We are getting hit with the discount as well. we are hot in these texas attics, and they get upset because they didn't change their filter and want a discount because they found a cheap capacitor on Amazon lol

My landlord been through many companies not only hvac and he’s got collections going on, he is being delt with though, time and hard work is money no matter what, it’s always the slumlords

Seems to be the case in 90% of rental properties, the management or owners always believe HVAC filter maintenance is on the tenant. I don't believe that is reasonable due to having to enter the attic etc. Also, how sweet that front and back lawn is looking...does the owner expect the tenant to pay for the water needed to present a decent lawn? These management companies and the owners need to realize landscaping, pools, yard maintenance, HVAC maintenance plumbing and electrical items are on them and my opinion is, so would be the water and trash expenses. Most housing and local trash and water are a requirement by the city if the property is occupied and the little water tenants will use for cooking, cleaning and baths etc. can be negotiated on the rental contract but its really not worth mentioning in dollars. The real estate guy that is asking for a discount should have been told to have the owner contact HVAC to discuss. If the realtor was the property manager then, I would simply said, HVAC does give discounts if they have 4 or more properties assigned to HVAC with maintenance agreements. That existing and broken thermostat wire should have been strapped down to something, the whip or the line set to prevent it from hanging in the wind. Makes no sense to leave it dangling for the dogs, mice and weed eaters. I'm sure it got hit with the gardeners weed eater not long ago.

@@Garth2011 everything is in the rental contract. If the owner and tenant want to discuss who takes care of what, it's all based on mutual agreement. I've never heard of a freestanding rental home that the landlord cuts the grass. It's not a hotel. Landlords don't pay utilities or cleaning or laundry services. Landlords pay for the repair of HVAC but not the operating costs (like electricity)

@@realSamAndrew The contract agreements, yes all of that can be discussed however, in my experience, renters complain about the water having to be in their name for several reasons, Most of the time, the city wants a large deposit for 1 year. Another is, the grass/yard is property of the owner so it needs maintained by the owner and since most of the water used is for landscaping, the owners should keep the water and trash in their own name then, if they want a few bucks for what the tenants use, they can review that. Just like paint on the house and the lawn service, the owner maintains that. Why would a tenant want to do the yardwork? If they agree to do it, most of them don't follow through and if the water is in their name, they won't water the lawn due to the added cost. The owners need to control that "one utility". Your response suggests I believe the owner pays for cleaning, electric, gas etc. which I didn't mention, only the water and if there is a swimming pool in the yard, a pool service. Why? To be sure the work gets done and done correctly. Tenants are known to not do well in yard maintenance and pool service. Where I live, water is expensive so, just to have the water on to maintain a lawn is $60 a month or more before using a drop of water. Tenants have said "whats next, ask us to paint the house too?". Landlords can factor this into their lease or rent like other things are. BTW, cutting the grass is home maintenance and it only helps the owner in the end. If you have ever owned rental property you will know this.

@@Garth2011 we both agree that the rental contract governs. In that regard, there are many variations. I'm sure it also differs based on the location and the local laws and standards.

Did service in the San Antonio metroplex for 25 years in residential and commercial. Area included south Austin, Pleasanton to Blanco to Gonzales to Nixon. Gelco leasing contracted with me and I went from Brownsville to Hondo to Fredericksburg to Galveston. Easy money but it always took 60-90 days for them to pay. Oil companies were out 90 days to 6 months for payment. Makes financial sense to slow payments since their size they make money from interest at that national scale.

HOT attic = install powered attic ventilator. Saves you a sauna and the customer a big cooling bill.

I understand attic ventilators are a bad idea. They bring in humidity which makes the dew point such that the ducts sweat which causes water damage to the ceiling and also sucks the cold out of the ducts because that change of state from water vapor to water dripping absorbs more heat than a dry attick. Also the system is sized to account for the heat of the attic and the reheat of the conditioned air from the hot attic increases the run time and therefore the dehumidification of the system. Also the humidity sucked in by the ventilator will cause the insulation to become saturated with water because the entire ceiling is the same temperature as the inside of the house. If the house were not air conditioned ventilating the attic would make it cooler inside. Since the ceiling is below the dew point of the humid air it would cause moisture to cause problems, possibly toxic mold.

Suggest you always wear mechanic gloves. I went through 4 pairs per year. Save your hands as they make you money. Also you shouldn't leave fingerprints. For YOUR protection in service to the public.
