Yes, you can purchase with the cash that you borrow as long as your loan will cover the entire purchase price.

Honestly whenever I see these homes for sale I just smh cos these folks are pricking these homes that’s built in the 30s 50s and 90s with full sewer full of duo duo An’t no way I’m buying these . Never homes are way better

Lol. Newer homes may be better. However, some people may never become homeowners if they only focus on new build due to higher home price. Additionally, some areas don't have have new built (big cities). At this point most people just want to get their foot in the door to homeownership. You can get a starter home and then move upwards. Your first home don't have to be your forever home. I purchased a home 5yrs that was build in 1920 and now the price have doubled. I'm sitting on 250K profit. If I was only focused on buying a new contraction(which I couldn't affordable / priced out) I will be out of luck. At this point, I think buyers should buy a home they can afford as a starter.

God bless you for educating us. I’ve done some research on my own, but all the info is overwhelming. I was fortunate enough to come out of my 1st house unscathed (in another state). However, I have been very hesitant to buy here in Houston. Unfortunately, I’ve found many of the real estate agents and builders do not operate in integrity. Your videos are an answered prayer to understanding how to protect myself. 🙏🏾

It depends... are you actively looking, or are you waiting for a homes that meet your criteria to come on the market? If there are not a lot of homes that meet your criteria right now, maybe just reach out and suggest you touch base weekly or bi-weekly.

I applied for a USDA loan couple of months back about 6 to be exact and I got denied 4 days before closing because of my rental history could you please explain

Did you have late rental payments? They do check your rental history as a part of underwriting. Before you try to buy next time see if you can work something out with your prior landlord or apartment company. Thanks for watching.

Blessings to you my sister. I have a very important question. I spoke to one loan officer with regards to the minimum amount needs to be saved. The response was, no minimum amount but the more you have the better. That didn't answer my question. I don't want to use every last dollar I have buying a house. What's your take? Thanks

You're show on here is so good. Very informative! By the way what do you think of D.R. Horton homes? My realtor said they're very efficient. Sounds like she meant to say cheap construction. Am I wrong? Also if I bypass the VA loan with no down payment and use D.R. Horton would I have to come up with a down payment?

I actually live in a DR Horton Home they are one of the largest builders. They do build very quickly so that is what she likely meant, make sure you do your own private inspections. Get an agent and a 1031 exchange facilitator, they will help you take the money from one home to another. You have to buy again within a certain amount of time.

It is lower than average but you need to see if you are paying any points with that rate or is that the par rate. I missed the live but can you answer my question? Why does my Experian credit report say all my credit scores are close to 700, but lenders are telling me my credit scores are mid 600s off of soft pulls. Is it because the soft pull is giving them estimates and they won’t be able to be accurate without a hard pull or is Experian wrong?

Lenders us Fico scores as well as you have a mortgage score. Which is different then the scores experians website gives you. Hopefully that helps

All lenders use different FICO models, so it will be difficult to know what they are using but you can ask. They could be using 2, 4 or 5 they may not all be using 8. Keep improving your score, in my experience MY FICO has been the most accurate for members in my Facebook group as far as credit monitoring.

Hi Sheedah!!! Thank you for this video and all the content you post - it’s because of all your videos, I’ve been able to move forward with purchasing a home (directly with owner I’m renting from) right now I’m waiting for the title clearance on the seller side and not sure how long that will take. My rate is locked until 11/13 and it will cost more to extend the lock - should I pay to extend the rate lock or since there is a halt on rate increases don’t worry about locking the rate?
