This is a great example of how one's life can turn 180°. The guy had no debt, making a regular salary, and decided to get a house probably because he felt ashamed he didn't have one or "needed" one. People, please dont let your ego lead you to unwise decisions. Partners, be supportive. If it is going to take 3 more years of saving to move to a new house, so be it. Rather that than something goes wrong and now you are looking at 10 years of suffering just to get back to where you were.

Buying a house will never be affordable for average people anymore. With insane rates and the way prices are going up 20k a year, house prices will go up faster than anybody can save unless they make 180k+ a year

It's a lateral move. Probably an office job. I suppose his is showing up to his old office and working remotely. Assume he still has a job, management is probably annoyed right now. But he is still working an old job, or working a new job remotely

@@francosantoro1986 Trump is the president responsible for rolling back loan financing regulations put in place after the 2008 crash. Specifically, Trump increased the scrutiny threshold for banks from 50 to 250 billion in assets, softened the Volcker Rule, changed the stress test for banks, and pushed the CFPB to lower regulator compliance. Republican policy is to let banks make bad loans and (theoretically) the market punish those banks (though after GB bailed out the banks, we are all Keynesians now).

This has to the most absurd decision making I have ever heard of. Trying to sell a house that he couldn't afford, quitting his job to move to another state that is even more difficult to buy/rent, with 2 kids and a 3rd on the way. Holy cow, this guy is beyond bold.

My situation at work was not what I was expecting it to be either, and I've been there for 14 years. One of my buddies asked why I don't look for another job and I said because I just bought a house and my wife is going back to school for her Masters, so I need to make sure that we maintain the status quo for a while until my wife is done with school and we have some equity in our house. You know, things normal adults do.

I could not believe how many people were willing to waive inspections in 2021 through 2023, insanity. Waiting on a long line to see a house, bidding wars amongst 20 other people and waiving inspections on top of that is absolutely crazy. Houses still haven’t gone down in price since. Outrageous.

Where do u live that housing is that cheap? The only thing anywhere near that price in my general area (50 min commute outskirt area included) is 250k for a trailer, average house price is 650k. Not saying what caller did is smart, it was dumb af, but real state market is crazy some places

@@themurderbotfeed7688 Fortunately I live in Cleveland, Ohio. The only places where the housing is ridiculously high is by Cleveland Clinic, Downtown and by the Lake. I was fortunate enough to find a nice home near the hospital because a Nurse had to move out of town for her career. I find a lot of people buy more house than they can afford. If you can’t afford the homes in your area it might be best to move. People have to accept they can’t afford to live where they want to sometimes.

I'll admit, I live in the west side of the state where it is cheaper than the east side, but I don't live in the country either.

You know, that’s how it’s been forever in the history of humanity… My grandpa would’ve much rather have been an engineer, but he grew up a farmer and retired a construction worker… All his life he did what he had to do to keep his family clothed and fed, he was tired, hungry most of the time, but he was accomplished in his goals. They always had a roof over their heads, everyone was healthy. He died at 94yo after his PhD daughter hired an ambulance to take him back to his home state to see his ancestral land one last time. He died happy at the hospital nearby 2 of his daughters who had moved with their family to their home state… That’s what we parents do… We do what we have to… Not “what fulfills us”, not “what we like doing”…

Back in 2014 I was making about $65k and when I bought my first house I refused to go above 150k on a house. The bank allowed me 168 and said call them back if I needed more. I bought a house at 150. I can’t wrap my mind around buying a house at 366k on 70k income! How did the mortgage company allow that?????

I don't understand why the answer wasn't to keep the house, drop the Nevada job, get literally any job where he lives to put food on the table, not pay the mortgage he wasn't gonna pay moving to Nevada anyways, and keep applying to get hired a comparable job to the previous job in the area of the house, and try and catch up on missed payments.

Honestly, he really wasn't thinking clearly. That makes the most sense. Stick the job out, work something else and try to get out of the house. The worst thing he could have done was make a lateral move. He compounded one bad decision with another. It seems like he sees his mistakes. Hopefully he can recover.

With 3 young kids, unless she can land a high paying job, a "normal" job probably won't pay her enough to offset the childcare cost. She has not worked for a while, so she will likely have to find ways to make money while being a stay-at-home mom.

I have found lenders will approve you for more than you can actually afford because they do not take into account your other expenses ie gas, groceries, entertainment etc.

Sell all the furniture so you have nothing to move, pack everything else into the two vehicles, sit on boxes, crates and blankets in new house and work your way back up over the next couple years after the house sells. Beans and Rice.

Guys, I went through literally the same thing last year. 3-contracts and all fell through! Baby was on the way, job was 30 miles away from home, quit a good job. Had to humble myself and focus on the family. Thank God my house didn’t sell.

My husband and i literally asked my parents to help us move from Michigan back with them to Tennessee when he lost his job, we were renting and I didnt feel secure physically and finance in the area (this was 7 years ago). It took us about 6 months to get jobs and finding our home, but during those 6 months we were literally broke and saving everything doing chores for parents in place of rent. We paid them back for the Uhaul and gas literally if they ask for any help I will drop everything but the kids to help them, the agreement was get on our feet no making crappy budget/job decisions. This guy made avalanche of stupid decisions, my advice would be to tell his "job" that its not going to work and get 2-3 jobs to hammer payments and save hes gonna have 3 kids thats not cheap plus u dont want a newborn in a fixer upper.

All the judgemental comments are really confusing to me. These callers know they've made financial mistakes, that's the primary reason they've engaged with Ramsey. It takes a lot to admit you've messed up, and real courage to do so publically. Even with the right technique and assets some investors would still make more than others. As an investor, you should've known that by now that nothing beats experience and that's final. Personally I had to reach out to a stock expert for guidance which is how I was able to grow my account close to $35k, withdraw my profit right before the correction and now I'm buying again.

Preach it! Let me tell you . . . I paused the video just so I can speak to an empty living room (LOL) and say "for all you people out there (friends/family) that think that I over think, over play, am taking my time to position myself financially to finally make a move near family (keeping the same remote job), moving debt free and paying cash for the move . . . then judge me . . . I don't care! I'm not making hasty or bad decisions just because someone else things I should go ahead and move now. OY! At some point people who have made bad decisions in the past (me included) need to stop, dig in, and take whatever time and effort it takes to stay ahead. The guy and his family need to move in with family for six uncomfortable months. Sorry for getting on my soap box! :)

As the fed will lower rates next month, mortgage demand has surged as rates have gone down slightly. It’s safe to say mortgage demand will surge higher as it gets cheaper to finance a home in the near future. Which could theoretically push prices even higher

@@jimmymcgill6778 It has to do with a few factors. Probably more important is that banks shouldn't be approving these loans. We can't expect the average consumer to not be a complete moron, but the banks should know better. Culture does play a part though. 25-30% is the target for spend on housing, but influencers deemed that "unrealistic". But the math is the math, and spending over 50% on housing is not a good plan.

All houses are now 50% of take home pay unless you make a top 10% income. With 7% interest rate and 350k for a dump of a house, it's a 2700 payment. That's 50% of take home pay for anybody making less than 100k. Even 100k, it's very close to 50%. House prices and interest rates are absolutely insane

I live and rent in Raleigh. Based on what I know, I don't think he will be able to rent it for more than $2k/mo. Could get worse because you wouldn't be able to get the renter out of the house. Adds more uncertainty because the house is harder to sell.

Yes I agree. We moved out of state and had two rentals with terrific property management companies. Incoming rent covered almost all expenses so that would be fantastic if this family could do this. Rent for a year, then put it on the market.

Since they pay $2800/mo and you have to subtract property management fees and all other costs, they will still not be able to make the payment. That is not even taking into consideration the risk they would have to shoulder on top of everything else. It would be a horrible idea.

If they are clever...It's called a bridge loan - but Dave doesn't like loans. We bought another house before our old house sold. Used a bridge loan to cover the difference of the two mortgages. when the old house sold (1O months later) we paid off the bridge loan from the equity in the old house.

He's in NC, which is a non-recourse state. If he goes into foreclosure, the lender cannot seek a deficiency judgement. Would destroy his credit, but he could walk away. Pretty shady, but he could even consider renting out the house while it's being foreclosed on to recoup the 20k....
