I absolutely support having a collective business that runs on the same morals and can prove to NAR that we can be moral people and it isn't bad. I am serious about this business, and it could change my life. I support keeping wholesaling around as long as we clean it up.

Awesome, awesome content. I know I used to be much more afraid of speaking up because I felt I was too self-interested. I still feel too self-interested, and this video reminded me of the importance of simple kindness. When Pace asked if he could help her with her move, he never expected her to sell him the house. That sort of no-strings-attached generosity, I feel, is something that's a common theme among wealthy people. Why? People want to give back to those who helped them. They want to help a person that kind because they feel deserving of reward. One of the most valuable skills you can learn, in my opinion, is how to be accepting of other people. The more tolerant and understanding you can be, the more people whose walls you can break through and reach their hearts. And that's a great wealth in itself.

What if I say to the seller "I work with investors and what I do is: get your home under contract at an "investment" price, then assign the contract to an investor at a markup. That markup is my finders fee. It is of no cost to you. Investors don't like to do the leg work of searching for homes and negotiating deals. They just want to come in with money, sign their name, and tell a contractor "fix this up for me"." That seems honest and accurate for what I do. Right? Or is it wrong to immediately disclose that you do not personally plan on buying the property...

This video was very informative. I’m starting my journey as doing wholesale deals to gain capital and eventually flip houses for a living. I'm an architectural designer. I know the value of codes. Some architects complain about them being restrictive. As a designer, I've experienced the overkill that regulations can be. But having some uniform contract to abide by, that is scrutinized by a legal expert, I'm all for it! We do that in the AIA. Why not in wholesaling? I can't wait to get started! Just one last thing to button up and I'm on my way!

My wife is new to all this and she has been trying to learn as much as possible. She joined Pace's Facebook group which we loved. Its full of knowledgeable people who can teach a lot and work joint ventures with as well. She asked this very question about contracts, specifically about the state of Virginia and looks like she got removed from the group! Don't know why.

Hey Jerry! I just took a prep exam class. The teacher said that TREC is taking polls asking if Texas should require wholesalers to be licensed!! They are working on it just a heads up. The teacher really emphasized on disclosure for wholesale deals.
Hi! I’m a realtor in DALLAS and just wanted to say that if you cancel the contract as a buyer and you are entitled the earnest money, the seller does not have to sign it. I’ve had this situation happen twice in two different title companies, one of them wouldn’t give my client back their earnest money but we cancelled during option period and it says in the contract that if buyer cancels during option period buyer gets earnest money back, doesn’t say seller has to agree, and the seller never signed and title wouldn’t release it til I explained that it doesn’t say seller has to release it, the seller signing the release of earnest money is a courtesy unless buyer cancels without an out, then seller does have to release it. When this happened at one of my title companies they didn’t even wait for seller to sign because it was the buyers right to cancel, seller doesn’t always have to release it.
I love the content and kind of agree on the contract uniformity but feel as though it would be a bit too pandering to the issue when it is probably just people not doing due diligence and learning the industry. Just my take, love you guys great info

Hope all is well to both of you. Well like Pace said open mouth don't get fed , well this is me opening up my mouth . I absolutely love how the both of you work and the strategies you both have in this business. I would love to learn from you both, but I do not have the funds for any of your mentorship courses. I'm trying to lean about this in the fasted way possible. I have some real estate experience I use to freelance as a agent long time ago. I have an idea of how I want to go about this and currently scouting around looking for people to network with. I do not have an LLC as of yet but I do have my own business I have built for myself. I'm from NYC and purpose of me wanting to get into is because I like helping people and this will allow me to do that in the biggest way possible. I am also very supportive of a centralized contract. Or even state specific contracts just to make things simpler. I’m just trying to start in this business and I’ve already had some confusion with some contracts. For now will trec contracts work for texas? That’s what I’ve been recommended
Definitely would want a new jersey updated set of contracts. Without having to deal with a money hungry attorney or lawyer. Unless someone here is from NJ and knows.
I live in New Jersey. I purchased contracts from Staples. My attorney said begin with the contracts I purchased at Staples to get the property under contract. Once the deal is secured with my documents my attorney will then create a contract for closing. I hope this helps.
