In most of our videos we discuss the price at the end of the video. We make these videos as much for entertainment as we do for marketing homes. When we are specifically marketing listings we do mention the price up front. I appreciate the feedback though.
Thank you! That is something I meant to mention in the video but didn't get a chance to go back and add that info in this week. The HOA is $2100 annually, which is admittedly one of the highest in our area. Most neighborhoods are around $600/year but There are a lot of amenities to maintain in reunion that most of those other neighborhoods don't have.

Florida has no state income tax,if Mississippi would repeal it's state income tax,it would take off. Maybe open up a few new casinos to offset those tax revenue losses.
Its been in the discussion for a few years to get rid of it. Retirement income isn't taxed and we have a lot of people relocate here for retirement, but it would be nice to eliminate the state income tax all together
We are looking into a possible move to Madison or Flowood and my daughter is a theater kid. Any chance you could comment or do a video on opportunities for children’s theater middle school high school ages in schools and independent community theaters?
I don’t know really what opportunities are out there for that. My oldest isn’t quite old enough yet to be getting into it but both Madison and Flowood are pretty big and highly rated schools, so there should be something there. I’m sure there are some bad drivers, but I would say driving anywhere around Jackson is more pleasant that just about any other big city. I recently was in Nashville and it was wild driving there. I don’t really ever get cut off or anything like that here.

Dear Mississippi builders, why are you not using Mississippi made Viking appliances? 2nd house had Thor appliances (kudos for being made in USA), but they are made in CA. If you are going high end, go Viking.

74 years old been going to Jackson all my life and have never had one problem as far as crime but did get beat up by some white kids at Westland Plaza in 1966. I’m white too and used to fight with Yazoo City white kids when I went over there pilfering there women too.
New build prices are getting out of control. I ended up getting a similar house to the first house shown in Clinton and paid half... granted it wasn't a new build.
Location and agent do make a big difference. That’s one of the more expensive neighborhoods in one of the more expensive suburbs. How long ago did you buy the house in Clinton?
I'm military here, got stained at Kessler/Biloxi. And talking about guns. I was looking to move, right outside the base. I found great prices. The only stipulation with that was, you better be strapped or you will get clapped. So I'm about 30 minutes away from the base and it's a great area. I am paying 1000ish for my mortgage, with a 3 bed 2 bath, 2 story, with garage. I had gotten into my house right before everything exploded to what it is now.
As I was reading this I was thinking, you must have bought a few years ago and have a great interest rate. You should do pretty well whenever you sell it. (And when you do call us, we can help down on the coast too 😉)
These houses are all the same. Show us some of the luxury homes in Fondren, Eastover, Heritage Heights, LOHO, etc. Shoot, go down to Natchez and show us something. These are so boring. New construction is such a snooze fest.
We try to mix some different things in but Most buyers here are in this 300-500 price range. We have done some luxury homes in other videos. Mostly new construction but some resale homes too. I'll see if we can find some in those areas soon that we can include in a future video.
@LivingInJackson Jackson has plenty of homes over 500K! Every buyer isn't looking for a mediocre builder grade home with subpar "custom" designs. Castle Crest was on the market for years, yet no video. Jackson has some iconic homes by A. Hays Town that were recently for sale. There's an amazing mid century modern home for sale now in Jackson for 800k. And that's JUST Jackson! Ridgeland has some amazing REAL custom design homes by REAL architects. Not by developers who think they have an "eye" for design. This channel could be so much better. Maybe I answered my own question and will just fill the gap in the market.
@@JohnSmith-mo2ko I'm definitely not saying there aren't plenty out there and we have already planned to incorporate more of that, but if you want to start a channel go for it. I'd love to see what you come up with

Hi Guys - I'm really beginning to think that the amount of cabinets is limiting the available space. I can see several areas in house #3 where the removal of cabinets would open up the whole space for the better. That one is my favorite. Thanks!
It would be hard for me to get rid of cabinets, but I do like the look of that one. I’d probably still go with the first one just because I like the layout the best.

I like the first house, most then the second house. The staging on the third house seems off and distracted from the house. Thanks for sharing the experience. How far is this from Flowood, the mall, clinics, restaurants, etc...
The HOA's here are rarely very expensive. Even in this neighborhood where you have all the amenities we mentioned, its $400/year. There are a few outlier neighborhoods that are more expensive, but most here are around 400 or less annually. I really appreciate the feedback though and we will make sure to include that in the future.
As you go up basically any at all from these price points, you start to see the sink in the laundry room. Some do at this price point but its not common. I haven't seen any installing a sink in the garage even at much higher prices. If you see that at this price point elsewhere, I'd suspect they are not giving you the same quality in other places that you get here, like the closets and bathrooms.
These two features are so useful…basically not much initial building cost…once you have owned a home with these two features you will definitely miss not having these for your convenience…
@@garyball4644 I know a lot of builders actually pay attention to these so they will probably see your comment. I'll make sure to pass it along. I really like the garage utility sink idea. I don't remember seeing that in any house around here. A lot do have the laundry room sink but never one in the garage
@@LivingInJackson ….once you have a utility sink in the garage for washing your hands after gardening, working on cars, etc……you will love it! I even used the sink cleaning out paint brushes and rollers. Just make sure to add either plexiglas, tile, or small sheet of aluminum to protect the wall behind the sink
I rarely use the one at my house, but any time I’ve ever shown a house that opted for no tub in there, the buyers I’m working with never like it. More people use them than I realized before getting into real estate

Single story isn’t really much of a factor on price. I’ve seen million dollar homes all on one level. But you’ll struggle to find anything new much lower than that, especially in a convenient location like these.
This is absolutely ridiculous. 3700 sqft is not massive. The homes look nice and have some nice features but my goodness. >$900k for a 3700 sqft home is wild. We have a home with separate his and her bathrooms, yes you read that right. Huge master bedroom, a formal office with wood beams, incredible crown molding throughout, and 3500 sqft for $400k. Less than half of these homes. Granted it only has a 2 car garage, but for $500k less! This needs to end. Homes for younger adults is becoming unaffordable.
@@ElCidPhysics90 I agree with you that everything is getting too expensive across the board, but tell me where you are to get what you said for that price. And when did you buy it for $400k? A lot of the price here is in the finishes and the cost for a lot to build on in this location. You can definitely find cheaper houses.
@@LivingInJackson Wrights Mill in Madison. And yeah, I bought in 2019 just before Covid. But that’s my point. In 5 years prices have doubled. That’s not reasonable.
