I am 70. I live in Chennai. My experience in getting EC for my new flat after nine years since no reason to check and made me mad as the claimant name itself partly mistake ie part of seller and part of buyer name are joined as buyers name and other details are in order. Though SRO and DRO coolly accept departmental mistake but correction took hell of time three months at no fault of mine. I request all buyers to check EC once registered. My suggestion is to have a foolproof method once registered the details must be included in the current EC and if is new generate EC immediately it should be generated automatically at the time of registration itself so that such gross mistake can be avoided. Property card is a documents of property mutation and encumbrance certificate is where you can get owner details and is it mortgage or disputed or not and property history details

In first half of the video you said that EC will give info about Mortgages/Third party claims. In second half you said that we will get this information only if it is registered in the Sub-Registrar office. I conclude that EC may not be the reliable document before buying a property. Please correct me if I am wrong.
You are correct but there is no way to find out those charges on property which is not registered under respective authority. But such conclusion that EC is not reliable is not entirely correct. In case of litigation you can claim before court that you purchased the property in good faith and you didn't have notice of such unregistered charges.

Amaan, thanks for your comment. However, plotting on agricultural land is illegal. Sorry, I would not be able to take that request. You can do plotting legally only after getting CLU (Change in Land Use). Will definitely cover a video on CLU. Hope you understand.
You can ask for property details (name of owner, khasra no. etc.) from the owner. Then you can search land records online. I have made land records videos for all states.
