Buying a property is $$ and not everyone has the means to do so. Even if you CAN buy a house, you probably cannot afford multiple houses. Renting is much cheaper, and most people can do it.

For my main one I just got a small tote and filled it with all kinds of necessities that people may have forgotten like toothbrushes , phone chargers , shaving cream razors , Tylenol, Benadryl , bug spray , Q-tips individual make up wipes , wireless phone chargers , Tampons , maxi pads, mini hairspray etc Then thanks for watching videos I decided to start buying coffee too types regular and decaf and individual creamers and sugar made a little coffee station❤
Don't you feel if im approaching these property managers trying to rent out their units and sublease(airbnb) that entering the negotiating as a business entity instead of a private individual is better.. And can you use business credit/loans as leverage for early startup costs?
VRBO is trash. Don't book with them. We arrived at our booking which had an ant infestation in the kitchen, unchanged sheets and was overall filthy. We called the VRBO agent and were assured we could get a refund so we left and rebooked at a hotel because no one felt comfortable staying at the property. Now we are being stonewalled. NEVER AGAIN VRBO.
Hey man I’m from phx az and just closed on a property for airbnb arbitrage in Mexico. Do you know of an LLC in the states that allows international business? Or what would you recommend if you have any experience with that
@@TheSkyWayy understood but if the lease and everything is already in your name and you haven't set up the LLC it's probably not going to do that much in the way of protection. I'm also not sure about the LLC protection across borders to be honest. Many people think they need LLCs for things and end up paying for that but don't really need it IMO.

Yeah, just focus on the deal first. A lot of people focus on these kind of details but it's really secondary. Much more important is the property & the numbers. Good luck!
Honestly would look better and less noticeable if they were 1” or thinner black straps. Then zip tie the extra slack and cut the zip tie down tight. I seriously doubt anyone would notice and they are adjustable long term.
The cheapest thing I've implemented in my property that guests have raved about is labels and signs. Label every cabinet and drawer in the kitchen. Label every light switch. Place a few helpful signs around the house that contain needed info like the wifi password, how to operate the Roku, or grill. This will save guests headaches from having to search for things in an unfamiliar space and they won't bother the host as much either.
A folder of saved tips for stain removals and a cupboard for whatever chemicals are needed and those sheets last well. Then never ever use softener when washing towels (Google it) and you’re good to go 🙂
I’m having a lot of trouble finding landlords willing to even discuss the possibility of airbnb arbitrage. The moment I mention what I want to do they start saying no. I’ve also tried reaching out to realtors who deal with property owners who have their houses listed to rent with them and the moment I tell the realtor what im looking to do they shut me down. I’ve heard everything from “that’s not going to work here” to “I’m not willing to help you look for these properties with that intent” I’m incredibly frustrated any advice for me?
@@AirbnbRentalEmpire actually, since posting this I’ve downloaded your guide and sent out a ton of pitch letters using your guide lines and it paid off!!! We’re opening our first door in Columbus Georgia on May 15 and I owe it all to you, thank you so much. It really is a numbers game. I sent out maybe 150 pitch letters to properties on Zillow and got back maybe 5 responses that said they were open to the idea. A ton of them were just automated messages from management companies and many were just hard no’s but in the end I was able to find my first one and there’s room to grow with this complex and the 2 others they’re opening this year in Columbus. So once again, thank you for helping me, you’ve got a follower for life!!

Yes, but I've found everybody's sunscreen needs are totally different, most people bring their own, and it's not expected from the host. Not a bad idea, but I'm not providing that for guests currently.
Depends on the amenity but generally, no. I would inform the guest and leave it up to the guest and provide a partial refund if the amenity is important enough.
Yes, it's the old cashiers check fraud and has been prevalent for years. It's 100% not strange, but rather fraud! If you're bored, tell them you're interested and they are going to tell you they want to send a check and then ask you to give them some change because it's a company check and they have to overpay a little. Oldest trick in the book, don't fall for it
It works out good for me but its definitely not hugely profitable although I never expected it to be. It covers some of the expenses and we have a great place to stay when we go! 👌

Anyone renting an air bnb needs to do a walkthrough video of how they are leaving a place because im currently in a fight with someone who is making it look like i left a mess when i actually cleaned everything. Im baffled to say the least. She is requesting 1000$ in a damage claim stating that I left it a mess and that I smoked on the property. I donct even smoke but she's using a picture of a dab pen as "evidence"
Yes, you should most definitely do that! Too bad that some hosts are doing that. I charge a heavy smoking fee if people smoke inside but not for leaving a dap pen that's just wrong
How do you reach out the best to these homeowners if its your first property and how do you evolve when you have more? i am struggeling to convince them. Because of my lack of experience they are scared to do it with me. please am having this struggle for a couple months now.
The best way to reach out is by phone but email also works. The first will be the hardest bc of no experience but I'm finding more and more owners would prefer a tenant like us vs a regular tenant.

Switzerland has 75 year mortgages. The difference in monthly payment between a 30 and 40 year mortgage is negligible. It is just a stupid waste of money as the avg homeowner only stays 8 years in a home, and in a 40 year mortgage they will have basically zero equity after 8 years. Dumb idea, and no its not going to make any material difference.
