You bring up a good point. technically #3 would be an oral agreement (a form of contract) but in the real world it would unenforcebale because it's not in writing, but for the only purpose here of passing an exam the correct answer would only be #4. You'll find this on other questions too sometimes when studying the material. Sometimes it will seem like there can be multiple correct answers but you'll want to think in terms of only passing the exam and pick the best answer. It gets frustrating when studying because sometimes it will be tricky to choose the correct answer. So on a question like this where you'll think there are 2 possible correct answers just pick "The Best One". on this one, if you picked #3 you'd get it wrong in the eyes of the real estate commission because it's not the answer they're looking for. Hi John, I love your videos. They are very helpful. I'm currently studying and planning to take my test in about 2 weeks. Question tho, can you make these exam prep videos on a Playlist so we can watch them in order? I keep selecting the same ones I watched the day before, for example, cause all the titles look the same 😆 just a suggestion as some of the other channels have created Playlists for specific things. And obviously repetition is key for learning but I'd like to get them all in and them repeat. Thank you for what you do!!

Currently work as a manager at Dairy Queen don’t know the first thing about real estate. Decided to record these and I managed to get 21 right out of the 25. Maybe I should consider real estate as a career change option?😅

I passed my real estate exam yesterday. Dnt give up. The 4th time I went in I passed the States portion, and the 5th time I passed the National. I wish I passed the 3rd time because the questions were easy but I missed just 1 point for the national to pass and 2 points for the states. I will tell you that is the most painful failure you can have. My experiences are amazing. My 5th time I know i will Pass . The question were good!!!!!!!!.🎉🎉🎉🎉🎉

It's a tough exam. Many people have to take it 2 or 3 times to pass. Just keep studying the material. review it over and over. and practice lots of test questions and I bet you pass it this next time.
Only if the deed is “subject to the existing loan”. That’s the key phrase for this test question. I have never had this come up in my 27 years of selling homes, and that’s what makes this a difficult question. So in this situation, the existing loan is not going to be paid off at closing as normally done. The buyer is to be making those ongoing payments, but if the buyer fails to do so then it will go into foreclosure on the sellers original loan. It’s because this is subject to the existing loan. Normally, the sellers loan is paid off at closing out of their proceeds, and the buyer takes out a brand new loan, but not on this test question.
My thoughts for annexation is “bringing property into a city limits”. A fixture is something inside a house that will stay when it transfers ownership. Like shelving that is bolted into the wall, or light fixtures that are mounted.

Thank you for the very informative videos. I speed ran (45 minutes) the sales person test today in Fresno, California, because I had an important appointment later in the day. There was not a single math problem on the test; however, multiple questions were almost word-for-word from your lessons. I'm sure I picked up MANY valuable points by watching your videos. At the end of the test, they gave me a memo explaining that there were computer problems, so results would be available in about a week. Several of the questions were lists of acronyms I did not know at all, such as, "in a residential area with multiple recent sales, a better valuation method than def would be (a) ghi. (b) jkl. (c) mno. (d) pqr." The question was so beyond anything I know that I don't even remember the acronyms used in the question. Therefore, I humbly suggest that you consider making a new video with just the many acronyms used in real estate. I'll try to let you know when I get my results, even if unfavorable.

I don’t know can you give me some advice I have took a test several times last time I missed it by one I don’t for some reason every time I take the test I get so nervous I study hard I feel like I know everything and then when I take the test for like a different person that I just get so nervous and I can’t concentrate I feel like I need to focus more on the test. Can you give me some advice please thank you so much.
yea test anxiety is a big problem for a lot of people. You study like crazy but get frazzled during the exam. Something that really helped me on long tests like this is I use my finger on the screen like I'm reading a book and dragging my finger along each line to keep me focused so I don't lose concentration. otherwise my eyes start moving around the question and I lose my focus. try reading using your finger to stay on the line, going word by word. Then concentrate on those answers to eliminate one or two wrong ones first. Then I bet you get more of them correct. The good news is you don't have to get them all correct, just enough to pass. Sometimes that takes the pressure off knowing you can miss quite a few and still pass. It hopefully helps you relax enough to get more of them correct.
A buyer cannot use cash or a credit card at closing. It would need to be a certified check, or the buyer can wire the funds from their bank to the title company.
These are all generic national questions, so these are good for all 50 states. I don't have any "state-specific" videos yet. but many of these will also be used into state questions too. Similar content is used for both exams.
These are more National types of questions. The state exam is typically a little harder, so keep studying and I bet you pass the National portion this next time for sure

Yes. Absolutely. Many of the questions on the broker exam are similar to the sales person exam. One difference is that you typically need a higher score to pass the broker exam. For example, in Missouri it takes 75% to pass the broker exam compared to 70% passing the sales person exam
Good Evening Mr. Goforth, I am studying for the California exam. I haven't set the date yet, as I am waiting to hear from DRE so that I can. Mr. Goforth, I have been studying since March of this year, and I am sooooo frustrated!!!!!!!!!!!!! I have been reading, doing practice test, answering questions on Utube, I am really having a hard time finding the best way to study for myself. I have found your videos seem to be helping me a great deal! I am having problems with financing big time!!!!! HELP!!!! It seems just studying the questions may be better! am I right? all that reading makes me stur crazy!!!!!!!!!!!!!!!!!
Yes it’s definitely a lot of reading. I would do both. Keep studying all of your material and then also practice as many test questions as you can. Doing both of those is going to make sure you have learned the material. And then you should pass the test easily.
If you're not good with the math portion, then make sure you know all the vocabulary, and then the study questions. It's only 10 or less questions about math so make sure you know everything else.
I passed my TN exam on the first attempt! Thanks so much! Your exam questions are powerful, and really helps you understand the question/concepts! I now have license in NC & TN. & neither of these states are easy. For those struggling... Look up Travis Everette in NC... he makes concepts crystal clear! I took his courses for post-licensing, and I am better for it!
No I don’t do that. I just train the 12 agents on my team. My advice would be ask your broker who they recommend for getting some good tutoring or coaching. I’m sure they will have some good recommendations. Thank you so much for asking though.

@@whitneywashington7020 honestly Whitney. I think we all over study for this exam. It's not that hard actually. If you've been watching these RU-vidrs, exam scholar and John, and they couple others. Your ready just make sure you know vocabulary. And don't over think it. It's common sense really
