I think you already know my comment. To me, this is THE location of all. Santo Stefano over looking Pieve di Chio. My personal heaven on earth. I think you had to drive by my house if you came over the hill. I think the price and location are absolutely perfect. I would have expected a higher price. Yes the train station…yes the Cortona step cousin. Arezzo to the north, Città di Castello to the east. Firenze a short trip….The Tuscan/Umbrian border at its best. This is my overall favorite of 2023 so far. Presented perfectly.
the layout is ideal ... and lends itself to a relaxed feeling that is complimented by the cicadas outside. very mellow and great combo of modern and the traditional.
So buy it remotely and rent it until you decide to make the move over there. A lot of the properties I see on different youtube sites in Italy are being bought as investments and used as short-term rentals for good money.
Very nice!! Ground floor garage, under the swimming pool! This home is so picturesque and a great location in Tuscany. The stonework puts me in the rustic nostalgia mood. Huge fireplace, original beams in the ceilings, well appointed bathrooms, compact but very useful kitchen, the “patio”:( for lack of Italian word for it) is a relaxing place to sit, eat, catch some rays, or drink a lovely glass of Castello de Poggio Moscato sweet sparkling wine . 😌. Perfecto! Great size and location, and the proximity of neighbours is a plus. A totally manageable property in terms of size and amenities. Initially I wasn't too sure about what kind of modernisation had been done, but the simplicity and taste is just lovely. Thank you Nick....

That would be a very nice house to live in full time. Get yourself a little golf cart to toodle into town when you don’t want to walk. Simple living. Trains connect you all over the country. Lock it up to go on vacation. Retirement bliss. 😊
What a beautiful property! I was skeptical when you mentioned modern in the intro, but I was soon won over. To me, some modern properties will not age well, but this one nicely incorporates the old and new. I'm a big fan of the flooring and the stone walls on the ground floor. I prefer the "rustic" look because that's what has drawn me to Italian real estate to begin with. I love in the US currently & don't like overly modern design here either!!

Love this one! I love most of them *grin* 😁 I particularly like the lower-level bedroom as It feels like a lovely private oasis tucked away from the rest of the house (I'd give up that gorgeous upstairs tub for the quiet space). Oh, I am so ready for this tour! I so appreciate your contribution to my emotional balance and sanity, Nick! Your choice of properties to actually consider as part of my future is fortifying my third act of life aspiration/inspiration. Stay cool, for heaven's sake! It's not so jolly hot here in the states, too. Yes, saw the swift! Quite nice! Great location! Is this property legal to book as a rental whilst the owner is elsewhere? Only drawback I see is lugging groceries and luggage up the flight of stairs to the main entrance. The pool, patio and outdoors spaces are private enough. Good views. Lovely basic 'will this lifestyle part of the year work for me property!' Thank you, Nick.

How beautiful. The paint colors are great, love the muted colors-that green color they used for a lot of the doors and window trim especially. If I had 500 euros I'd be there! Oh, wanted to say it's just as well you didn't see more swifts by the pool, could have put off a prospective buyer. Why I say is once upon a time hubs and I property managed a hillside home in Costa Rica and for a couple weeks a year the swallows would swoop down and sip from the pool for hours at a time. Neighbors down the hill said when they looked up there it looked like the timing of Hitchcock's The Birds!!
I’ll never get bored of rustic. Especially in a place like Tuscany. I’ll take rustic over modern any day. This place looks like it’s trying to be something it’s not.
As I read the comments... I see that I am out of 'sync'. The contemporary furniture, kitchen, flooring and paint colors feel conflicting in a home with historic craftsmanship. I would change all the modern and bring in rustic... In appreciation to you.... as the heat was exceptional on this filming day.

Did you do that because I mentioned it last year when I wanted to make sure you were okay? Anyways THANKS A BUNCH for spending all that time in the kitchen. I love kitchens and food, it's very important to me. Love this place great size, excellent parking, air conditioned and close to town for drinks. Also the price is fantastic!!!!! Well it's about 8:30 my time and the middle of the night your time as I write this. But don't worry I saw how you were filming in that heat so I will drink a few cold beers for you tonight. That's completely different, indeed, Nick. THX again for thsi nice tour. The interior is really fine and nicely made (espcially the ground floor), like it very much. However, the wooden ceiling in the first floor is not my cup of tea :/ Castiglion Fiorentino is always worth a visit - especially that "window" at the piazza is gorgeous with a stunning view ontothe Tuscan countryside. Always great locations and very detailed videos. One thing that should be improved to give a complete idea about the property is that the average cost (Yearly is fine) for all expensed should be shared. Water , electricity should be included when talking about the price. As we all know (for the people that live in Italy) and I am Italian living in the US these , especially the power bill, can be very expensive and we should know so that we to factor these costs in when thinking about purchasing. This is never disclosed but personally I like a clear picture in all details. This would really help. This would also apply to Pool maintenance cost or any additional things that would add to the property maintenance costs. This would be a nice addition for all properties.
Another beautiful property, Nick! I hope that was a dry 37, and not humid! I've been meaning to ask for a while now, but have you ever considered showing a floor plan in the corner of the screen? Not saying that the property will not sell at the offered price but I for sure would not be prepared to offer/pay more. For the rest, I really do enjoy your videos👌
