I just got a wholesale deal under contract through an agent an assigned it the agent just wanted to see EMD & POF I used my buyers and got the deal done finally getting it done like Flipping GENIUS !!!

@@christophermariani3471How did you find a cash buyer for an on market properties? Because when I would go to a cash buyer they would ask for the address and they see that it’s listed by an agent. So they would just go to the agent and get the property. I’m confused!
@@gamerboy13stupid89 it was with an Agent I spoke with it was off market and we got it closed I locked it up under contract and assigned it to a cash buyer who I already had a relationship with.

I love this channel. I've learned a lot. I just wanted to say, we are not 'anal agents'. Our broker requires us to only put properties under contract with either proof of funds or a pre approval. You are very legitimate but they don't want to tie the property up if the person can't close because its a disservice to the client.
@@FlippingMastery I viewed this video a fifth time then realized I do have a question 🙋🏽♂️ What if the seller is priced aggressively and does not want to include a clause for inspection/due diligence within the contract? EMD is not the problem. The listing agent mentioned that the seller is going to remove the property having been live on the MLS just under 3 weeks.
@@tgrei8809 If you cannot get an inspection period, I think you’d have to have an end-buyer already lined up and have him or her pay you a non-refundable deposit, all before you get the property under contract. Otherwise, if you get the property under contract with no inspection period and you cannot find an end buyer, you’d either have to close yourself (I guess you could do the double-close or close with LLC and sell LLC to end-buyer approaches) or you’d not close and lose your earnest money. Right?

What would you say to the homeowner when they agree? How would you explain that you will be selling the house for more money than the discounted price? Video Contents: 1. How to explain to the seller that you (i) am a wholesaler 2. How to ask the seller to sell at a discount 3. How to explain to the seller and investor why you are selling the house more than the sellers discounted price 4. How does the wholesaler acquire the profit made from the sale 5. Lastly, how is the wholesaler included on the contract, or are they included on the contract? Sorry it’s a lot but I really need help with these 5 topics. On Market is pretty hard, I just had to pull from the contract because the seller did not want to sign off on the Assignment contract. Also had a buyer to lose interest after finding out the home was on market. I wish I found this video before that deal.

One of the reasons I invested time and money in getting my real estate license is so I would be equipped to handle on market wholesale deals. Also, as a Realtor with my license being held by a qualifying broker, I can act as my own buyer’s agent in any on market deal. I believe in being proactive. I also believe that one day soon (do to unethical wholesalers), most states will begin to require anyone who touches a real estate deal to have a real estate license. I have a drivers license, a CDL, a pilots license, a fishing license, and a hunting license. Why not add a real estate license to the list? :-)
So, what if the agent is using a realtor contract that does not have an assignment clause? My question is, do I use my contract or do I use the agents contract?
