A local realtor told me it is the buyer's market right now in UT. Sellers are offer paying the closing cost and buying rate down... Houses that are on the market, the sellers really need it gone i guess.

@@melissavera6006 I'm in NY and have asked myself the same thing. I see it better to stay in and buy, but respect limits, and effectively execute due diligence. I'm seeing some price corrections now, but homes are still going. The rehab route is an option for us if the selling price is right. I think the market will correct a bit throughout 2024, but I don't see crashes for NY & Cali. We'll see. I'm staying in the game.

@@ThatGuy1of1 we both are in such competitive markets. Agree with what you mentioned above. I am see properties stay on the market for longer and some price reductions. Sellers are still delusional and asking for astronomical prices. We will see what the rest of 2024 has in store.

Real Estate is still a very LOCAL Market. Prices in one City do not reflect the Prices in another City. Austin and Dallas markets may be showing signs of correction, but the Real Estate Market out here in LA and SF are still nuts, and prices are insanely high. $950k is the average price of Home in California, and majority of these homes are less than 2,000 Sq/Ft and built in the 60's and 70's with no upgrades or renovations. People in California want almost a $1 million for a piece of crap Property. Even though California is losing People and Businesses, the Prices still haven't dropped for Homes in Cali. Nothing makes sense here.

Yep totally agree! That’s why I bought my 2nd property in San Diego of August 2022 for 685k with rate of 4.375. Now the property current value is 895k. In LESS than 2 years I’m already up over 30% in equity. No reason to sell because I’m cash flowing on 2 ADUs studio and I already made over 90k in rental cash flow which covers my monthly mortgage. Not to mention my rate is freaking low and I consider it as asset.

@@House_hacker_619 Well, you did good by using the opportunities to your benefits. But, for first time home buyers like me, out here in California, things are very bleak. And i am saying this as someone making six figures as a Software Engineer. The prices and quality of Life just don't make sense. And, the only reason I haven't moved out yet is my Family, my Friends, my Relatives, are all nearby where I live. I have a great Social Life here. I don't want to give that up. It just sucks that lots of People in California are given the short end of the straw because of failed Government like that of Gavin Newsom's.

Zillow's market data, and Zestimate manipulation make them very untrustworthy. Could care less about their market interpretations.

If they try to fudge the Zestimate, you can always refer to the rental value to see how off their Zestimate is. It really puts things into perspective when the rental rate is say $4k/month but the monthly mortgage even with 20% down is double, you know the values are way off. When the bubble was forming, the bullshit Zestimate definitely helped inflate the bubble.

zestimate is extremely accurate for areas with lots of sales.... ppl who knock it are looking at outliers.

@@johndonovan7018 I feel that it's deterministic. Zillow applies a formula and real estate agents follow that formula rather than evaluating other factors. I see it often in areas with low comps and has the effect of setting the market when in cases like that, there's usually few sales. Areas with few sales are usually low demand areas, but the Zestimate is still crazy high.

@@donesy125I had a buyer lowball me earlier this year. Their justification was the “zestimate” 😂 people actually use them to make decisions. Scary. Most of the time though Zillow estimates seem to be too high though.

I'm hoping there will be a housing crisis so I can buy cheaply when I sell a few houses in 2025. As a backup plan, I've been thinking about purchasing stocks. What advice do you have for choosing the best buying time? On the one hand, I continue to read and see trading earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

Thank you for keeping it real. I'm listening while scrubbing floors and getting ready to paint baseboards in our home. Your advice to those waiting to buy is spot on. We bought our home as a foreclosure in a downturn. It's been a good investment. I'm eager for prices to come down so young folks can buy and the rest of us get relief from rising property taxes.

2 neighbors put up their homes for sale in my neighborhood. One had an open house this past weekend and another neighbor told me that it was already sold. The other is overpriced and I haven't heard whether or not it is sold but it's been on the market for 4 days. The last place sold was sold at about 10% over asking. This is in New Hampshire where there is a very tight housing market, mainly due to a tight housing market in Massachusetts with their residents moving here for lower housing costs.

I think both Texas and Florida, as well as Tennessee will see double the pre-covid inventory, and when unemployment hits 12-14% from 2025-2027, all 3 of those states will see 55-65% price crashes. All the math forecasts that, without exception. Most overleveraged consumer in world history and the largest bubble in all of world history. There isn't a single metric that isn't at least 35% worse than 2007 peaks.

Here you go again spreading lies. Supply has not outpaced demand. Of course sellers took a sig step up in May… it’s spring. Guess what… it’s going to ease in winter. Also guess what… they are going to lower interest rates… as they already have… and housing prices will go up then. Inventory isn’t exploding. Ask builders if they are exploding with work right now. Of course u can buy for under the asking…that doesn’t mean that’s a bad market. It means that situation was not priced right for that buyer.

Maybe Texas has started falling. It is still a long way from a buyers markets. Absolute crap houses in The Colony that are less than 1100 sq foot are asking 280k. Those things could drop their price by 50% and still be overpriced.

It will be interesting to see how this plays out. We sold our house in Western WA in March. Everyone told us listing it in the winter was stupid, wait for the spring. Well it’s spring there now and prices have dropped in our old area at least. Time on market is way up there. Other areas of WA state and other areas of the country are still in a frenzy though. Buyers don’t want to pay these prices, and I don’t blame them. Sellers don’t want to sell because they will never see 2.75% again. If interest rates drop, housing prices will go way up, but they are already inflated. So what happens then? Maybe these interest rates around 7% are the new normal? Everyone expects them to go back down. Truth is nobody knows what the hell is going to happen.

An organization that has contributed so much to the current housing inventory and affordability crises should not have a voice in the housing market. When their iBuying failed, Zillow sold single-family stock to hedge fund investors, who turned them into rental units. This shows that Zillow cares only about profit and never about the communities. Homebuyers should not support an organization that contributes to their difficulty in achieving their goal of homeownership.

The american sceam..Its not so great of a dream...I am 60 married everything paid for and now wearing out and can't keep up with it all.. The more you buy in the game the more your a slave and it's tough to size down and get smaller...One extreme to another..Young people live and enjoy stuff won't make you happy.. The medical system or the nursing home will more than likely get most all of it.. I don't have a cure but i can sure see the problems..lol

Today in one of the groups I am in that does off market deals, a realtor took this video and used it as an advertisement trying to get people to sell their homes as now is the best time to sell because values are coming down. How one agent can spin someone else's hard work to benefit them is crazy instead of preparing people they are trying to get them to sell!

So today I read a WSJ article regarding the rent increase in the Midwest/north and they were saying that interest rates won't go down because home sales are stagnant, and landlords are increasing the rent and are seeing more renters. Basically, the renters won't see a better outcome of a rent decrease. What's your take on this @Real Estate Mindset?

Zillows data for Austin's for rent numbers are getting nuts. We are now at 4555 options, a month ago we had 3540. 4555 options is just nuts, but still, according to MMG, builders in Austin will deliver 31,000 units in the next 4 quarters.

Many are and many are not ethical they’re fake even as a “friend” I have thick skin but I also worked in an industry worst than this and I can tell you many men and women in the RE business are the most calculated mean fake friends you’ll ever know. In Albuquerque rents went from 960 for a nice 2-BR, 2-BA in a nice area, landscaped grounds, in-unit washer and dryer in 2017 to 1,500 for a 1-br, 1ba in 2020. Then in 2021, 1800. Now 2,000+. Is that a 7% increase? 😂 (and they took away the w/d).

no thats not true. what im seeing in 2 states that i know very well and care about, is that the flips are not selling because they are overpriced by 200k or so. that is not selling. overpriced garbage properties are also not selling because it costs too much atop the base price to do anything to them, which points to flippers not being active anymore. good properties that are ready to go are going fast still. some even surprised me as i considered them 30% over where they should be. waiting on closing to finalize on a few so i can see the sale price....

@RealTalk2000 Irvine is tough always amongst the best places to live in the country. The only way I see homes coming down is a bad recession in California with a lot of white collar layoffs.

Our family's old house in Austin just sold for about double what we sold it for in 2018. Absolutely bezerk. Austin has only gotten worse in a number of ways, and it cost more. I now tell recruiters the same think for Austin as I do for New York and California: you couldn't pay me enough to move there

Sold a home in Houston - multiple offer situation, all bids over asking on the opening weekend with some buyers revising their offer upwards before even knowing they (and we) were in a multiple offer situation. Trying to buy home in a few northern US metro areas. Pickings are still slim and also encountering multiple offer scenarios. We bumped up our budget by $300k to see what was a available, and there was no meaningful increase in the number of properties. While some metros are tilted towards buyers, there are some seemingly strong seller markets in other regions. It seems subrural / rural within 30min driving of major metro areas are holding strong compared to suburbia.

Huge funding news for massive Supertall in Miami which is now a go and no way would i be counting out Boisie, Austin and California given the AI mania now raging away. Building does appear to be proceeding apace (new builds) so yes, absolutely this will pressure prices lower in the current context of still too much supply and still modest demand from the crash two years ago. Yes homes are overvalued in many cases. Yes sellers have to lower their asking price. But many buyers are kidding themselves if they think that the housing market will crash like in 2008-2009. Reality is it’s not a good time to sell nor to buy. Strange times.

Not here in the OC, prices are not moving much, the ones that go down a bit are well over 1 million so any cut doesn't matter much cuz the average person cannot afford a home in OC/SD or LA.
