Fix the roof, pressure wash the inside along with bleaching everything, get rid of anything wood and then plumbing and electric add any cabinets you want and paint. That's how I would do it . I think it's good for the right person thanks for sharing

We are both 57 now and I have no pension and will only have CPP (Canada Pension Plan) and at 75 they throw you off CPP and you get OAS (Old Age Security) witch pay, CPP, Max $1600 a month (Canadian) and OAS jumps to a max of $2200 to $2500 (Canadian) a month with the income supplement. Roughly $1400 US a month and 20 to 23 US a month. I if I had the money, I would be ready to leave tomorrow. I have no wife or kids but the GF has two sons and an autistic grandson who has accepted me as his Poppa and I love him as much or more than if he was blood, so it's a little harder or will be, for her to leave Canada in 10 years when we both retire. Met her right after she left her abusive husband, who forced her to sell their house not long after I moved in. We rent and do not own a house or property. She worked part time all her life until I pushed her to quit one of her part time jobs and apply for a full time permanent position at the hospital and when she retires, will have a pension from them but only have paid into it for 15 years, the last 5 and the next 10. But I prefer the English speaking and English language used in Streetsigns contracts etc. Plus the Visa system is much easier here.and Thailand is getting more restrictive unless you're Russian. So I chose the Philippines instead
For living in town it could be a nice place. Empty it to the walls, power wash with bleach, replace all the wiring and plumbing and you'd have a great long term place. Myself, I'd want a compound like yours or be out of town with a nice view. Thanks for sharing it!
Tear out that tub and put in a shower. Rehab the whole kitchen then ad a wall to seperate the kitchen and the cr and make that the maid's room all she needs is a cr, small bed and a fan and a window. Rehab the sori sori store in front and rent it out or have the maid operate it in her free time. Put a decent coffee machine in it and an awning with chairs and a table outside.
Thats a great find mate. I would do two stage renovation 50K Peso clean up, repainting, CR room maintenance and another 80K Peso for phase 2.(Appliances, Electrical, water tanks, Generator)

Having a look at the street where the property is at as well as the next door houses helps, just pan slower. What I like about your property is that the large yard gives separation from the others, in this case it seems like it shares that parking space with the other house.
I understand these Filipinos want to keep the property but they may not have the means to fix it up. Having an x-pat live there at reduced cost but fixing it up for them for them is a win for the property owner. I wish I could retire right now but I have to wait three plus more years. Had not seen any video's from you was starting to wonder if something happened to you.

That 3rd cr off the existing kitchen makes creating a maid or mother in law or care taker suite super viable. Just steal a bit of fotage from that weird room next to it. Honestly, since the shop is already there and intact, it might be wiser to rent out the store front for the owner. Would be a fun project to convert those store spaces into living area too. im sorry to hear that youve been sick. before the plague hit i started taking Black Elderberry capsules 2 ea 2000mg capsules. i also put my 82 year old Dad on it. We neither one have had even a cold. my Mom is a bit hardheaded and wont take it correctly if at all. she caught the plague and had a rough go of it but survived. Dad took care of her while she was sick and didnt even catch it. its maybe 12 dollars usd for 180 capsules. it works. there are alot of information on Black Elderberry on youtube.
Great to see you and surprised at the same time. I am sure you are not as recovered as you look, I can hear it in your voice, but happy to see you are on the mend my friend. The house has potential, however, I still prefer yours which has a lovely large outdoor space with so many possibilities, it outshines this one for me. For the right people it is a good size for a family. The house is just delightful, clean, full of cobwebs and the bathrooms look so inviting, lol! I couldn't move in personally for at least a week possibly much much longer! Major leaks, and a full spring clean inside and outside as a priority, As you say paint inside and outside due to its neglected appearance, but cheap to do in the Philippines, then look at what needs replacing to bring it up to western standards. I am not surprised the owner is saying do what you want, knowing anything would be an improvement right now! Well we waited for this one. Hope you are feeling better. I've just arrived in Argao(1 week). Almost got a good one in the neighborhood that I lik, but owners couldn't make up there mind. Got tired of hotel living and will sign a lease on a nice new house to rent. I will still try and search out a long term "Deal" like you always find. Thank you mike. Sometimes the concepts of renting renovating etc are completely foreign ideas. Patience goes a long way. The time you find the best ones is when you don't need it. You have a place now so just keep your eye for the future

Even if you spend USD $10,000 up front to turn this into a luxury Western style home, over 7 years your average rent is still only USD $200/month.
Make sense math. But I don't think it's possible to spend $10K when you really get down to it. Maybe $3K or $4K depending on how Amazing you get with the kitchen and bathrooms. I've spent less than $2K on mine

Yes for the right person. It has potential for some, not found with other properties. Example is having a bedroom with a separate entrance if you want a living maid cook or what ever
I liked the teachers property…both have potential however. I wished there were reasonable options in Nuvali / Sta Rosa. Something like this would make sense for a guy with a fiancé in the Philippines and going back and forth to the States. I am not retirement age…so living there full time is not in the cards. AC would be a big priority… Roof and ceiling repairs. Windows would need to be locked at as well as proper front door…security.

Is there any yard? I would also need to know if it has sky visibility for Starlink. Pretty sure you can put the app on your phone so that when you go to these places you could check that out. Is there good internet available? Fiber? How is the stability of the electricity in the area? Yes you will have the fiber optic option and all the public utilities same as my place. The electricity is as stable or more so than mine was in San Diego. When it's stormy we might get interruptions but usually less than an hour and that's if it's longer than 60 seconds. Other areas of the Philippines have it pretty rough, but here it's awesome. We'll go months without a brown out and when we do usually it a planned thing for upgrading the system. Only the courtyard for the Doggo my friend. But the next one will have room for your dog. I'm just on break from editing it now.
Yes. Being from Southern California I'm used to the heat. It reminds me of Summers in Oregon more than anything. The humidity has been running at 60% or less
I wonder if a legal agreement could be made where an expat could bankroll a reno and recieve a permanent share of future rent. This sounds like win-win and leaves a trail of improved properties that make money for all instead of derelict vacancies.

Due to my fear of spiders I am seeing way too many webs. Someone needs to put in some work for it, but the rent would be great especially for someone with a construction background.
The labor over here isn't that expensive so it would require a construction back ground and could be done over time like I'm doing. I don't really get spider where I am two miles away. So??
You are correct my friend, Not on that one and the roof leak will be dealt with. But they have offered a long lease so that is attractive to many who may want a place a little more western. Especially in the kitchen
how hard is it to try to move to the Philippines if your a young women. Is it safe to live alone? I've been looking at houses for renting but I don't know how safe certain places are due to the travel advisory.
Well the hardest part is getting the courage to come for a visit... The Philippines is much safer than the US. And same as in the US you just need to stay out of certain areas. Where do you live now?? Where have you been looking to rent??

I think you're confusing the visa requirements here with Thailand or Viet Nam?? I am sure there is not an age limit or visa type that is prohibited here. I don't think anyone cares here.
No... I have my primary which is the white house fixing up with the updates. I have been finding the others because my subscribers have been asking me to. So if you saw one you wanted you could rent it for yourself. I pass along the owners contact information upon request so interested people so they can follow up and rent them. I make nothing and don't get involved in negotiating or leasing.etc.
