In my community, I have mostly 2 bedrooms with only a handful of 1 bedrooms. I am constantly getting calls for 1 bedrooms but they are rarely available. My favorite phrases when I'm trying to make a prospect consider a 2 bedroom instead of a 1 bedroom is "Might you consider" or "Could this work for you?" I've noticed that often times, asking them if they might consider something opens a new and different thought process and that allows me to come in and explain to them why the 2 bedroom is a better option. It generally works pretty well and I often am able to close.

Same here! I have a very similar approach. Currently I manage townhomes and have maybe 2 or 3 turns a year, but I try and refer out to my management companies other sites. Problem is they are all apartments so it's challenging. My approach is "have you considered" living in an a apartment home. Most are wanting to upgrade FROM an apt. for more space. So I explain 3bd apts and their sq footage ect.
