Always great information here. I have 3 properties and I binge your content. I'd love to see an updated Pricelabs video on a basic high-season setup since the plaform's dashboard has changed since your last video.

Thanks again for your insights. I saw conversion rate plummet and thought it probably doesn't matter. Thanks for confirming. However, if you are running promotions and you are getting a lot of wishlist adds and views, but lower conversion rate does AirBnB not like it at some point? I have been running lot of promotions in the off season, but keeping prices higher in the summer as long as possible. I may be promoting to a lot of the wrong people, but I do know that wishlist adds are supposedly good. Thoughts?

Wishlist adds do increase your search rank. Keep this in mind to simplify things: the more money you make Airbnb, the higher you rank.

It's definitely more dynamic, and ranking is not the sole focus anymore. That timeline seems to coincide with the shift. I noticed this because I used to play the ranking game and consistently had 2 listings in the top 5 for Canada. Searching incognito shows the current top performers, indicating there's still a ranking system at play. However once you're logged in AI will personalize your search results based on what the algorithm thinks you need. ie/ dog friendly. Myth: You get to decide always which photo graces the cover.

You're saying that you don't always get to decide what your cover photo is?

Yes, the AI usually picks relevant cover photos based on categories (e.g., pool pic for the "Amazing Pools" category), it's not perfect. In my "Cabin" category, the chosen photos sometimes miss the mark. Since the AI doesn't choose photos based on which ones get the most clicks (like A/B testing), I have to manually remove any really bad ones if they get picked for the cover.

Ooh, interesting. Did your students all use incognito mode as well? That would be interesting to see the results of.

No. Doing incognito isn't useful here because most guests have history so that's what I wanted to see. It would be interesting to see maybe if we got the same results, but I think not because still geography is taken into account.
