Actually, there are multiple factors. 1. In the last TDP government, starting from deciding capital location, land acquisition getting over court cases on land acquisition tool a lot of time. Actual Amaravathi execution happening only for two years. 2. Post covid era vs pre covid era. In pre -covid era most of the people are working from office all the time. So opening a new office in tier2 city is a big thing. Now hybrid is default. So opening offices in tier2 cities is very easy. 3. In 2014, Amaravathi prices are equivalent or more than prices in many livable areas in hyderabad. So moving to Amaravathi was bringing no value. Now, people save a lot by moving to Amaravathi or any tier2 cities in Hyderabad. many people who are working fully remote are living in Hyderabad only for good schools and infra. So With some push to infra, and promise of good law and order can make a lot of wonders.

in ap ,congress revival is required. ysrcp did not developed even in vizag . they have real estate intrests in hyderabad to increase their land rates acquired during 2004 to 2009 .. and also kcr ktr and jagan have an understanding to kill amaravati.

Time Pass i do investing since 15 years in Hyderabad. So pls dont invest now already prices got sky rocketed in Hyderabad. Just check where will you get better investment oppurtunity then invest there and research their potential.
