your tax bill and people are having harder time with insurance because firms are suddenly dropping them without a reason. Not so safe anymore when your bills are rising and you cant find anyone to buy from you if you start having money problems

When you own a house, you are still responsible for plumbing, electrical, insurance, taxes and/or damages to the home. These are costs that goes up over time.

Too many people wanting to live on less work. Welfare is just the most obvious. Administrators, managers, overseers, on and on and on. Reduce your workforce by 80% while increasing productivity through technology while increasing "administrative" staff positions by 40%. It's everywhere.

It's absolutely brutal out there. I've clawed my way to a respectable salary over the last ten years but it's depressing to see what I can buy with it as compared with three years ago. I'm not sure what to do.

If this is your situation then yes, buy in a lower cost neighborhood. What's most important in this situation is good neighbors. It's rough out there. Goodluck.

Try to get a feel for what kind of neighbors you would have, especially in choosing a lower cost area. Drive around the neighborhood on Friday and Saturday nights to see if there is a level of noise pollution. It is so important to have considerate neighbors.

One of the most honest and realistic videos on real estate. Generally real estate is over rated and treated as a slam dunk financial lottery ticket. A home may offer warm and fuzzy feeling of security, but not necessarily financial security.

Biggest mistake was buying a house I was nearly my limit of affordability. If you're pre approved for 500k lets say, don't go for 480k, 440k, 400k! Go for the 350k and live below your means as best you can. You still benefit from equity growth given the area and likely have room for improvements in the home thus boosting your equity and value! Don't go for the big house if you're searching!! 30 years is a long commitment!!

I don't know why this isn't given more attention. Corporations shouldn't even be allowed to touch single family homes. It's disgusting.

Exactly. Corporations and hedge funds but no one ever seems to acknowledge this. Relaxing zoning and just continuing to build means less and less land which only kicks the can down the road. The idea of real estate as an investment and money-making tool has gotten out of hand and unsustainable.

I invest 150% more than my mortgage each month. I currently think I'm overpaid and don't know how long that'll last. We basically invested my wife's entire salary last year in addition to maxing 401ks. Hoping things continue to go well so we can retire early and not have to deal with too much more of the corporate crap.

The corporate crap will never stop. Plus those property taxes, maintenance, and insurance will always be a cloud over you. The area could take a crap. Garbage neighbors could wreak havoc on your property value and mental health. Natural disasters are a possibility as well. The local economy could swirl down the drain as well.

We have always underbought so we were never house poor thus we could sleep at night. One friend bought a 2 bedroom two bath condo and was able to legally rent out the 2nd bed/bath for several years. That really helped in the beginning.

Take your mortgage payment each month and divide by 30 days to see how much you are paying for a “days stay”. For instance let’s say your monthly payment is $1800, then you are paying $60 a day to stay there. Add on insurance, taxes, and repairs and becomes even more per day. Kind of a unique way to think of it in my opinion

The recent data from the fed showed that the majority of household wealth is home equity and not liquid investments. So you are spot on about the “rent and invest the difference” vs. big mortgage decision. Most people don’t have the discipline to invest the difference, they will spend it on lifestyle creep

Or we live in places where there is no difference to invest, renting is just as expensive as a mortgage but we can’t save up for a significant percentage in a down payment and incomes are too low.

The problem with opening up the zoning and doing massive amounts of new building is that it will take significant upgrades to public infrastructure (electric, water, sewer, etc). This is why the zoning has been so restrictive. So the local taxes will have to go up for some period of time, then they upgrade the local infrastructure, then areas can be recounted for new construction. If the builders would be willing to chip in to the infrastructure upgrades, then things would move much faster. But then the ROI isn’t worth it for the builders anymore.

Also I am a global supply manager in construction procurement and I can advise there are definitely many more reasons why developers aren’t building more homes. As you would say; “there is a lot of nuance”. Looking into supply chain, transportation, secure storage, materials deterioration, logistics restrictions, international trade laws etc etc etc.

Stability is no longer a benefit. You are stuck and targetted by the local, cash strapped governments for jacked up property tax. You don't own anything. You are still just renting. Try not paying your property tax (rent). Also many people can work remotely now so moving to low tax locations, even outside your country of citizenship, is a great benefit now. Freedom trumps every other benefit these days

I work in the Insurance industry in CA, and Right now almost no one is writing new policies. Also lots of non renewals happening it’s almost impossible to get insurance besides CA Fair Plan which is super expensive and has about a 2 month waiting time. We will see this affect the housing market.

That is somewhat reassuring for at least my situation. I have a GREAT deal in the city I love renting from an elderly woman in a nursing home I've never met. There is always that feeling of being ready to move, depending on her health.

Honestly, I don't care that the value of a property I buy goes up in price As long as the price is stable and doesn't fluctuate. But it has to be affordable. I need to be able to save and afford to live while paying my mortgage 😭

But as he just tried to explain, there is not as much profit for builders when building smaller, less luxury, more cost efficient to a buyer, style of houses. So of course builders, who either own their own smaller company and want/need to make as much money as possible to enjoy in their down time, or the building company must always try to maximize their profits to keep their shareholders happy. If you owned the builder company, you also would almost exclusively build the type and style that net you the most amount of profit also. Smaller, basic houses without all the bells and whistles equate to less profit to builders, so they won't be able to stay in business if they were to build very many low profit houses. Unfortunately for younger or lower income people, or even just those of My age or income who wisely want to live more simply these days.

As April nears, the home I bought in 2023 has seen its value increase by $60,000 since my purchase. Nevertheless, the downside is the decreasing worth of the dollar. Currently, I'm considering tactics to reinvest $300,000 in the real estate sector.

Indeed, many individuals overlook the importance of a financial advisor. I've been involved in the housing market for years, initially seeing no need to diversify. For a long time I was super bullish on buying student rental properties close to universities. I still like the idea but the bottom line is I make marginally more than average household income and I cannot even afford a more permanent place to live. That’s pretty discouraging compared to my parents and grandparents situations.

I mean that's just not true. If you share a space with a significant other or friend your options are dramatically increased. Also, if you're willing to put in some sweat-equity (which can all be learned on youtube) you can do a lot more than your think.

If you think home prices are high in the US, you wouldn't believe the price in Canada. Things are getting sketchy up here. HIGH debt to income radio. Especially in Toronto and Vancouver. scary stuff.

Dual income is the only way… and good dual income at that. My husband and I just bought a home for 325k… mortgage is 2400 a month. It would be impossible by myself.

@@eliot5220 we don’t have any other debt. That’s another reason we were able to do it. Most people have credit card payments , vehicle loans, student loans, etc. we pod everything off before getting a home

Also Since the 70's until just recently Interest rates were on a continuous slide which allows the price to go up while the monthly payment goes up. Also add on all the incentives that bring down the cost of the mortgage to people. But we have hit the bottom of that run a few years ago that is why they became so unaffordable when rates went back to the previous average.

commercial owners have to start applying for variances for some of these old, so called "commercial" properties; instead of it sitting abandoned, especially here in Flint, it can be repurposed, could probably even get a "special use" permit because it would be for the public good since there are so many transient folks

Most lenders will do a DTI pushing 50% if you have good credit and income. FHA loans and first time home buyer government programs do DTI up above 50%.

Same here in Central California, all the brand new complexes are luxury and start at, at $2500-$3000 for a 2 bed. One that was built they are $4100 for a 3 bed and like $3200 for a 2 bed. It’s insane! Who can afford it?

One easy and substantial way to incentivize real estate investors in general, not just developers, to build new housing instead of just swapping around existing supply, is to allow for 1031 exchanges to apply towards new construction projects.

i wonder if change in population rates are also affecting the zoning requirements. large boomer generation getting close to end of life and birth rates lowering with higher education and affordability issues would suggest that in the relatively near future, we may not need the same housing supply

Older houses are cheaper. It would still e cheaper to do a reno. A house is a place to live, not an investment. I would not care what my house will be worth in 30 years.

Real estate nowadays is more of an investment than a place that you live. Big cities that pay high salaries and push people out with lower salaries is also a problem. It feels as if capitalism is squeezing the middle class making us either the haves or the have nots.

All things considered, it's just garbage economy planning to allow the rates to get as low as they were in 2019-2020, to triple to quadruple them to today. Wages have went up over the last year or two, but they are significantly hurting buyers in that regard. It would make sense if there were stronger "first time homebuyer" protections and assistance in place, were maybe the rates were locked or guaranteed at a certain price.

Employers need to increase income of their employees too. When cost of living rises and inflation rises, it's the job of the employer to increase their workers wages. But they don't because they want to profit more for themselves.

My husband and I have a household I come of $280k and we can’t afford a house with a 60k down payment. Actually we could but we would be completely stupid to pay $6k a month on mortgage, PMI, and taxes when we can rent for $2200 a month.

You can afford a home just not the home you want. Perhaps your expectations are a little higher than reality can bear. I make 80k a year and have two homes. Realize reality.

Why don’t you buy a house for 280k? With 60k down you will only owe 220k and that payment will be about $1500

It’s not impossible. Takes a little strategizing. Purchased my home a while back, my mortgage is 1900, rent is 2500. Leaving me 400$ profit , once rented. My boy bought a 430k home, split it into a triplex and is now bringing in 1200$ profit. These profits are then used to live for half the price elsewhere while the properties pay themselves off and you’re saving a few % for repairs and vacancy. Buy a duplex or triplex for your first property and use the income to pay for half of your next properties mortgage

Graham, most people cant approach buying a home like that, because they can’t buy a 600k house for 500k. If you could share that secret, we’d appreciate it. Everything I’ve tried to buy in the past few years has sold for way over asking. Not under. And definitely not 100k under market value.

His secret is that he started his career as a RE agent in one of the best RE markets (LA) in the country at the trough of the last RE cycle ~15 years ago. Timing is everything.

I love renting. I’m way too lazy to maintain or do anything other than to make one payment per month. (Is still have to pay for electricity and gas but even that’s too much ). I have zero interest in doing DIY or gardening. If my landlord increases the rent too much, I just move. I put money to 401k to the max and save the rest for emergency. Besides, I love it when people assume that we are poorer than we are because we aren’t expected to spend. I also have an excuse not to invite anyone because we don’t live in a house (I hate hosting or having strangers over). Right now we make 200k and most of the money goes to our son. (We put him in many hours of therapy for his disability and I get a lot of educational toys and books).

Buying a house is not impossible… my wife and I saved $250k in 5yrs to buy our house. Live below your means, avoid bad financial decisions and set a yearly goal. Our combined income was $90k net, our goal was 50k per year. We rented a small room in a shared house for $750 monthly, we drove a 15yr old Honda civic that I purchased for $1000 cash. We spent only $500 on food monthly and made our yearly goal of $50k saved. At 25 when my wife got pregnant, we bought a humble home. People just don’t know how to save money anymore. Better to sacrifice for 5yrs and buy a home than live a comfortable life paying someone else’s mortgage.

I'm not buying the low inventory story. Here in the midwest we have so many people purchasing starter homes, then they tear them down and build a McMansion on them. Why wouldn't someone with that much money build on new land instead of a new development? It has to be more expensive to do the tear down and purchase the property with the building on it. I truly think there's too much money in the system between boomers with equity and pensions and institutions. The younger generation just can't compete, and they're tearing down the homes they'd otherwise get.
