Hi Charles, I’d say it was around 1000 usd per square meter to build this property. My clients didn’t give me the exact numbers as their wish was to keep it private. The home is around 400 sqm in construction, so that give you an idea. Kind regards Rich

Are the garage and covered terraces included in the 401 square meters? In the US, garages and covered patios are not included, but in Mexico, I believe they are. You also mentioned that the construction cost is around $100 a square foot. Are all the beautiful upgrades and detailed work, such are boveda ceilings and hand carved cantera included in this calculation? Thanks
You are correct - in Mexico, everything "under roof" is considered part of the square meters (footage). The boveda ceilings and details were included in our contract cost. A lot of the cantera was also covered in the contract, however, about half of the cantera was extra cost. That is because we wanted cantera where it is not usually used, such as all the baseboards in the house. Also, keep in mind that contracts in Mexico are written in Mexican pesos. Our contract was written over a year ago when the USD was much stronger to the peso than is currently is. Exchanging USD to MP today gets you 15% to 20% less pesos than a year ago.

@@RichVarney Thank you Rich. I am considering buying a lot in the area. It is part of a long time wish of returning to and retiring in the Rivera de Chapala. Maybe, one day we will meet in person. I have an interesting past that ties me to this beautiful lake and it's surroundings. My goal is to purchase a lot where I can build my home. I haven't decided yet where I want to live. Land is becoming more expensive and the pressure exerted from a strong peso against the dollar is making it harder to find good size lots in the 800 to 1200 square meter range within the more desirable communities in Ajijic, La Floresta, Chula Vista, etc. I have seen a shift in the direction of Jocotepec with larger lots for sale in future master planned communities that still seem reasonably priced. I also feel that the first step is to secure a good lot in a good area and then, when I am ready, rely on your expertise to help me find the right builder to prepare for the construction of the home. How are the mosquitos? Also, our main concern with Mexico are the cartels, so we're also looking seriously at Portugal. My partner is Mexican yet the cartel worry is never going away in our lifetimes and at this stage in the game we dont need that. Plus Portugal is a gateway to all of Europe. We intend to invest our equity at 10% return vs buying a property and use that to afford our travels around the world.
Certain times of the year you get more mosquitoes, when it get cooler From August onwards it seems that thee a less around. Can’t really comment on the cartels.
