That roof space for your water needs is tiny. Consider digging a 2 m³ pit in that creek and solar pump water up the hill. Quick and easy set up. Value for money.

I have a friend who put some storage units on their property and it has been profitable for them. It also gives them privacey, as most people drop their stuff off and rarely come to the units. What a piece of paradise! We have some friends who own property like this, they started boarding animals for people while they’re away from home…the animals have a great fenced place to play and roam. It’s a huge money maker for them…so many possibilities! I look forward to watching you all grow….also super excited about seeing what you do to the camper inside and out!

If you go in ground when you build that should help with the winds &if you get any storms. Also it will make a difference on washing out ( the driveway) if you don’t go straight up. ( Personal experience here). You are doing great! I’m not able to have a garden this year ☹️- severe health problems. My favorite time of the year. You will be my garden companion for this year.

I've been looking for a property with a hill, like you have. Why the hill? So I could scrape off the top, build a steel & concrete structure ^ cover it over with dirt, recreating the natural hill. Why? So I could live in a flood-proof, tornado-proof house that I could heat with a birthday cake & cool with a dish of ice cream. Okay, that's a stretch, but for most, heating & cooling energy costs RULE their monthly budget. I live in North Texas, but I'm autistic and because I see things from an entirely different perspective, MY energy costs are next to nothing WITHOUT an underground house. Your mileage may vary. 😂

Water, electric and a hammock, heaven on earth. Stayed in the Catoctin Mountains in Maryland at a family campground, they built a natural swimming pond. They had a spring that gave a little more water than yours. The Amish use a a ram pump, no electricity needed to pump water where needed. Many people use large pool liners to create their ponds.

Make sure your pallets are the right kind for gardening - there are two kinds, and one of them is sprayed in poison so that rodents & bugs don’t access the products stored on the pallets. There is a specific stamp on the wood.

Love this property and your video! We’ve had wind warnings lately, which brings me to this point: when you build your home, watch out for trees that could possibly fall on it! Either build in a clear spot a tree-height distance away or cut them down first. I’m so happy for y’all and am excited to follow your journey!❤

I love these farm videos. I live on a farm in Kentucky. I would talk to some neighbors to see if anyone wanted the hay the first few years till you figure out the fence and animal stuff. That hay grows quick

Beautiful property! I would definitely want my homenup top as well more privacy and near the woods. You should check in to the laws for rental homes in your area . You might do better with a tiny home as an air b&b to start. Instead of long-term renters . If you do long-term rental and they aren’t such good tenants it can be hard to get them removed. I look forward to seeing your homestead grow and flourish. ✌️

Fruit tree stock and berry starts can be expensive. You can get many cuttings for free as well as start from seed. I have started various fruit trees and propagated berries that way. Paw paw, mulberries, raspberries and blackberries are quick growing, hands off and quick producing. Check out zip tie domes. It is really windy here and a dome is what I went with for my greenhouse. So excited for you!

You aren’t the first person to say this. Stealing produce out of a garden would be a weird thing to steal unless you are starving … and then they can have some 🤷‍♀️ The deer are more of my concern 😂 Maybe living in the southeast USA I don’t even think about this because everyone has morals … or maybe it’s because basically all homeowners have guns 🫠

I think you could do really well with an RV rental space business for vacation travelers. The first thing you're going to need is a tractor! It's definitely a good location.

@@raisingwildflowers for that space you won't need a big one, but you will need a bucket and possibly a grader attachment if you don't hire out the drive. You can use the bucket to pound in the stakes for the fence. Technically, you could probably get away with a zero mower and maybe just rent or borrow a tractor when you need it. Zero mowers - mine was John Deere - can do a lot and they are a lot of fun to drive:-)

I would drill a water well, and have rain catchment system where you have your garden.

I would go with a true solar passive house, using hemp Crete for insulate purposes, large south window, smaller east & west windows and no north side windows, and generate wind power. I can see dandelion salad on the horizon lol. Enjoy your new property.

What a beautiful place to live. If it were me I would do water catchment instead of a well and composting toilets instead of a septic system. Are chickens in your plan? Extra eggs might be a good way to start selling something. I don't recall if you eat eggs in your vegetarian diet.

Hook to the grid, even if you ultimately use mostly solar. Living in VA, back ups for back ups is a good idea. My opinion shared with no expectations.

Also, as a green house owner, they do want some shade or you’ll want to do a tunnel form to fully open. They get flaming hot in even an over cast day. I’m excited to watch your journey. I wish we had the zoning & laws that allowed for tiny homes 😢 We do not have the legal ability. We had hoped to let our kids tiny home on our parcel… not an option with out subdividing, which is cost prohibitive.

Ah, I was wondering if you would consider a farm stand on the side of the road. Love stopping at those whenever I'm out and about even though we have a garden. Curious what kind of regulations that area has regarding building and was that part of your consideration when looking for land? Sounds like you have a lot of great ideas.

Virginia is very tiny house and sustainable alternative building friendly. There are building codes for tiny homes (etc), but they should work for what we want to do! We did take regulations into consideration - they aren’t a lax as we would like, but I think we can work around them 😆

Nice but not somewhere I would choose to live because I prefer urban settings and am fearful of wild animals including bears. Read too many scary stories about bear attacks😂 Also isolated, with neighbours far apart. But it is nice since you want that sort of setting.

I've been considering buying land in that area in the future. I'd love a video sometime about buying land in general if it ever fits in. Is there more land in this area than northeastern TN? I originally wanted to buy someday in TN but it seem like I always see more options in VA.

That is a good idea for a video! We were open to land in east TN too, but were finding everything in our budget was RURAL … like an hour to ANYTHING 😂 TN is getting pretty expensive. Investors seem to have bought a lot of the land and are subdividing it into lots in restricted communities 🙄
