Don't forget, even when you buy your own home with a mortgage, if you don't keep up payments the bank can still come and repossess your home. That's not a red flag. I know a lot of people make more than that in a month and they prefer renting a place or living in a luxury hotel than buying a house. This owner was just being greedy and didn't do a proper background check. He was a part of the problem Lesson learned, I guess !

People who make that much usually travel a lot and prefer their family to stay in one place while they do the moving around via renting a house or living in a hotel for up to months at a time. You are right though and this Landlord got dollars signs in his eyes and did not do due diligence by doing the background check. Also people who are new to being a Landlord make this mistake. It however does not excuse the tenants from being deadbeats.

I agree someone making $50k a month would not be renting for 14 years maybe a few years, but 14 years is already a huge big red flag indeed.

shamika slater Me 2 and I wsnt ever evicted ...my landlord filed against me over my security dep arrangement payment of a hundred a month after he started calling it rent money and i asked him to show me that it ws being kept in a seperate accnt and accruing interest the way the law states here in NH...and he smacked me down real hard he filed an eviction against me for UNPAID rent and I had to pay all of his court fees late fees on my security deposit. Sheriffs fees and the remainder of the security deposit he challenged me to show up to court and I backed down I have a child who's got a terminal illness although I believe what he did ws wrong hence why he threatened me so strongly against appearing in court witch ur required to do in NH.even if the landlord and you make an arrangement it has to follow through in the courts after its started or it's an automatic default on the part of the renter ... I had a lawyer and everything who promised me and i.belive he did file a motion to vacate the default after it went through but now my name comes up under trouble maker whene a landlrd looks to rent to me so although I'm still in my apt 4 years later and I ws never evicted I've had that used as a reason to deny me and that's w an avg of four years at every place I've rented for the last 18.years ... o and my credit sucks partly because of sick child + medical but I cant say ALL so I'm screwed .. the moral being . KiDS PAY UR.BILLs .dont.be like this lady ..lol . btw this happned 4 years ago and it still is haunting me. .also my crook of a lndlrd lost the building to forclosure himself do u think I got my security deposit bk w all those fees I paid into it ...NOPE hes ghosted me I had no idea he had lost the apt until the bnk wrote me about the auction happening rt on my front steps..

It depends though. Is the house paid off? If it is great you make huge profit because all that's left to pay for the house is gas,water,electricity, and property tax. So the profit would be around 11,000-11750 depending on state. Now if the house isn't paid off that's a different story it would cut the profit in half if not more.

because the govt allows it. In Australia, once you are past your grace period for eviction (from 4 days to 2 weeks depending on severity) the cops can arrest you for trespassing, because it isn't your rentable property anymore.

If they were renters at first, they just stop paying, use the law on their side, and live rent free as long as they can before eviction from a court order, which can take months to get in some states. Gaming the system. Then there are squatters who just move in with no approval, no rent ever, act like they own it. So what you say may apply to shitty renters, but no squatters. If they have kids and got no water and power you can call CPS on them. I know someone else who did that to squatters. They had their kids taken away from them on their spot.

You can’t do that in California, a friend of mine rented their back house to this single lady and she stopped paying rent and was bringing all kinds of people to their property and he went to the sheriffs for help and they said they couldn’t do anything. If you tried to cut off gas and water you’d be looking at fines for doing so. He ended up having to pay her over 8k, as a court order, to vacate the property. California is a piece of shit state

You can't turn off the water as a landlord, you can't turn off the electricity either. If you block them in they'll call the police. Remove the mailbox where they receive mail, you can't do that either. You have to file a formal eviction notice with the city after you've given them notice to vacate.
