Slipping from the grasp? Its gone 99% of the young people looking cant afford to find a spot to live in a cardboard box on the outskirts of Bozeman. But very good video I will agree with your build, build, build some more plan because that's literally what I do for a living. But I think if you do it in a responsible way that will not ruin the beauty of the area it will be beneficial to everyone.

Developers won't build cheap housing in Bozeman. Even 1-bedroom places will cost 600k or more. Even if there were more construction projects... But it is already all over the Bozeman area and no cheap options.

Developers can't afford to build "cheap" housing currently. It just doesn't pencil.

@@HarrisGroupMT So building more does nothing good here. Also, pretty much all the new buildings are literally built so cheaply but with a very steep price tag.

Building more will increase the supply. If we get more supply than demand, prices will come down.

California built, built and built some more. Not only is the housing unaffordable but the state is overcrowded and a total mess. Austin, TX built, built and built some more and it's now overcrowded, locals are priced out of the housing market and there are homeless living on the streets in climbing numbers that never existed before hoards of people with money moved there. This has played out in many places around the country. A shame if the Montana local governments are under the impression that they can let the developers run wild, rake in the property tax but still avoid ruining the place. Oh well. No city government (or state government) has ever said no to developers and their deep pockets, right?

yup, more building does not mean more affordable housing options for locals. It means housing will stay expensive and only people with remote and well-paid jobs will be able to afford anything.

You neglected to point out the existing residents are being priced out as Montana is ridiculously dependant on PROPERTY taxes that are skyrocketing due to their ASSESSED value, nothing CLOSE to what long term residents paid for them. The “mills” bamboozling is just a way to obscure the steep property tax rises. A proposition 13 style property tax “revolt” will be coming, mark my words.

One thing you don’t address is the lack of infrastructure. Until you address infrastructure Bozeman is a very inhospitable to live in regardless of how many homes/condos/apartment complexes are built. I lived in the Gallatin Valley up until 2010 and moved out due to a job change. I refuse to even think about Bozeman as an option for a place to live due mainly from the lack of infrastructure and the inhospitable living environment. Too many people and not enough roads to move them freely and safely creates an angry community. Fix the infrastructure then think about building more housing. Oh yah, the city doesn’t want to build infrastructure so I guess you have a dilemma on your hands.

Good point Jeff. The way bozeman is doing it is the developers are improving the roads next too the developments. I agree that it needs improved. I have seen the master plans and I think their "connected grid" strategy has some potential to see improvements moving forward.

@@HarrisGroupMT this has been an issue for since the mid 1990’s and has never been resolved. The city of Bozeman puts so many socialized requirements on developers, which I understand, but I’m talking about thoroughfares that are being ignored. The last major investment in infrastructure made was the north 19th extension and Huffine. The rest are brandades paid for by the developers. The other issue is the arrogance of the city council, which is no longer populated with a native resident, thinking their dame city parks are more important then infrastructure I’d preposterous. Look at the elephant first and grow a pair and do something other then worrying about parks for now. Bozeman has become such an inhospitable place to visit that I refuse to go there unless I have to for business. What more can I say but stop making excuses and pony up Bozeman. As for realtors, you are not helping the matter either. Just saying.

@Jeff Brennan we are on the same page for the most part. I wish Bozeman would step up and invest as well. I don't think it's as bad as you make it sound though. But needs improvement for sure.

@@HarrisGroupMT how long have you live in the Gallatin Valley? From your responses probably not that long. Please prove me wrong. The issues in Bozeman are worse then you like to admit and the you sir need to admit that the city of Bozeman has no desire to improve these problems. If they did it would have been addressed 10 years ago. It won’t get any better until you and the city step up and admit Bozeman has a big problem. That is why I have no desire to do business in Bozeman in the future.

MT born and raised. I've been in Bozeman since 2007. I've sat across the table from Bozeman city planners and seen their plans. I'm sure wherever you moved to has great infrastructure and thoroughfares to keep you happy.

It’s called Jackson Holeification. Bozeman’s is appalling and utterly uncontrolled. Leaving was the best decision I ever made. Place is a poorly built suburban dump now.
