You've done something kind of ground-breaking, imo, and that's why thousands of subscribers are watching your videos. For some reason, Western Men are indoctrinated to own, own, own the land, buy it, own it, and that's great sometimes in some places, but I think your strategy of a long term lease at very favorable rates is better, safer, and it creates a community. The Filipino community, your kind neighbors, landlords, the local government, they KNOW that you are a tenant, but also one who is making the property better, so they really appreciate that. It's probably comforting to them. BTW - Many countries have moved away from foreign ownership ... Canada, New Zealand, etc., because rich companies and rich individuals were buying up the best farmland or beachfront property and then using it in ways that are detrimental to the local economy, so ... a backlash occurred. What you are doing is the opposite of a backlash, the Filipinos are probably hoping that more people from abroad will do the same thing, rent / lease, improve the property, be a good neighbor, enjoy life, etc. Keep making the videos! I work, work, work here in the US, but maybe escape someday ha ha

Robert, your insight is awesome and so right on. Yes there is no land ownership here only airspace / condo. In this case the owner builder was building from cashflow. Then covid happened and she lost her business, construction stopped years ago and now a foreign guy will rent it and finish the construction. Then someday when the term is up she will have a completed property. That is the back story. One of the subscribers noticed she was crying. (Shock) I didn't know that made it into the video. But they were tears of joy. So everyone wins. I don't know your age but if you can get away for a visit you may rethink waiting any longer than necessary to retire. I was a workaholic before. But now it is so peaceful and honestly I have never valued that. To me peaceful meant boring. This place will do that to you if given the chance. I've also gone from fairly materialistic to mostly minimalist. Longer I'm here the more I appreciate it and love it here. Take care my friend and come for a visit to the province

As a student of biology, years ago, I was always fascinated by symbiotic relationships. What we now refer to as win-win. Asian business has this concept at its core: contracts can even be renegotiated during their term to ensure everyone prospers. Contrast this with our western approach. What you have discovered here is pure symbiosis. Both the host (property owner) and renter stand to benefit enormously. What a great example of a mutually beneficial relationship. Doesn't get better than this.

You can own 100% of the house on land you lease from the owner. Get a lawyer who is from a well-respected and large law firm. Don't put anything in someone else's name if you don't have to.

Thank you for noticing!!! It's not by mistake. I share about experiences I never heard about on other channels. The basic life here and that's the things that make it so great here. To let other guys know they can have an enriched life experience here. A second chance to be all you can be on only an average social security budget.

I was expat in Makati/Ayala Alabang for 2 years in 1999 to 2001. I was with my Scottish wife and kids (I’m Scottish) and then we moved to KL then Singapore. In total, we spent just short of 10 years in the region. Stumbled across your videos after seeing a ton of guys vlogging with their new filipina wives and girlfriends and your videos are a serious breath of fresh air. I’m now 60 and single and every intention to remain so, so it was good to see someone covering the country unrelated to women. Having watched your most recent 10 or so videos, the idea of deciding to live over there, even for just a year or 5, really appeals. I wouldn’t have “culture shock” in any way and know how life is. No, of course, I would not be “ex pat” but such a lifestyle was only necessary then for the wife and kids and boy, did we have a good time but I was stressed with being a “corporate man” running business there for a telecoms manufacturer and although stressed, for various reasons, I still enjoyed it but the two years flew by. The idea of living there totally chilled out and with that weather for a few years seriously appeals. The issue is the planning it all - renting out my home in Scotland and dealing with all the logistics etc. Do you still need to be vaccinated to enter the Philippines? I am unvaccinated and will remain so. It’s a pleasure watching your videos. They bring back good memories for me.

I’ve been up here a few months with my girlfriend. My first time over here. We are renting a small detached studio. The beauty of Aurora province so far has kept us here. It’s a trade off for the convenience of big city life. If you get up this way plenty of places to stay!

WOW, you are so right, We cannot buy in the Phillipines but that property for $64 (or £50 sterling) is well worth doing it up for a property to live in for 7 years. Renting out the guest house makes good sense too. It could be really nice, and you don't have to buy expensive tiles, etc. Windows are a necessity, but labour is cheap there, and redoing all that concrete area to one new level will make a difference asthetically. The garden area you could put one of those native huts (are they called Nipa huts?) with a table and benches in once everything is done in both houses and plant some flowers it would make a nice shaded relaxing outdoor space. You couldn't go wrong with renting it for 7 years!

I hate to say this labor is cheap and the tools you have are probably for your use. The biggest thing is not tools they will find a way in the Philippines to make it work. You need to be on them every step of the way for quality work. The floor drain the put in my bathroom was fine but the step up platform the toilet was flowed away from the brain. They cut a cost of 5 dollar not to put in a 2nd drain. The sliding doors I had built are installed backwards from what we have in the west. The sliding door is on the outside so you can't put a stop rod in the track for extra security. My point is your tools are useless unless you are building yourself you need to watch everything they are doing. They will say they understand you turn your back and they will do it completely different. My floor tiles are plank hard wood floor style. They did not stagger the joint lines so it does not look like a oak floor. Don't do what I did and build from Internet supervision. I don't care they messed up this was a temporary place for us till we build our real retirement home but a learning curve for construction management.

When it comes to shipping I used LBC. They have heavy duty boxes and charge by the size of the box not the weight. And we know how tools can be heavy. @@michaelatoz580

I used to Rehabs in an earlier Property Management job... I'm moving over in October or November this year. I plan to live in or near Cebu IT Park for six months or so, while I get my bearings. A situation like this or buying & fixing up an older Condo appeals to me.

I understand. I would fix the smaller one first and move in there. When it comes down to it you're mainly dealing with 4 or 5 different contractors. So even though the scale is bigger your physical work is the same. It's willing to deal with fixing or finishing the houses that will save the person $200 a month or more. The guys I got the quotes from are the same I have used before.But you're not going to retire anytime soon. But this is a way to go when the time comes

​@@Ex-Pensive_Expatalso i remember a lawyer told me decades ago that don't accept anything for free rent there should be notarised paper even if it's just P1 one peso rent to make it legal. I think there's a law about that, i did not really dig on to that law here in the country so maybe you have to check that out. God Bless

About 7 years ago at worked for a friend of mine that owned a luxury design company. Millionaires would buy old houses and completely gut them out. Then she'd turn them into gorgeous homes. Her work was always in designer magazines. So when I look at this video, I see so much potential.

I like the direction you are taking your channel🌟. Many expats are going to say why would I want to spend all that money on someone else property. I also would like to suggest if you can find a contractor who is will to finish the project because not everyone has a vision like you do. Lastly many expats are visiting Dumaghetti Valencia area and they might want to find rental in that area. You vision is amazing you could that that here in California for that price.

I'm from San Diego. I was just chatting with my friend there in Dumuguete and he wants me to help him find one. I will be going back there to finish my Travel series there. He's fine If I do a video about it there with him. Yes many people are happy to jump in and spend 25 or 30 thousand a month but don't understand the concept. They will not improve someone else's property even if it save them thousands every month

As a side note was thinking about you a few weeks ago, have you thought about in your spare room taking on wall and covering it with replaceable wall paper. To be specific you can take a picture upload it and have it made into a mural wallpaper and the beauty it can be removed if you get tired of it. For your application I would go with graffiti art. Here the hot ticket in town is furnishing your home with thrifted finds.

You have talked me into believing in the idea of using my own money to fix up a rental in the Philippines. An insane idea in America, but seems reasonable here if you don't get too carried away. Dinalupihan is a 38 minute drive to Clark International Airport. That makes this place an interesting option for a super cheap, seemingly quiet 'home base' for living and also for storing your stuff while traveling around SE Asia. Get a hotel or rental for a month or two until this place is a bit more finished and you are all set. Getting in and out of Clark Airport is really easy also compared to Manila or Cebu City. From Clark, cheap direct flights available to places like Bangkok and others. Thanks for sharing.

One idea maybe to fix ups the smaller unit and move in much quicker instead of the hotel for as long. I live in Porac and much prefer Clark. If you're interested it's available and you're welcome to come and see it. The cheap rent allows us to travel even more. The quotes I got are from trusted craftsmen I have used personally and you're welcome to stop by my place and see their work

I look forward to your video explaining how you find these places. I'm in Qatar currently soaking up some cash and making short investigative trips there to Phils before shutting it down and taking an early retirement sometime this year. I just spent a month as a retirement 'test' near Manila in Cavite. I found that Cavite is too much local life for me. Traffic was terrible where I was, there were no restaurants, bars or grocery stores. They were all a miserable traffic jam and 30+ minutes ride away. I don't really want to be in the thick of a city, but I do want to be somewhere that I can walk or take a short ride to eat or relax and have a beer. Being near Clark is definitely a goal. Living in Angeles is way too much temptation for me.

@@Ex-Pensive_Expat Yes Baguio is on the list for sure. Vagabond's channel has it as one of their best walking cities. By local life I mean that there weren't things there in Cavite for a foreigner - like places taking my money such as bar, hotel, restaurant in the area that I was staying or within a reasonable distance that did not involve a traffic mess. So near me in Cavite I just had rough street markets like where they are quartering up a pig right out front, sorry sorry stores, and the occasional local vendor for roasted chicken and 80 peso haircuts. So I had gone too far into the local scene and it was really boring as a result. I went from there to Makai and BGC. These were big improvements, but I didn't like that they were surrounded by Manila and the mess of noise and traffic in Manila to the point that could take 15 minutes to get to the Manila airport from BGC or three hours depending on the traffic. I then went to Angeles planning to hit a cheap flight to Thailand from Clark. I could not peel myself away from Angeles and just decided to stay there for the remaining two weeks of my 1 month retirement test. Too fun and I enjoyed walking everywhere and being totally irresponsible.

I'm all he has but government says I'm just a step parent and not allowed to request a passport. I did start the adoption process to remedy that, but judge says to complete hearing I have to hire an attorney to make sure "unknown biological father's" interests are represented. I can't really waste 5k hiring an attorney to represent an imaginary person who opposes me, so I'll have to just stay here until he's 18. He was really looking forward to going there though.

Sorry for the late reply, I just saw this message. There are some law firms that may take the case pro-bono. Usually immigration and or affiliated with a Church. You might explain your situation and see if they can help. The searches are not really that expensive. It's more having a third party "Attorney" to attest to the fact the proper searches and steps have been take. The $5K in like a minimum wage amount for attorneys. @@Ex-Pensive_Expat I tried going through legal aid shortly after his mom passed. It was during pandemic, I was unemployed, so I figured I must meet the financial requirements. They told me if it would increase the household income they could help, otherwise I'm on my own. I took that to mean they would help if I was some dirtbag just trying to get a check, but someone doing it because it's the right thing to do is of no interest to them. Every other lawyer I spoke to wanted about 5k, so I did all the paperwork pro se. The judge said it was very well organized and presented, but that unknown biological father still needs representation. I just give up on it truthfully. I really think he would do good to stay here with his adult sister. They're ok with me going on my own, but I just don't want to. Maybe later. 🙏

That's about right. But that also would include kitchen in both houses and other improvements not really mentioned. Re-pouring the entire court yard concrete etc But then would also save about $250 a month in rent at todays market rent. Plus renting the smaller house for $80 to $100 a month. Let me know if you're interested. I got this for subscribers not for me. I have considered finishing the property and renting out at market rents. I would make over $1,000 a year profit. But I want to travel and do my other videos.. And the reason I looked was for the comments requesting it. If you're interested let me know

Yes some brown out. But usually they are scheduled like 4 times a year while they do up grades. Some of the brown out only a fe minuets sometimes hours. But I don't remember one lasting more than 20 minutes in the last six month and maybe 4 of them

😎👍🇺🇲 That's been a common theme with rental properties. Find a good location. A structure that suits your needs and then improve it. Add Aircon if you need it, update the kitchen and so on. Apparently finding a place that is perfect is really hard. You'll have to spend your own money making it perfect. If a new arrival keeps that in mind. Their living conditions will be much better. I've watched vloggers spend months trying to find a nice place. They pass on homes without aircon but everything else is fine. Most property owners are more than happy to help with the installation of an air conditioning system. I guess the take away is. Have an open mind and use your imagination.👍

Absolutely. It really depends on the rent and length of contract. In my case I got super low rent and put in a lot. But over all I will save considering what I'd be paying if it had already been fixed up to this extent. Some people can't get that concept. The amount I will save is more then twice what I am putting into the structure

I’d fix up the guesthouse a little bit for the workers and how’s the workers and I put a big covered patio off of that roof in the front. Probably just a tarp type building to give them some shelter and a break area. That’s if they wanted to stay there and get the work done. If I put the work in money into the place, I would want at least a 15 year maybe even a 20 year guaranteed lease . Unless I want to leave. was there any chickens or barking dogs in the area? Have you been up in that area at night? Time on a weekend? Karaoke Central?

I will save thousands even with only a 3 to 5 years lease as a result of the low rent. And the low rent was stipulated the property improvements which I have already exceeded my promises. There is amazing shade and breeze under the trees. The garage also offers cover from the sun. The workers get an hour for lunch and always leave then come back

But this property had sat vacant for several years as I understood it and the snakes also don't stay in cleared developed areas. Is your technique putting the word out that you are looking? Or is it driving around and then asking the neighbours? There are a suprising number of incomplete projects. My ex recommended searching for sangla tira places, because you lend for them for a minimum time and only surrender the place when they repay. Given the frequency of family crises there it seems a bit mercenary

I used to wear a lot of ball caps. The two problems I had with those is finding them fitted in a size 8. I refuse to wear them with those hokey snap strap in the back that always fell off. Plus they didn't protect my ears. I lived in San Diego before here. My son left his hat there when he went back to college. I wore it to the gym a few times and never looked back. Can you say how you found those rentals please. Only because, and I shit you not, I'm posting my pension request forms today. I was moving there next year. But if I can get something cheap then I'm there. I reckon I'll be 2 months at most and I'm there. I'll be on a shoestring budget. But I'm good with that.

These properties were not for rent because they for one reason or another were not rentable. So I offer to fix them up if they will except my low rent for a period of time. I will be doing a full video about that very soon. What do you consider shoestring?

Yes that is the stipulation. The owner is probably 60's and doesn't have the money to finish. So for her this is a win also.

That will be part of the lease language which is a good idea regardless of the age. You just made me think and I am wondering if her death could leave you with an option to purchase. There is no long term payment requirement but there is a require meant that the property is finished and upgrade within reason.

The house I am renting in Bohol for $200 a month, was like this on the outside. I had the skim coat done on the exterior. It is a coat of white cement 4 coats so very smooth. $350. It would cost about $450 in labor to do the inside of this house.

Did you hire a contractor or hire your own guys. My guy charges P1600 per day. Some of this is very smooth and some was scratched for tiles.

They were recommended by a friend. I did this kind of work before retiring. Rate here is more like 500-700 pesos a day. @@Ex-Pensive_Expat

Well I live in the province. So if you are slightly frugal and can adapt you can do well. You can find a nice little place for $200 a month. I cook most all my food with crock pot etc. I can't begin to eat more than $6 a day. That leaves electricity and gas maybe $150 Internet $50 Fiber optic. What you see in the videos I'm 18 a month So you should also be able to travel and have a nice loving relationship. $1,500 is definitely middle class here

I have a background in Real Estate and finance focused on income properties for 35 years in San Diego and San Francisco. When the banking crisis happened I was heavily invested in a bank I helped start and there went the assets. Everything you see in these videos is 100% from my Social Security monthly income and I have no savings. I have had no other income since I came to the Philippines two years ago.
