Pangrati is the place to be - the hippest - and you can walk to all the sites and museums. Halandri is also hipster heaven, lots of bars and restaurants.

I find the first recommended areas to expensive: Elliniko, Koukaki, Plaka, Omonoia etc. Don't put all your money in one property. She mentioned the new metro line which will give good opportunities close to platia kipselis, platia exarchia or platia pagkrati. I personally like kypseli because you still find good opportunities there and the area has already recovered a lot. I bought my properties in 2019 in the Exarchia, Neapoli, Pagkrati, Kypseli and Agios Panteleimonas areas. I prefer smaller apartments between 35 and 50 square meter because you will earn more from a few smaller apartments.

Metaxourgio is growing as well. Lot's of new bars and hotels are opening every year.

Vouliagmeni is quite nice, but in winter time there is nothing to do there. Generally Athens is not a beautiful city, but it has a few nice spots. As a Greek living many years abroad I wouldn’t like to live there.
