FINALLY!!! I’ve tried to get this out of so many experienced realtors but they always come back with a million tips and tricks, no first step. This makes me feel so much more prepared and knowledgeable about the start of my career. Felt like a chicken with his head cut off until now.

As an experienced agent, here is what I would do on day one, figure out your expertise. Become an expert in the neighbourhoods, shoot the neighbourhood videos, figure out if someone calls you what you will say, gain more knowledge first. The biggest issue of new agents isn't that they don't have leads, it's because they don't have anything valuable to sale. Sales are a lot easier if you have a great offer (see 100 M offers by alex hermozi). First figure out your unbeatable offer and I gurantee you leads will flow to you. Say if someone is opening a restaurant and sales are bad, the issue usually isn't marketing, it's that their cooking is bad or their cooking isn't offering any value to the customers. If you have a good enough offer I gurantee you that you will never have to worry about not having enough leads or clients.

I only had my license for a month now and I was overwhelmed by the Realtor fees and the Brokerage fees that all my stress has been paying these fees so I can still keep my license smh. Oh and I am with Keller Williams ( which is not a bad brokerage) I just did understand how everything worked. But I do now. ;D

Currently in the process of preparing for the state and national RE exam to obtain my license here in AZ. Your video is very helpful as I am used to traditional way of doing things and this opened me up to a different perspective on how to tackle my Day 1 as a Real Estate agent. Just got my Florida license and have two clients I’m about to list their homes…fortunately for me, it’s my Grandma and her neighbor so it didn’t take much effort, but I’m definitely excited about it! My broker has been an agent for 23.5 years, and I’ve known since I was 12 years young. I interviewed with an EXP agent when I started my course, and it’s definitely something I am interested in. Do you think it’s best to start out with EXP or have a foundation built already before jumping on board? My broker has many pros, but also cons, main one being she doesn’t really want to spend a lot of time training, just wants a percentage for each deal. She’s obviously going to show me how to do the listings and the fundamentals, but I’m not sure she really wants to invest too much time into helping me really blow up and become a leading agent here in Tampa, because I know I will become one!

What are the rules around filming a vacant house tour i.e. new builds? I realize each state has their own marketing rules. However, what were your parameters when posting those kinds of videos on social media?

If your broker isn't supportive out of the gate, you will struggle! That's a lot to do on day 1 if you don't know how. You need to learn the camera and have down your script. Go live? You need to make it clear that the listing you are choosing to go live with is not your listing. Thoughts?

👋🏼 Brandon Mulrenin & Aaron Novello talk a lot about cold calling over a long period of time builds a great pipeline and generates leads if you stay consistent with it. They are pretty high producing agents but it seems like you’re suggesting outbound calling is not as good as content creation. Is this a preference then for you or do you think cold calling is really not as valuable?

Is there a correlation between sex workers retiring into the real estate industry?? I've heard this rumor. Think about it. All the skills that you learn in the real estate business. 1)You have to get customers in and out of the house as quickly as possible. 2)You have to get as much money out of the client as quickly as possible. 3) You have to put the next client in the house as quickly as possible!!
