Thank you for your contribution. To be honest I think Vlora itself with the upcoming airport and the university is the one place where I would buy in Albania.

Could be a dream holiday hotspot before then. Many will say it already is.

I think COVID will do Albania far more good than harm. It used to be, pre COVID, really hard to find any decent videos on RU-vid. Now, due to it being one of the only countries open, every travel RU-vidr seems to have visited and posted videos which is bringing a lot of attention to Albania which up till now went mainly unnoticed. It’s a beautiful country that’s going to explode with tourists in the not to distant future.

@@saveandinvestwithgiorgiolo8375 My opinion is that the best investment is where the price is lower, and there's growth potential. Bulgaria is at the highest point right now, after being consolidated in EU, with good infrastructure, and these are probably the highest prices that they will get. Comparing the Black sea to the Ionian sea(of Albania), should be a major point in the selection, counting that the Greek part of the Ionian sea is one of the most beautiful in the world, and the Albanian part of the Ionian sea is still virgin(unimaginable beauty) , so probably the potential is in Albania. On the other hand Albania has Adriatic and Ionian sea, both different from each other, and in terms of potential, this fact can accommodate a wider range of selection, both investors and potential buyers. On the other hand Montenegro can be called already developed, but is under huge influence from Russian buyers and sphere of politics, while Albania politically is extremely opened and friendly toward European and especially US investment and simple people. Not trying to bad mouth other countries, just telling some truth that not often is known. If I can be of help for more detailed local info, please feel free to ask.

Personally i believe that Vlora airport will not be build at the end, although is in the final stage of contracting. Most probably if there is a new government from the opposition in the coming elections of April, it will not. Basically because it is 1,5 hours from the one in Tirana, and since there is no money to build another one in Saranda, probably the one in Saranda, is more feasible.

I buy one in the Durres (very close to Tirana ) and other i buy in Gjiri lalzit apartment ! My cousin also buy a home in Vlora and also Divjaka is cheap for foreigners ! Depends

Hey kipps thanks once again for your feedback. I do sincerely hope Bulgaria keeps taxation and debt low as I think this can be beneficial for investors and Bulgaria. Prices on Albanian coast are very cheap. Looks an interesting market to explore further

Thanks. Prices have gone up a fair bit but I still think if you invest in Vlore and take a 5-10 year view you will do well in this market.

Regarding property taxes, for buildings for example 150m2 apartment in the most expensive area of Tirana(the capital and the most expensive in the country) is 150euro/year, if this surface is business building probably the triple meaning 450 euro/year, and if it is ground zero usually 5Xtimes that meaning 750euro/year. All other cities including the coast are usually 2-3 times below the above amounts. Regarding the land are very very low, not to be even considered, only if you have large amount of m2 inside the yellow lines of the city, otherwise meaning agricultural land is inconsiderable, even if you don't pay for several years, at the time of payment with penalties is still not so considerable. Regarding zoning, apart from national parks where you cannot build, other areas doesn't have so much restriction, since the industry usually in Albania is mostly light, and most of the times you can build inside the cities, besides Tirana the capital where you can't find large surfaces, in other cities probably yes. Lately this year, the government has put a restriction in the land of the coast up till 500 meters from shore, meaning that they will evaluate potential impactful tourist investments, prior giving single permits for construction, but usually with initial info you can have an idea if you can build on the required land. Regarding building codes, there is no general requirements regarding the architectonic, but there is a minimum expenditure in m2 cost per building, with the lowest 350 euro/m2 in Tirana, (not sure about the other cities), and of course general city plan requirements, which are different in different zones.

Albania is just now starting to get large recognition from wealthy Americans and Chinese. Most people aren’t aware that Albania has pristine Mediterranean geography, due to lots of political disinformation. But that’s changed in the USA, where money will begin flooding into Albanian coastal area.

It depends on your risk profile KLM. I personally like Bulgaria because of low taxation and low government debt plus there is a very little downside as prices are low. I also like Estonia because of it fantastic e-commerce industry and the fact that it has the lowest government debt/GDP in the EU. Polish major cities and Budapest in Hungary are a good long term bet for steady growth and decent rental potential but are not as dynamic as Bulgaria and Estonia. The Albanian coast is perhaps more risky as the market is not mature but there is more potential for growth as well.

What about real estate property market in belgrade Serbia ? For last 3 years , the property prices has increased specially on the new development buildings on river .

It is advisable to get a good lawyer to look into this before buying.

Prices have gone up a fair bit in the last couple of years but I am still bullish on Vlore and Saranda.

@@saveandinvestwithgiorgiolo8375 true. But to be fair where haven’t prices gone up like crazy? Where are your main hot spots these days? I’m curious to go see the coast of Albania, maybe Greece potential, and Bucharest. But gut says Albania and Greece though.
