This was a great video and your conversation got some of my gears turning. The big question I have as a new investor is, given your example of buying at $50k and selling at $100k, how many deals are really out there for 50% below market value that don’t require a boatload of rehab? I suppose anything is possible but in my neck of the woods I’m having a hard enough time finding discounts like that that DO need a ton of rehab.

Love it. I have a question so with his strategy he is second lien. Who does the foreclosure if the buyer doesnt pay. Is that the first lien responsibility too

Im a little confused by this method. So if im putting two notes (60k and 30k) wouldn’t some one have to pay both separate notes?

How is he getting around Dodd Frank by charging 10%? I do owner financing and for past year I’ve had to be doing loans at around 9 to 9.25? Is he making people take the hud class or is it an investor loan? Not sure how he can give 30 yr loan though if an investor loan. Is he doing appraisals? So many questions come to mind in terms of compliance issues we would have that he didn’t mention.

The interest rate you can charge is determined by whatever state the loan is originated in. So every one we do isn’t at 10%. We run every owner occupant buyer thru a RMLO so they handle all the Dodd-frank compliance items independently. Also the term of the loan depends on the purchase price. If we are selling a home for 50k we aren’t going to use a 30 year term obviously. It’s all about getting to a monthly payment that makes sense for the borrower.

So you just create 2 mortgage's out of the one you owner financed. Does that mean the buyer pays you his monthly payment. Them you pay the $60000 note holder his cut. The numbers don't work. Their getting 10% on their $60000 that's $6000 a year or $500 a month not counting principle. Your $30000 is giving you $3000 a year or $250 a month That's $750 of interest leaving $150 for principle out of a $900 a month payment. Splitting that 60/30 giving the $600000 mortgages holder $90 a month and you $60 a month towards principle. $150 a month times 12 is $1800 a year times 30 years is only $54000. The original mortgage is for $100000

In this example my private funds were for $50,000 the purchase price of the house. Let’s say I get that at 11% and amortize it over 30 years my PI to my private lender is $476.16. The PI on the note I create is a total of 789.81 (526.54 on the 1st note and 263.27 on the 2nd note). 60k is not the amount our private lender funded. They only funded 50k and that loan is amortized over 30 years and backed with a mortgage on the property.

@@jorieaulston9560 I'm not talking about your private lender When you sold the $60000 note for 85% that was $51000 you paid him off and he's out. But there is $90000 on a note you created because you took the $10000 deposit of a $100000 mortgage sell. The $600000 note is valued at $60000 of that $900000 owed. The principle paid over 30 years is only $540000 that shy $36000. The $60000 note holder is expecting to get his principle back at the end of that 30 years. His profit is the interest paid during that 30 years.

Keep in mind there is no $90k note. There's a $60k note and a $30k note. These are amortized (not simple interest). The buyer who lives in the house sends a monthly payment of $790 (plus taxes and insurance) to a note servicing company. That note servicing company then sends $527 to the first position note buyer Jorie sold to, and the note servicing company sends $263 to Jorie who holds the second position note.
