3 Month On Airbnb - Learnings We Have Done | Enjoy Life After 50

In this episode we will tell you what we have learned after 3 months as Airbnb hosts.
We started to offer our cottage on Airbnb this year and the first guest arrived in April. It is now min July and we have had 10 guest so far, from different countries. Up to this point we have gotten highest score from all our customers, five from five possible. We are working on getting high score from the coming guests. We have 14 more to come.
We are aiming for superhost and than you need to have 10 visits with highest score. You should also answer fast on messages you receive, within 24 hours. One more thing is that you shouldn't have any cancellations. The superhost status is updated every 3rd month, so we are hoping for the status in October, when Airbnb are updating next time.
We have some rules that we will consider changing after the summerperiod.
The first one is that we want our guest to stay at least two nights. That we will probably change to minimum four nights. As we include sheets and towels, those have to be washed between each guest and that give us extra work.
Another thing that we already have change is bringing dogs. In the beginning we allowed that, but we had some bad experience and we decided to not accept dogs from now on. We have a dog on our own and we think it is better without any extra in the garden. One is enough. And it it also better for the people that has allergy.
We clean the cottage very carefully and we would like our guests to leave it in the same condition. Most of our guests has done that and it has been finetuning from our side. We still have 14 bookings to come and we need to consider options after summer. Many takes a fee for cleaning and that means that we as hosts have to clean it. And I think that be to much work for us.
Cancellation of booking. So far no cancellation but this is something we have to think about. Guests are allowed to cancel their booking until one day before the arrival. This has been working so far.
General rules. We are updating our rules accordingly. It is difficult to predict what the guests wish are and what they are doing. Now we have added information about where you can load your car, ever though we have a charger on the property. Sometimes it can be simple things like now leaving the cushions in the outdoor furniture when you used them.
So far we love being host and we are learning a lot. We meet a lot of people from countries like USA, Denmark, Switzerland, Germany, Netherlands etc. etc.
And the money coming in is very useful as we have a house that are from 1865 and we would like to do a total makeover inside our mainbuilding. We would like to reset the house so it looks accordingly do Marstrand style.

Thanks for sharing Carina; would love to book your cottage some time (never been to Sweden) as part of my travel plans. My wife and I live in Munich (but hoping to move further north soon) and I would love to travel up through Denmark, Sweden and Norway and then head over to Scotland, down through England (where I'm from) and back over the channel. Just need to wait for my wife to retire first. Lovely dog; is he/she a cocker? What do you call him/her? Looking forward to your next post. Take care.

Nice video cousin Carina...... I used to swim here, years ago, in our harbor in Alaska (summer time only), but I have an Alaskan tan (pure white) and when I started putting on weight as the years went by (I'm 78 now).....the local Indian tribe (Tlingit) tried to harpoon me.....thinking I was a beluga whale! ps an Alaskan bikini is a pink parka!

@@CarinaMalmstedt Hi cousin... You and your husband seem like really nice folks, even though he's Norwegian.....ha ha. My older brother married a lady who's parents came from Skvanger (?? spelling) Norway and they settled in Tacoma, Washington. I was born in a part of Seattle (Ballard) that they still call "snoose junction" because of all the Scandanavians there. They used to define "Norwegian face powder" as copenhagen (chewing tobacco).

@@markpatterson5250 I think you mean Stavanger. My husbands grandparents came from Stavanger:). So perhaps more relatives to your brothers wife:). Last weekend we were in Oslo, Norway. My next video will show that trip. It will com on monday 31st.

@@CarinaMalmstedtHi cousin Carina. Yea Stavanger is correct. I liked Oslo, but it was many years ago and my memory is of a 78 yr old. As a merchant seaman, I've always read a lot of books. One of my favs is "The 100 yr. old man who climbed out the window and disappeared" by Jon Jonnsen....who lives on Gotland (??). Another good one is "To forge a Nation" by Carl Munson, an American Swede (ancestors also came from Western Sweden) that I grew up with and is my friend still.
