I'm okay with the rates going down to the 6% range. I bought my house within this past month at 8.1% knowing that I could get an inspection, not pay cash, and finagle the price on an 11-month old house. Our hope was to get a lower price on a house (which we did) and wait for interest rates to drop (which we're hoping). There was only 1 other offer on the house we got.

Rates have already dropped a full percentage point in the last month. By the spring/summer rates will be below 6%. Now that is a long way from sub 3% but it will finally get some more houses on the market. I am seeing a ton of new construction now that the rates have come down a bit.

Yes they have! Just goes to show how predictions are just that…if we see rates in the 5s you’ll see a very competitive market again

I dont think "low 6% will bring a lot more buyers back into the market" compared to last year as you mention. That's where rates were during the spring of 2023. Also, don't see the fed cutting rates and if they dont, not sure how low the 10yr can really get. Its backwards... Price need to come down, a lot. Pure and simple really. Its the equalizer.

I believe the Fed has announced 3 planned rate cuts, just no dates yet. I have people getting quoted 6.25% on 30 year conventional with .5 points. Prices dropping would help spur sales but I don’t see that happening with the current conditions

If Zillow has been wrong countless times then why reference anything they say? It's clear they're not credible.

Great question! Their articles are so widely spread that it's important to give other perspectives on them. Otherwise, Zillow is all people have 😊

Yes. Who cares what a home window shopping app says. Rates are mostly meaningless. If a buyer is hesitant at 7 or 8% then 6% they save what? $40 lol This market will be a mess until either prices come down or wages go way up.

Let’s see 2% change on 400k average is 8k. 8k/12 666 less monthly payment.
