I'm currently doing practice exams for the National PSI exam to finish my course in Georgia. I've taken the exam 12 different times and am finally passing with atleast 90% each time. I've studied all my notes, flashcards and exam screenshots over and over. I discovered Jonathan on RU-vid yesterday and there are a few concepts I couldn't understand with all my study material and Google research but Jonathan explained the few I was stuggling with so well!!! Jonathan you are an EXCELLENT teacher and we can all see why you are so successful! Thank you for making these videos to help future Real Estate Agents like myself!!!

Took this exam today and failed but here are some questions. Can you go over these on your next video? A deed in foreclosure is risky for the lender because : Flood zones and who is responsible for disclosing? ARM question, if it was 9 % on a 100k loan for 20 years but then bought 3 discount points and is now 7% for Same term and amount , how much money is saved? Who is responsible for online advertising ? Respa Regulation z Trust accounts and can they have sub accounts for only the use of brokers money? Thank you so much!

The first question was on my exam last week !!!!! This is just a blur of what I remembered that was on the exam that confused me. I had a lot of TILA-RESPA questions, Reverse mortgages, and Secondary mortgages. I remember something about a farmer's loan? I have never studied anything about a farm-based loan. So not too sure about that question. I also had a question regarding the owner of a 6-unit condo can she/he discriminate against so and so. I also had a question that was what is a child more prone to radon or paint lead poisoning.

I just did and passed last 3/18 for broker. There is a question about having both a real estate and mortgage broker license… in order to make a commission from both… must disclosure in writing.

Just took it yesterday. Failed it by 5 freaking points💔 I remember they asked about brownfield. Never heard of that in my time studying, and it came up. So know brownfield. Will go back on 5/8!

I had a question on the exam about disclosure. “Clients says she can’t fill out the disclosure form because she is blind, what do you do? Do you fill it out for her Have her fill it out to her best ability Or tell her she doesn’t need to

Good question. You can't fill it out for her. and she she needs to disclose whatever she knows, so she has to fill it out to the best of her ability. (in reality she'll get a family member or a friend to help her, but you should never fill it out to protect your liability).

I’ve took. The test 3x’s failed each time but not by a lot of points. However I’ve noticed each time I took it the questions were changed each time. 😢

Yes your testing center uses different formats of the exam each time you go. In fact of all the people in there taking it at the same time, everyone has a different format of the exam so nobody can cheat. so you'll get another set of questions this next time too. keep studying because you're to pass this next time.

You got this! My advice, TAKE YOUR TIME reading the questions and make sure you truly understand it before you answer. I deliberately took the entire 4 hours just to make sure. You can do it!!!

I think you'll do fine if you really study the materlal a lot and then take your time with the exam while you're there. If you need in-person classes to help you might contact a local real estate brokerage there and see if they know of a real estate school where you can take their class. But I bet you do fine just studying online for it.

What is the difference between national and state exams? Im gonna take Florida exam.

National questions are good for all 50 states and that's what all of my videos are about. State exams use some of those same questions too but then add a few that differ from state to state. Like how many days does one have to get an earnest deposit check deposited, etc. You might search on RU-vid for some Flordia State questions and see what's out there. I don't have any Florda-specific questions though.

I think most people feel a little scared and definitely stressed. Just keep studying and I bet you pass. The good news is that you don't have to get all of them correct, just enought to pass the exam.
