I have not! I am actaully doing it on the side and gather some personal experience before making content on it. I have been doing it for about a year now. I average about 2-3k a month on CC and cash secured puts.

@@DividendGrowthInvesting - Got it, I was only about a minute into the video when I posted the question. I use a regular brokerage for my daughters account as well. She helps pick investments and it gives me the opportunity to teach her about investing. She has a few individuals companies like DIS, GOOG and AMZN but most of her account is in ETFs (VGT, VTI and SCHD)

Hey! I transferred my portfolio last year in September and it reset my history. The total is about 55K gain including dividends right now. The majority of my contributions have been after the recovery since 2020 and a large lump sum in this year.

O currently has a 19x Price/AFFO which is a bit on the higher end, but you tend to see O demand a higher Price/AFFO.

I don't know their historical AFFO average, but I know it's higher than the sector. Reminds me of how MSFT is always slightly overvalued, not a big deal when you sell overvalued too (with hefty gains).

@@dustindodge5974 Hey Dustin! I view O similar as KO. KO has always demanded a higher PE. Great companies like O, JNJ, KO etc.. always trade at a bit of a higher valuation.

hey good video , what if you buy the 20 top stocks that O is holding ? buy 1 share 1 stock all 20 stock and see how you do in 1 year ? or we can go back and check for the last 10 to 20 years how the top 20 stocks have done and if if what is better to own 100 stocks 1 share of each ? or to buy 1 etf and buy 100 shares of that 1 etf . ? or if we buy 100 share of 0?. this is my way of investing and to be honest with you i feel safer think of it like an etf but you are that etf . would be cool to see after dividends and after years how they do .

I honestly have been tossing around the idea of adding this to my portfolio. I've switched to a more ETF heavy porfolio, but I feel comfortable adding this to my portfolio over VNQ. It just seems like the vastly superior option at this point!

Well they are not necessarily apples to apples VNQ and O. If you were only going to go with the one, VNQ is objectively the more conservative one. I see O as almost its own retail ETF so I love having it in the portfolio with VNQ.

The only problem for me is 275.19% payout ratio, that is just huge

It's a REIT so you don't measure payout ratio like stocks. Look at AFFO and free cash flow instead.

They average around an 80% payout ratio (normal for REITs)

Hey there! I personally could see a case to having O be 5% of your total portfolio. O makes up 2.5% of my total portfolio (one of the largest individual companies in my portfolio).

I view REITs as part of my RE portfokio and I like to keep them at a good hunk of my net worth. Reasoning behind that for myself is RE has been one of the best performing asset classes over the last 100% and I haven't seen a reason to think otherwise.

I would rather invest in actual realestate. You get the income (rent) the capital growth and tax deductions/depreciation. Once you retire, swap to a reit/dividend etf
