I took my real estate salesperson exam on February 6th in California and I PASSED (1st attempt)!!!!!!!!!!!!!!! A lot of what I used to study was Mr. Goforth's videos. I appreciated how straightforward his videos are, especially due to the amount of information that needs to be studied. I encourage everyone to study hard and don't give up if you don't pass the first time!!

Thanks for the videos. I took my exam 7/6/23, passed the State portion and missed the National portion by 5 points. Rescheduled my exam and passed the Natl on 7/17/23. I failed my first attempt at the exam with a 67%. Afterwards, I checked RU-vid for help and your video was the first I tried. I've heard there are over 10,000 different questions in the real estate exam database they are pulling from. So this is good content to help you get them correct if you see it worded differently. And when you see people sitting around you in the testing center, each has their own version of the exam so people can't try and look to cheat. It's crazy how they do it. So you'll some of the these questions very similar on your exam.

Hi Jonathan! Just took my test this morning! I missed the national by TWO questions 😩😭 I did notice the questions on the test are a lot more complex than the ones in your videos and it was kinda of a shock 😭😂 but without your help there’s no way I would have gotten that close on my first try!!

How do you know they had a loan for twenty thousand? It says they paid cash.

If this is regarding question #7, so they paid $40,000 for the Lot and then paid $20,000 cash towards the purchase and took a loan through the seller for that remaining balance which would be $20,000 remaining. so basically seller did owner financing for that leftover $20,000 loan amount by carrying back a note for the balance. all based on the purchase price of $40,000, and doing a $20,000 cash downpayment.

So for that question, the key word is the “permanent” ability to use someone else’s land. And only an Easement creates that permanence ability. A license usually has to be renewed. Such as a hunting license that has to be renewed every year to hunt on someone else’s land. Something like that. Licenses are short term. Usually it has to be renewed. Easements are forever and recorded with the property and transfer with ownership as properties sell.

The main issue I have with studying for the test. First Question. I learned it as a Land Contract, or Sales Contract…but it can also be known as Contract for Deed???? Frustrating!! To miss something you should get right!

I'm an accountant so I'm struggling with how appreciation of an asset isn't the same as progression? Is it because it's only gaining value due to external factors that are unrelated to them; like houses lighting on fire in the neighborhood. Instead of appreciation meaning gaining value on its on due to upgrades/renovations? Lol

Good question! It can be confusing because they're so similar. The key thing to remember about Progression is that there are "more expensive homes in the area raising the value". That is the primary cause. But with Appreciation there can be many causes: market (supply and demand), inflation, location, but not solely based on whether or not there happen to be more expensive homes built nearby. so if the text question is about "progression", you'll see something else referring to a value increase caused by more expensive homes causing it. "A rising tide lifts all boats" refers to "progression" because more expensive homes will average up the entire lower price range of a neighborhood.

The cram and then test quickly method, you suggest... Best plan ever, that's what I did and passed! I was driving myself crazy. Half the crap isn't even on the test 😂😭
