Do you mean overall rating average and separate criterion shall hit 4.9? I am struggling to follow Airbnb since June - had a break previously and now back on London market with a new listing. Thanks for your input. Good luck to everyone 🍀 Airbnb explanation is so vague “ At least five reviews from guests Excellent reviews and ratings above 4.9 stars on average High marks from guest reviews for check-in, cleanliness, accuracy, Host communication, location and value Superb record of reliability, with Host cancellations and quality-related customer service issues of 1% on average”

Great video! I actually LOL! I can so relate. I am always surprised by the number of little things that fly under the radar that should be caught by my team? Too often they are 'found' by a Guest. Further, I have had maintenance issues that were identified by a team member that simply were not resolved--even after I ordered the needed part(s). I recently started to use a task manager spreadsheet. Ironically, its success will ultimately be determined by my team's willingness and ability to act. PS - The toaster was likely broken by your housekeeper while cleaning it.

We just went live 7/3 and have booked 10 reservations as of today 8/2! 🤜🏻 🥳 I think that’s pretty good. We aren’t newbies but this is a brand new listing as we sold our other place to be closer to the big lake here. Many opportunities for guests to swim two doors away and with their dogs too.

OMG I feel your pain. BEEN THERE 🤭 we recently had a guest who first called me to say she did not get the guest wifi password even though that lives on my VRBO Welcome Guide and guests get it 3 days before check in. 3 prior guests seemed to get it ok. I knew right away by her snippy tone we were in for a long 3 day ride. She made sure to tell me she was a Air BnB Superhost. Every time I’m there I test the TV and wifi connections before I leave. It all worked perfectly fine and the Eero showed they were connected. Wouldn’t you know she calls the next day saying the TV would not work after asking if they could stay another night. Here we go. I was 45 minutes away. She didnt want us over and didnt want us there and didnt want to call Roku declaring she was on vacation. My hands were tied and I was thinking Lord help me, I am so regretting renting to her an extra day. Never again, Karens gotta go. I was sooo relieved when they left. I was so stressed for those 3 nights. When they finally left I slept almost the whole next morning. Next time when a Karen calls I will not extend the stay no matter what. Then she said our place was 5 stars after making a series of suggestions. This is a new rental and we just went live 7/3/2024 but I’ve been at this 2005. Its 8/2 and we have already booked 10 reservations. I feel so blessed our place looks so nice and is comfy but she was the 2nd worst since 2005 I swear!😅

I must be in the basic plus category and then some. Do you buy fresh toiletry bottles for every rental changeover? If so what do you do with the leftovers? Dollar Tree has a very good selection of travel sized shampoo, soaps etc so I leave a basket of all kinds for people to pick through. We’ve left unopened fresh canisters of coffee in our rental and IT NEVER EVER GETS OPENED. Ever. Doesn’t matter if its grocery store brands like Folgers or Starbucks 😳 what does get used is spray oil and our spices. I bake a mean parmesan herb artisan bread. Perhaps leaving a loaf of that with some butter would go over well. Maybe there are rules against this. I’ll check.

Hi Matt, I just discovered your informative channel. My husband and I started airbnbing 10 months ago and became super hosts and a guest favorite. So far so good but we suddenly had the month of August not get any bookings and its making us worry, we started searching for places to stay in our area with our homes criteria but our home wasn't popping up in the search. We updated or listing and contacted AirBnB but nothing still and this supposed to be a busy time. Have you experienced this before and do you have any advice for us. Thank you, were enjoying your show :)

Quick suggestion, next time let the guest know that you’ll send a toaster to the house within a day or two (or better yet pay for Target/Walmart’s same day delivery). The broken toaster is not a “major” issue and depending on your property’s location, you could have one from Target delivered within a couple hours. Most guests will be ok with that, if not, they’ll never be satisfied no matter what you do.

My guests leave compliments when they check out, but won't leave a review. I message them on the Airbnb app, wait two weeks and still no review! Very frustrating. Should I email them or leave them alone?

Hostway is terrible because of their price model. They try to extract as much money as they can which is why they don't advertise their pricing model. Stay away. Guesty also partially has that same model but at least they have a lite version that is more transparent.
