Towards the end of my time at Panorama I was ready to leave. Leaving was emotional and bittersweet but overall happy with the decision to have more space in a house.
I sold my house in Vegas right before the interest rates jumped I hit it at the very highest point.. The broker Jason at Orange Realty couldn't figure out how I picked the top.. This is a very slow collapse.. I cannot believe California is that expensive.. I still think you could buy a one-bedroom condo around the border of Westchester in Inglewood.. And that would be a thousand times better than Las Vegas you would get weather Beach and West Los Angeles a lot of times in less than a 30 minute drive sometimes only 15 minutes.. But whatever you do.. do not tell your clients to watch the local Las Vegas news.. California is falling apart too I was living outside of Orlando in Cocoa Beach.. Donald Trump's son lives down in Viera Beach the central Treasure Coast of Florida.. That is the best investment you can make but you must wait there will be a 60 to 80% price collapse.. Buy conservative houses for all cash.. And hurricane proof it.. That's what I did I saved so much money on insurance and that's before the World Went Crazy before covid
Panorama Towers is not on the Las Vegas strip. It is all the way across the interstate highway. Just because you can see the strip hotels does not mean you are on the strip. 😊
@@LVROULETTE Real estate agents have been lying about neighborhoods since forever. And if they can't lie about it, they come up with new names to hide where questionable neighborhood are really located. Sadly, it's not just real estate agents. It's people from all walks of life. Lying to make oneself appear better or to make more money is par for the course in society these days.

When did they move Panorama across the freeway to be on the strip??? How'd i miss that since I drive by there all the time...i could swear it was there yesterday.... hum....
I almost moved here, love Panorama. I chose Newport Lofts in the arts district because the pool is freaking amazing on the roof and the arts district neighborhood has so much cool stuff to see and do
My office/studio is right on the edge of Arts district. It's my favorite neighborhood to hang out in! I moved to Spanish Oaks which is super close too. Loving the move so far.
Almost the same exact layout as our high rise apartment we moved out of in Columbus, OH..same small closets and HUGE bedroom. I definitely would have sacrificed some of that wasted open space for closet space. Because our dog is small, we installed pexi glass over the balcony railing, and put in fake grass puppy pee space for her. There were actual pee pads under the fake grass. And believe you me, that came in handy. There was no way I was going out late at night after I already had my pj's on. But again, small dog, small poop, could just take it and flush, then change pee pad every few days. However, there are so many pros n cons of living in a high rise.

She didn't live on the Strip. She lived on a highway. Imo, the smart move if you want to live in the Panorama Towers is to get a "mountain view" condo (or whatever they call it), not a "strip view." It's probably cheaper and much quieter.
I talked about the Mountain View vs Strip View in this video! I lived on both sides and enjoyed both for different reasons. You’re right that the Mountain View units do tend to cost a little less.
Summerlin South is the best part of town, South of Sahara and west of the Beltway. From Red Rock Country Club, where I live - west gate; to The Ridges which is quite nice and to the Summit Club which is spectacular and prices to match. Watch out for those living in Sienna however as Sony, if they get the tax break, is going to build a BIG UGLY film studio next door to that with HONKING HUGE soundstages. UGLY! Why tax breaks for large corporations? Moronic.
Hi I came across to ur channel.I’ve been living in Las Vegas for the past 24 years I loved it when it was vegas and now a lot has changed since they build the raiders stadium and a lot of ppl from California moved here they ruined everything. I miss the old las Vegas
It is so ugly empty with no soul and it makes you feel you are in a hospital that’s how they build things now days and no closets ???😮is insane and the price ridicules now they legally robbed tenants .🧐and it is NOT Las Vegas anymore they destroyed it is just another city with ugly buildings like the one as here panorama ugh
One time I stayed at Harrah's on the strip, and I was on the 10th floor, and I heard Sirens every hour like in one night where I could not Sleep. I will never stay there again.
☆☆☆☆☆WAIT this is Not actually on Las Vegas Blvd. Just to be clear it was next to the Highway which is always going to have noisy traffic. The second bedroom literally looked like a Walk In closet so tiny! I'm not Paying one thousand dollars a month after paying half a million for a condo. That is not reasonable especially having to PAY to Park everywhere in Vegas. I'm actually surprised McDonald's doesn't charge parking on the Strip. By the way is it True renters don't pay outrageous HOA fees? I'm looking to Rent 6 month lease and I already have 2 awesome locations on the actual Strip in mind. My curiosity wants to know why you departed Panorama Towers? There has to be a main reason for leaving. Also you didn't mention the Cons of residing there. The main reason for leaving was that me and my husband wanted more space and we have a dog so we wanted to have a yard and a neighborhood to walk him! The area we moved to is very close to the strip as well so we didn't go to the suburbs quiet yet ;) I honestly really loved living in Panorama. I covered all of the cons in the video! ;)

Have you read JG Ballard's 'high rise' (the movie paled in comparison)? For some reason I want to live in a vegas high rise someday but it seems like a money pit for a potentially depreciating asset
I have not! High rises are not for everyone but I personally wanted to experience living in a high rise at a specific point in my life and I am really happy that I did it! There are pro's and con's to living in a high rise and you should definitely decide for yourself whether or not it actually makes sense for you.
Isn't a large part of the HOA fee for insurance? Or, is that what the quarterly assessment is for. If you own a single family home, you have to pay for fire insurance if financed.
One of the biggest perks is really the fact that you can have a very large dog. There’s not many places that are towers or not that allow large x-large dogs in any state. That’s a huge deal.
where ya moving to? i compared vegas to over the hump in pahrump, commute 4-5 days a week if do OT.so much more bang for the buck. i happen to be on zillow when notification about my property, some real nice places now listed in my area, with space and many no HOA's.

Wow how is it possible they charge 1000 a month in HOA fees and then also charge a quarterly 500 dollar assessment. When does it end? I pay 1500 a year in HOA fees where we have a private park on a lake and a private boat ramp that connects to 10 lakes. I thought 1500 a year was pretty expensive to be honest, but now I do not after seeing what condo owners pay.
I lived on the 10th floor with 2 dogs for a month. I really didnt like it. Also, you have to have some kind of window coverings if you dont want to be wide awake at 5am.
My sister lived around Liberace museum. And she met a lot of interesting people in Vegas. People don’t talk enough about all the different people in Vegas 😘

The second bedroom without a window is a little sad. Kind of dungeonesque. But I guess if you’re the type of person who needs it pitch black to sleep, it would work.
I'm a Las Vegas local, and I would very much agree that the Panorama would be considered the Strip. It's not like directly next to the Bellagio and it may not be the heart of everything, but I think it's completely appropriate to label it in that location.
@@JohnnieVibesVeer Tower is a Strip condo, Sky Towe is a Strip Condo. Panorama is on Dean Martin not the Strip. in the right apt it has a great view of the Strip. In the wrong one you would barely know the Strip was ther😅But the building is not on the Strip itself.
Some people would argue that the outlet mall is on the strip, or that it is most definitely not. I'm not sure if there is a clearly defined definition of "the strip". After all, the "strip" is a nickname. Look at any map and you are going to see S. Las Vegas Blvd., that is all. So is the strip confined to S. Las Vegas Blvd.? Your rules can tell you that it is, someone else's rules will prove that you are wrong, and someone's else's opinion will or will not sound more accurate or wrong.
I moved to Vegas before the pandemic hadn't been there since 91 big mistake no reason to live there The terrible population you cannot beat Orlando and Cocoa Beach Florida.. Vegas is overpriced dangerous dirty horrible weather horrible traffic and there are no more deals on any food this list could go on and on... One good thing they got a nice selection of marijuana dispensaries..
If you think Vegas is overpriced try living in California. That's why everyone is selling their house in Cali and moving here. Also there are many places to eat cheap in Vegas, just not the strip. Certain parts of Las Vegas can be dirty mostly downtown but not everywhere. Summerlin and centennial are beautiful. You did get it right about the dispensaries. 20:18 s😅 😅😅

Will cost you about the same In Los Angeles For a small one bedroom condo around Englewood West Chester area.. Area around the airport.. The beach west Los Angeles all within 15 to 20 minutes...5 minutes to the LAX Airport...And the weather is Mediterranean climate...Las Vegas has lost its charm...Las Vegas used to cater to Americans...Nowadays It caters to to rich tourists from around the world.. Americans are just working at the casinos now... Like the poor Mexicans work in resorts in Mexico..It is different nowadays....sell and hold your money...high-end homes in Vegas Will drop by 80%...middle class homes will drop by 60 to 70%..This will be after the global stock market meltdown..and the debt and banking crisis.. I still would not buy back into Las Vegas.. It is too corporate... Since the Mafia disappeared.. Vegas really sucks on every level now.. You would somehow have to get rid of half of the undesirable population.. To make it worth living in again.. Check out Cocoa Beach Florida... If Vegas had that population i would probably live there it is basically crime free..

unfortunately with this economy now las vegas high rise market is not for average joe, u gotta have $$ willing to waste to live in a highrise...it's just not worth it. thats why I tell people spend on what u need not want, don't buy stuff to impress people you don't know, status can only get you so far..so many real estate professionals can't make it anymore bz of the market..is this why you're selling and moving?
It's not for everyone but people who live there really enjoy it! People chose it for their own personal reasons and I do agree that real estate and where you choose to live is a very individual preference. I am moving because my husband and I wanted to have more space and a backyard for our dog.
It's worth it to those that can afford it, and want it. You can't go off of others pockets, only your own. And just because people decide to spend money on whatever makes them happy, doesn't mean they're only trying to impress others, I'm sure you do and or own things that others would call a waste of money...
However, one has to buy in a neighborhood to price out the trashy people. That price point now is about 3 million. I am seeing a lot of trash from California who have sold their junky little 1950s' cracker box home in Anaheim for example and can pay cash or nearly so for a 1.5 million dollar house here. That is great but they bring their trashy lifestyles with them. This is not a dig on ALL people from California but a far percentage. Where I live, the bottom point is just over three million and would say that the majority of my neighbors are from California, pro athletes, or casino executive types. All my neighbors seem nice and distant - just the way I like it. A friendly wave etc and to be on my way.
We are moving out of Las Vegas within 4 years. Not much to do except at the Strip. It's becoming a routine. Every day you hear shooting, DUI, stabbing and hit in run on the news.

@@LasVegasOlgaMoreno Because Musk had pledged $45 million a month (but now reneged to say undisclosed amount) to the Trump campaign and they are best buddies now. Buying a Tesla supports Trump. You might have bought it before Musk made these pledges, but thank Elon for deciding where Tesla profits will go and for changing Tesla's brand image.
No one in their right mind would want to live full time on the Strip. No one in their right mind would want to live in close proximity to the Strip. The traffic itself makes it a poor choice. One example, while not residential but commercial; Hughes Center has lost most of its tenants. Why? Traffic from the nearby Strip. No one wants to be around F-1! It may be a three day event but it is more like a four month construction event.
@@Bonezlasvegas Downtown is North of the Strip which technically ends at Sahara. South of Sahara is a different issue and it is no longer Highway 95 but I-11.
