Between hoboken and downtown jersey city you really can’t go wrong at this point. Love hoboken.. Fiore deli is probably my favorite hero of all time.. fresh mozz can’t go wrong

I grew up in North Jersey. I've always referred to NJ as "Jersey" and NYC as "The city" and anywhere in upstate NY as "upstate".

$4750 IS NOT worth it for that 2nd apartment. It's not even renovated and the rooms are small. Right beside high traffic walkway, and street, near ground level. High ceilings are useless empty space, and you're mainly paying for the view. Might as well get something in Manhattan if you want to live closer.

I moved from California to Thailand twelve years ago. I pay $280 a month rent in the beautiful mountain city of Chiang Mai. I am of course retired. No Manhattan view but I still catch an occasional episode of Law and Order.

Manhattan is definitely suffering, and will be for a long time, but living in New Jersey will, to many, feel like being stuck at 3rd base when Manhattan’s home plate is just sooooooo close.

Can anyone actually clean up the gowanus? That’s my biggest nitpick. The water up in New York City is just so ridiculously tainted I wouldn’t want to do it. I understand needing a city or an area, or even a vibe.

Hoboken used to be an ABSOLUTE ARMPIT in the mid 1970’s when I used to go into work with my Dad in NYC as a kid... looks very nice now

Yes Hoboken became not so great at that time it was similar to the Bronx with alot of arson going on and being nicknamed "arson city" during the 70s and 80s landlords couldn't raise rent or couldn't evict tenants so they burned the buildings and rebuild and came along the yuppies it was all politics unfortunately and people lost lives including children

Depends on age and lifestyle. I moved to Manhattan in my mid-thirties. I lasted 2 years with multiple roommates and vermin/crappy apts. I refused to spend thousands of dollars for a decent one and instead moved to NJ and bought a condo. I would do stuff after work in the city so I still enjoyed the city. Having a car and where you park it made life much easier. But I can see how that’d be boring to my 20 year old self.

lived in south jersey my whole life..moved up to NH last year everyone says ‘Jersey’ but i still keep the ‘new’ in New Jersey. One of the best states!

Yikes 1600 for a place like that is a no for me, looks like it was built in the early 1900s and it stayed that way. No thnx. People trying to make this the norm is a nope for me it has to be new or renovated to the year 2020 at least.

Sure.. He picked the cheapest thing listed and one of the most expensive to show the range of the market. Nice 1 bedroom or 1 plus den can be found for around $2300 with newer 2-3 bedrooms around $3000

I graduated from HS in South Jersey and have referred to NJ in both ways: New Jersey and Jersey. Goregous apartments though! I don't live in the NYC metro area and can't join in on the conversation about whether I'd live there or in "York" but I enjoy seeing the different spaces and learning how the market is adapting to whatever the "new normal" will end up being.

Great video, Jon. I moved to New York from California about two and a half years ago and even lived in Jersey for a VERY short time (3 months). It was fine, though I was in Union City as opposed to Hoboken or Jersey City, so I didn't have the advantage of any PATH trains. Having said that, I guess making the huge trek across the country left me feeling really underwhelmed in NJ. I didn't move to New York to move to New Jersey, and I still feel that way, despite paying up the nose in taxes. I just felt like when I was in Jersey, even for those 3 short months, I only came to the city for work - it's not just a state, but a different state of mind. Maybe some day I'll move to Jersey and come to my senses, but for now, it really is an emotional thing staying in New York City, as opposed to across the river. Having said that, I would recommend a place in NJ for folks that don't have an attachment to the city, are looking for something bigger and cheaper (depending on location), and don't really care if their state ID or drivers license says "New York" or "New Jersey."

A condo was worth $300,000 in Manhattan in the 1990s. Same condo was sold for $3 million dollars years ago. People just cannot afford Manhattan.

My grandfather sold our 2 family brownstone for about $250,000 in 1996 last time I checked the building was worth $1.75 million it should be worth more

I've been a super of apartment complex in North Bergen County for the past 20 years. It requires a lot of effort of me to wrap my head around what's going on with rents, rentals and brand new complexe$$$!:) Rents have pretty much doubled, in last 20years! Peoples salaries, not so much!

There are too many reasons for living in Hoboken. It’s clean, rent is affordable, location, good restaurants, the view is beautiful specially if you love photography. I live in the Hudson street. Such a great video. 👌👌 Btw, I called it Jersey ( I used to live overseas more than 10 years) However, sometimes you need to say New Jersey to foreign people.

I went to get my vaccine at the NYU Langone building on 30th and 1st yesterday, and I still cant believe how awesome the city is now. no tourists, no crowds, only real New Yorkers enjoying their city. This pandemic has made NYC a much better place. Now we just have to get the theatre district open again, I cant wait for that to happen.

I live in jersey city now, all those 3 story buildings on Newark ave are all 6/7 story apartments and skyscrapers around the path stations. gentrification on steroids

Now, I know this isn’t really related per say, but I had a dream for over a decade to go to the states. And I got my chance in late 2019/early 2020 (before the major breakout of COVID) now watching anything from New York/New Jersey makes my heart ache cos I got the US bug. I’m DYING to go back. I love the architecture, the atmosphere and just the energy and anonymity. No one literally don’t give you a second glance. People might call me weird but I love America :) I’m from Denmark btw

Isn’t it funny that we ache to experience what we don’t have? As someone who grew up in the NY tristate area/spends at LEAST 2 days a week in the city, I yearn to travel to Denmark and experience your gorgeous country’s culture firsthand!! The cultural differences are quite stark, from what I’ve heard, so I’d LOVE to go!

Path Trains need to be expanded to reach Newark Airport and also to the Meadowlands for access to American Dream and hopefully a casino.

Exactly, and there is a Path taking you to Newark penn. Path needs to finalize the improvements sooner though. The Weekend modified schedule for WTC line is not ideal

Robert Fernandez Path to a different system on a different track and a different level with luggage rather than extend PATH about a mile! Path can expand out to area’s that have been developed on this side of the River.

Commuted via NJT train, to "Hobo", then PATH to my job in downtown Manhattan. Hobo was a relatively sleepy town, not crowded. Anyone remember the Clam Broth House, near the train terminal? All the free Clam Broth you could drink. Nice park adjacent to the Terminal with views of the Manhattan skyline. There was a Barnes and Noble bookstore not far from the terminal and no longer there, where I'd kill time before my train departed at rush hour. Very convenient to Manhattan, and depending on where you want to go in NJ, i.,e. the Bergen/Main Line train (destination: Port Jervis, NY) goes to Suffern, NY), the Hobo Terminal's convenient.

Yeah, Hoboken is very very nice. My daughter has lived on 10th St for 2 years and just moved to Philly with boyfriend. Philly is nice but I really like Hoboken. She had a great view of city too. My daughter lives with 3 other females. Each has their own room. They live in a brownstone-ism place with backyard .. nice kitchen. She pays $1,200 and has tons of space. My other daughter lives in the Lower East Side of Manhattan in a crazy small apartment for $1,600. Really nice restaurants , easy commute and great places to run and bike. It's not Brooklyn but damn it's a good second choice. I think the boyfriend should move to Hoboken from Philly.

I live in the Southerntier of NY...near Cornell University. The rents are outrageous! Local residents have to live in other counties and commute for employment. The students drive the economy and will pay big bucks for apts because they pack multiple students in one apt.

After living in Bushwick Brooklyn since birth, it was time to leave. Rent had gone up to the point where I was working just to keep a roof over my head. Jersey city has been my home since 2017. The only thing I miss is the 24hr bodegas.

I like it very much this area. Actually, from Europe a lot of flights go to Newark abd and I remember I used to wonder if there would be another option of hosting than always manhattan. So if there would be a great variety of hotels I could stay there instead of Manhattan. It would be a great idea to make a video how to go from Newark to Hoboken, hotels, etc. It would be very helpful, and another one how to get to Manhattan from a tourist point of view, timetables etc. 🥇 The area is great, the views fantastic. It must be wonderful to walk there with those views.

Hoboken looks a lot like many Brooklyn neighbourhoods, but it's just in Jersey. Same metropolitan area so it makes sense I guess.

Hoboken was fun and affordable in the 90's when I was a kid. It was really the "alternative" place to go. For instance, Nirvana played at Maxwell's there (which sadly, the legendary music venue closed down recently) . Now, it's over priced and pretty boring. People seem to enjoy it, and I don't mind going to hang there by the water or Washington St every once and a while, but it's just not the same.

The video is cool i would admit New Jersey has been getting my attention for buying an apartment in the future and yes Hoboken and Jersey City have been on my list. I will admit the vibe is cool and all but as a guy who has been here since 1995 I love manhattan (and yes I understand there’s crime or everything is close but I live here half my life I’ve seen worse) still it’s nice to notice the area

i've call jersey....new jersey and jersey depending on who i'm talking to and where i am... when i'm in the south, it's Jersey. it really intimidates southernslol ....when i go to "the city", and when asked, i usually say jersey...whenever i tell some new yorkers i'm from New Jersey, their reactions are "oh New Jersey" with such disdain in their voices it makes me want to slap the taste out of them...But when i say Jersey. they seem to treat it as if i said i'm from Queens or Da Bronx...lol...they don't give it a second thought...i live in Maplewood now and would love to live in Hoboken....great town...street parking is really tough though...great video too...keep them coming.

Wow, that walk down the main street at the beginning reminds me so much of one I took in Danforth, Toronto. @8:46, you could rent in Long Island City for that figure and still have spectacular views. I guess Hoboken is on the wrong side of Manhattan for me. @12:49, no they are not. New York was formerly called New Amsterdam and was a Dutch settlement founded in 1624. It became New York when the British acquired it.

I live in "Jersey", I also have an apartment in "The City " it doesn't matter how many other cities there are in this world...if you say ( any where within the United States)," I'm going to the city " everyone knows you mean New York..lol

Would have been nice to see something between a $1600 starter studio and a luxury $4700 2-bedroom. That's a big gap, and I think the majority of people would be somewhere in the middle (or lower middle).

Moved to Paulus Hook neighborhood a few yrs ago, and imo, the view is even better. I've always referred to it as just "Jersey". Maybe it's because when I first moved to the east coast, I lived in Manhattan right away, and that's how people always called it. But living in Jersey City for over 3yrs now, it still stuck. Many people here just call it Jersey as well.

This is a very informative and great video. I forget exactly what you and Adriannas cost in Brooklyn is. Would you also do Queens cost please. I lived in Gramercy in the 80s in 1 room, shared bathroom and no air about 50 sq feet at $500 monthly. I love seeing what it’s like now!

Just moved OUT of Hoboken after 15 years. Loved it, great place to live in 20s - 30s IMO. Will always have a special place in my heart. Pretty funny that the agent is stressing the $1 beers from green rock and than you guys are having beers at Texas-Arizona. Lol. Maybe bc green rock is a sh*t hole??

You can do better in Manhattan now kitchenwise. Landlords in the city have upped their game the past few months. I’m not a huge NJ fan and I sold my car a few years ago. Loved my Jag but don’t miss upkeep, $600+parking in the city, tire issues every winter and other stress. Bought some really great handmade Italian shoes and walk almost everywhere. I do like the views from the Hudson area.

When I was a kid we’d drive to Hoboken from Brooklyn for the bar scene. I said to my friend, hey this town is nice let’s move here and she said no way! I’d be in a cheap rental today had I listened. 😊

Hoboken seems to have poor infrastructure, constantly has water main breaks, PATH issues, parking problems similar to NYC and the Bar scene just isn't enticing enough to live across the river looking back. New Jersey has always just been the place you to have to ride through to get somewhere else and the GWB just plain sucks. The brownstones are pretty for sure but people want the inside to be updated and more "modern".

Almost $5k for 2 bedrooms!! The second bedroom with the bunk bed was so small!! Also the apartment could be suitable for roommates and split the rent. I have been living in jersey for 21 years. You can buy a pretty decent 4 bedroom house with mid size backyard and full basement in Central Jersey for the same amount of money per month. So it will be called mortgage not rent. Yes, Hoboken is nice because is urban and 10min path ride to the city. But you pay rent for location, possibly views of the city and walking distance to restaurants and bars. It is party town as well. Lots of college kids. It gets loud, well pre COVID.

I am from Wisconsin and I married a guy from New Jersey we are now divorced but the point is he never called it Jersey. He took me there a few times to visit his family, he would drive to New York City so I could see all the sites. I fell in love with New York City from the very first time he took me there.

Hoboken is a bar/gym town. If that's what you are looking for, go for it. I have a problem with the segregation in Hoboken. Local politicians will deny segregation exists. If you go one zip code over, to The Heights in Jersey City, It's a much more diverse setting.

Born & raised in NJ & old enough to be your parents....NJ will always be called NJ! Even if I move to retire, I will still call it NJ. Natives from NJ will always call Manhattan "the city" amongst ourselves but if you are talking to someone from AZ, you would say "I was in Manhattan" not "I was in the city" bc they wouldn't know what you were talking about. All the NJ college graduates in the past have wanted to live in the city as a right of passage of growing up, then started focusing on Hoboken as a cooler place to live. The constant complaint about Hoboken is that there is NO PARKING & more recently more frequent flooding. Now, a a lot of young people are focusing on Jersey City & Morristown is becoming the new cooler upscale Hoboken.

Lived in southern NJ my whole life, definitely just Jersey. Maybe in a few instances or if I was out of state and someone asked where I was from I would say New Jersey, but that's about it. Weird that we're (most likely) the only "New" state to do it though, lol.

You should go to Brooklyn or Queens. If you live in Jersey and work in NYC you have to file 2 returns. Unless your buying a house then Jersey all the way.

They have made huge strides to fix the flooding issue in Hoboken. As far as I remember, it only happens on the south west and north west sides. Where they are at now with it, idk. But Zimmer and the current mayor did their best to alleviate the issue.

Hoboken looks nice. That being said, I'll keep my $1,250 2 bedroom spacious apartment in South Jersey. I'm 15 minutes outside of Philadelphia. Though, I hate Philly and stay out of there.

A lot of people moving to Hoboken and JC are from other parts of the country and other countries, especially China and India, who work in Manhattan but are priced out of it. You also save on NY city tax.

Hoboken isn't cheaper than Manhattan. Like Manhattan, Hoboken has noticed a major price reduction from COVID. The idea you could get a one bedroom for less than 2.5k a month, even one as shitty as the one shown in the video, is crazy to me. You do get more space out here, but back before Corona wrecked the market, rent for a one bedroom was about on par with a one bedroom in the hopping parts of Brooklyn and Manhattan.

Hmm Hoboken - maybe place to move 20 years ago? Everyone I know moved away from Hoboken further inland mainly after getting families.... In my opinion for most part it’s just as crowded as Manhattan and price I guess slightly less than Manhattan but not by a lot if you don’t count most expensive places in Manhattan.
