As I said, Brokers handle the legal aspect of your business. This works for me because I have no desire to manage contract compliance or recruiting, which are the main jobs of a broker. What brokers don't do and never will do, is make your business successful or provide you with quality organic leads. If they could do this, they would pay agents a salary to close their own leads.
Is there a correlation between sex workers retiring into the real estate industry?? I've heard this rumor. Think about it. All the skills that you learn in the real estate business. 1)You have to get customers in and out of the house as quickly as possible. 2)You have to get as much money out of the client as quickly as possible. 3) You have to put the next client in the house as quickly as possible!!
👋🏼 Brandon Mulrenin & Aaron Novello talk a lot about cold calling over a long period of time builds a great pipeline and generates leads if you stay consistent with it. They are pretty high producing agents but it seems like you’re suggesting outbound calling is not as good as content creation. Is this a preference then for you or do you think cold calling is really not as valuable?
It’s a personal preference. Plenty of people crush with cold calling. But consider this - you will only ever generate cold call leads when you are actually dialing. I get leads from social while I’m sleeping, while on vacation. I could stop making videos for a year and still have leads coming in. I also earn a small income from ad revenue. Also , people feel like they know me because they watch me for hours. Cold call leads will never ever be that warm. If I go to sell my business, how much more valuable will it be to have 10k + audience to market to? Also, what’s providing more value? Calling a stranger asking to sell or educating people about your neighborhood. So actually I take it back - content is by far a better lead gen strategy. But at the end of the day - the best strategy is the one you can stick to for 8 + months.
Thank you for this video. I only had my license for a month now and I was overwhelmed by the Realtor fees and the Brokerage fees that all my stress has been paying these fees so I can still keep my license smh. Oh and I am with Keller Williams ( which is not a bad brokerage) I just did understand how everything worked. But I do now. ;D
If your broker isn't supportive out of the gate, you will struggle! That's a lot to do on day 1 if you don't know how. You need to learn the camera and have down your script. Go live? You need to make it clear that the listing you are choosing to go live with is not your listing. Thoughts?
I just passed the exam for my license on Juneteenth and I am about to pick my brokerage. It’s between eXP, KW, & Exit Realty. I thank God for your videos because there is NOTHING out here to guide new agents, I mean NOTHING. I’ve been so lost and quite frankly it’s frustrating. Anyway…..thank you!!❤
As an experienced agent, here is what I would do on day one, figure out your expertise. Become an expert in the neighbourhoods, shoot the neighbourhood videos, figure out if someone calls you what you will say, gain more knowledge first. The biggest issue of new agents isn't that they don't have leads, it's because they don't have anything valuable to sale. Sales are a lot easier if you have a great offer (see 100 M offers by alex hermozi). First figure out your unbeatable offer and I gurantee you leads will flow to you. Say if someone is opening a restaurant and sales are bad, the issue usually isn't marketing, it's that their cooking is bad or their cooking isn't offering any value to the customers. If you have a good enough offer I gurantee you that you will never have to worry about not having enough leads or clients.
I'm curious how my sphere of influence will help me if very few of them live in my area... I'm very familiar with San Francisco (grew up there), but not familiar with my current area.
Hi Marc - I am going through a BIG career shift from working for corporate America for decades to joining the Real Estate industry as RE agent which I am passionate about and gravitates to! Currently in the process of preparing for the state and national RE exam to obtain my license here in AZ.
