Why you should NEVER use Real Estate SALES scripts - Do this Instead!

I’m a bank manager studying to be a realtor and I also HATE scripts. I don’t use them lol and my bank also expects me to train my team to use them UGH. We have very similar approaches to sales ❤

I don't sound like a robot at all if I read them line to line I'd absolutely sound like a robot. I love to learn scripts memorize them personalize them than make my calls, just like you did👍🏼 great job🏡❤

What I heard in this video was literally what every coach, ever teaches you when presenting scripts. So... the script itself isn't the important part, the presentation is... the expression, the delivery. Yeah, no sh*t. I've never seen a coach pretend anything otherwise haha.

Hi Chauncey! I’m currently taking the real estate pre licensure for Arizona! I’ve also got some brokerage meetings set up. I do work a full time job in healthcare right now as I have bills to pay haha. So, I was wondering if you have any advice for a new realtor who is going to be starting off as part time realtor? I'm not much of a fan of scripts either. However, I do like the idea of having certain "go-to" questions.

Another great video, I have not used scripts in years. I like the natural get friendly with my potential client and it breaks the ice and allows me to get in to see an fsbo. People want to get to know you as a person and not as the robot. Love your content and I only use four questions

I was forced to learn a script and expected to replicate it as a new graduate of the program... as I grew in teaching the script I was able to adapt my personality to the script. Eventually my skill level became such I rewrote the script:) To me the script is a back bone, where you start. It’s the point of reference that keeps you in check and reminds you of who you want to be and who you don’t. If you know it cold, no matter how emotional or intense, you won’t get thrown off track. Suck until you shine... practice and then Repeat repeat repeat

So agree with you! I've been in sales for ever!! Quit the Gap back in the day because they made us follow a sales script. Complement the customer when they entered (so fake & sleazy) then offer a jean to go with the pretty top that you just complemented them on. 😒 Let's face it. People aren't stupid. They can spot an Our fakeness off the bat. So be real!! Have some personality!! Make a real connection.

I loved this video!! I am researching and trying to decide if I want to become and agent, but people kept talking about scrips, and I am just like...why?? I used to work at a "white linen tablecloth high end" type restaurant where we used scrips and I hated it. The servers that made the best tips were the ones who didn't use them and were people persons, and super personable. The script thing never made sense to me in a sales/ people facing type roles.

Your advice is good for all sales. I used to do phone sales and always bent, adapted or discarded the script to make a natural flow with the human on the other phone. :)

Thinking about getting into real estate. Also moving to a new state Knoxville TN. How would I get into exp? This summer I plan to take the classes to prep for the state exam. After I want to join a good brokerage in Knoxville. I’m used to running a business. Numbers matter to me. I have also done sales before. I was in insurance sales for about 2 years in Michigan. I own two restaurants one is in Texarkana tx the other Oklahoma. My husband can focus on those with out me. I’m ready to do what I have interest in. Real estate.
