Valuations in Thailand are double of what they really are/should be if one considers value from a perspective of revenue. This is true for business acquisitions as well, they just overvalue it by a lot and literally wait out a sucker, problem is, it’s across the board, particularly for foreigners
Stunning property with great amenities the views aren’t bad either, well worth the asking price but with so many buildings going up in Bangkok I’m sure they would come down in price just to get a sale. If I had this kind of money I wouldn’t offer more than two million dollars purely because of the location.
I'll admit, I really like this one. I'm surprise there was not a roof top lounge area. Views are amazing, amenities nice. No mention of concierge services or parking or if there is underground access to MRT?
I feel like the wine fridge should be in the bar area. The kitchen is already pretty small, and the wine fridge is taking up space that could be used for more storage.
IMPORTANT QUESTION: If a foreigner buys these condos, does he 100% own it...or does he have to co-own it with a Thai national (51%Thai / 49% foreigner)???
@@Will-yd9bz The fear is that the Thai national would sell the 51% and leave the foreigner high and dry. However, there are a couple of ways to mitigate this: 1) split up the 51% to multiple Thai nationals (there's no rule I know of that says the 51% MUST be owned by ONE person). 2) Have the Thai nationals sign a binding contract that prohibits the selling of their share without unanimous consent of the remaining owners...or set a time frame (say 50 years) must pass before the share can be sold. If there's ONE thing that I've learned...MOST rules and contracts have loopholes to be exploited!!!
@@michiganspencer6920 I'm not a lawyer, but my understanding is that a foreigner who buys a condo, owns it outright 100%. The situation of 50% that you are thinking of, applies to houses.
@@666Counterforce keep commenting about price and design, it means you don't have the money to buy this as your holiday condo which it is aimed at. There are cheaper condo's available in your price range
penthouse condos (especially the ones with your own private pool) are great to rent for 1yr ,, 6 months would be even better but usually they'll want the full year
I think it is well priced as that in London would easily be over £2 million, especially at such a prime location. The design is OK but for the price I might expect slightly large considering penthouse or higher ceilings like double height area.
The only valid reason to ask for 2.3M USD is the location... otherwise not convinced with everything else. I can get significantly better just a little smaller and very slightly further away location for MUCH cheaper with some extra amenities.
