Opening my first Airbnb rentals in the next two weeks. I've been working daily for the last 4 weeks to be prepared. I'm buying an existing rental in Maui. This will be a transitional ownership. Very excited to get underway.
- Hosting means you are running a small business - You wear multiple hats, consider you are the GM of a small, boutique hotel - Set up matters! - Anticipate guest needs but consider operational ease matters (maintenance) - Be prepared for bad apples - Effective & extensive house rules + party prevention technology in place. - Know how to screen your guests - Air B&B host short term rental is not the same as LTR - Turnovers, maintenance, guest involvement is all different. Not the same type of 'passive income"
@@AirbnbUncoveredI've been binge watching some of your content as I am considering to start an Airbnb business. I am looking into the markets and struggling with what states would be best to consider. Can you make a video advising in any way? So far I've had good reviews with Tennessee.
I’m just looking at this because, my mum just air bnbs, her air bnb got burned down by a frat party, 25 alcohol bottles were found, 5 packs of drugs were found too, tv broken, and holes in the walls
Could you do a show-and-tell video on how to sign up to become a host and point out the pieces that are crucial for a successful first booking? Thank you!
Hi Pat, thanks for the comment! Being nervous is normal, but you got this!! Glad that my videos helped you. I have lots of other videos as well. I also offer workshops for hosts on how to set pricing, getting started, expanding, etc. Check out my website if you're interested (link in the description).
My wife and I are just getting started. I am a landlord (third generation) and my wife is experienced in hospitality. I plan on using my experience to handle the business side (bookings, repairs, renos, unsafe guests, finances, advertisement, supply & demand market changes and business relationships/networking) while my wife handles guest concerns/requests/complaints, room prep, cleanup and supplies. We have a strong network already. What is the single piece of advice that you'd give to some in the business district in our city close to the State House and other government buildings, law offices, courthouses etc.? I see a lot of advice regarding vacation rentals, but less on the business districts and AirBnB apartments versus entire buildings. Maybe this would make a decent video topic should anyone specialize in this type of area. Great video. Subscribed.
Thanks for the comment. You bring up some good points. I'm just brainstorming for a new series of videos and am going to add that idea to the list! Single piece of advise - make sure your Airbnb listing is business travel ready and has all of the amenities a business traveler might need.
Sooo many potential topics... soooo little time!! I have a long list of topics and this is just one of them. Keep watching though... hope to get around to it sometime.
My parents are moving out of the country and we want to put the house on air bnb. I am so glad to have found your channel. I saw one from one year and loved your energy, glad to see you still have it! I’m nervous about the “ many hats” part since it’s just me and i know nothing About home maintenance.
I’m about to receive my presale condo I bought 18 months ago, I’m very excited since it’s very beautiful and I’m sure will be very attractive for the Airbnb business, about to start as a host soon
Glad it was helpful! I offer a program for new hosts just like you who have these sorts of questions. I’m my program you’ll get access to 4 recorded video tutorials and be invited to join our twice monthly Q&A meetings over zoom. In the recoded video series I go over all the essential things new airbnb hosts need to do and know about. The program is $500/month and you can leave the program as soon as you feel ready (although the minimum commitment is 1 month).
Thanks for this and all your vids. I thought I was going crazy when I saw some features available on the website and not on the phone and vice versa. What a senseless move by airbnb. Lol
Thank you for you video! I am thinking about to start one, but really concern if I'll be able to. 1) If I have a full time job currently, do you think it's realistic to start Airbnb business (only one for now obviously)? 2) What are the main questions should I ask myself to be sure if it's really for me? 3) If you can share, can you please be honest and tell me if the Annual Income from the Airbnb business (when it's only ONE house) is More than the Annual Expenses OR it's actually Less? Thank you very much in advance!
We’re currently finally remodeling our whole home & I am beyond words excited & great full to be able to have this opportunity. We’re in hopes to start the beginning of Aug. do you have any tips on how to decorate /style your home.
Decor/style in the home will be, in my opinion, a big factor in the guest experience. You need to stand out in photos and make them stop scrolling on Airbnb. The style can have a lot of variables but whatever style furniture and decor you go with, make sure that it can be easily cleaned, and if it needs to be replaced you can do so quickly. When choosing style, think about who is the guest you are appealing to? For example, let's say it's families with young children, then your styling and decor should be washable or very easily cleaned, no breakable decor, you can go more playful with your overrall aesthetic, etc. Whatever you choose think how you can differentiate yourself from the competition. And when all else fails Pinterest has a ton of images you can emulate in your design. Hope that helps!
Absolutely you can do that. You can block whatever dates on the calendar that you like. If you do that, I would suggest Snoozing your listing during the blocked dates to preserve your search ranking in Airbnb.
Love your videos! I have a suggestion if you’re open to it. Use the http when posting links in the description and also linking your website on the about page instead of your RU-vid channel. I’m having issues accessing the download and the link isn’t clickable from my iPhone.
Hi, I’m just about to start this business in scotland, but I’m not yet a landlord,I have watched most of your videos in this regard but I’m a novice and have my fears on how to even begin
I totally understand! Think about what you would want if you were traveling and then set up your place accordingly. Stage it nicely, get some great photos, make sure you have an awesome cleaner lined up (you can do it too)... and then go through the setup process on Airbnb. If you run into trouble, you should see an option to get assigned to a Superhost. If you click that then you should be connected with a superhost who can walk you through the process and get you to the point of hosting your first guest.
@@AirbnbUncovered Thank u for responding. It's in metro Detroit. Nice calm family neighborhood. Downtown Detroit is 15 miles east and Ann Arbor (wolverines) is 25 miles west. Can its a tri-level with the lower level having a family room bedroom ½ bath and lauder room. The mid level has a dining room and a very nice kitchen with 2 ovens and 5 eye stove. The upper has 3 bedrooms 2 big and 1 on the small side. The small has no door because it was used as an office but can easily be put on. All have sliding closets 2 of which are glass. The back yard is on big grass square with a retractable awning. I'm willing to go into a few thousand in debt to see if this will work. I'd gladly pay you for your insight as this will be my first Airbnb endeavor.
Id love to be a host and rent out my spare room. I find the majority of videos elsewhere are geared to people who buy entire houses or apartments solely for airbnb, i just eant to rent out a room
You can definitely rent out a room and a lot of the tips on my channel will apply for you as well. Just think what a guest will need in the room. Get a privacy lock for the door. Keep your entire place (that they might access) spic and span. Have a good set of House Rules (that you abide by as well!). One of the worst things is requesting that guests wash their dishes promptly and then you leave yours stacked in the sink. Fill out your Airbnb Profile with all of the bio bits... so guests can see if they will be a good fit in your space. If you are Heavy Metal and they are Classical... might not work.
Well, the first place is to see if Airbnb's are legal in your city/state/province/jurisdiction. Are you thinking of listing a room in your house or...???
Hello I want to start a AirBnB Arbritage in Miami Beach Fl. I rented a studio apartment. The building HOA allows and the owner was doing AirBnB up to 2021. The owner gave me approval to start. But the City Hall of Miami Beach said we the renters can do this only the owner can. We started to do the paper work for rental license, fill-out a CU application to get a business tax reciept. We are stuck!! Help!
Sorry to hear that you are stuck! More and more cities and states are cracking down on Airbnb's. I can't offer any specific advice other than this - don't try and get around the regulations. You could be facing big-time penalties. Rental arbitrage is a a risky venture - you are on the hook for the rent AND you have to furnish the place as well. If it doesn't fly, you are in serious trouble.
I am disabled with nothing on my credit score, so I am having real difficulty finding a lender, even a hard money…. Any suggestions? This is a perfect property for the use case
You've lost your "new host" bump in search rankings. You'd be better off creating a new listing and starting fresh. It could be that you are priced too high or that your market is saturated.
Just bought my first house and am currently doing a Reno on the bottom floor to set up for BnB new kitchen bathroom etc just thought I'd pop in for some tips
