Like any other Indian Institution, they will side by the Builder and a court case will go on for years together. There is no way the regular public will win. The best option is to go for a resale unit which has comparatively lesser problems. And even then just remember that you are buying something which is in India. The actual value would be 50% less than what the sellers are quoting. But since everyone is delusional and living in denial, they think that an Apartment in Mumbai is worth crores lol.

781? Wall to Wall or including the super built up area. Best to take a civil engineer or architect to the promoter to get a better understanding of the flat.

I recently bought a 2100 Sqft 3BHK ready to move in 'Sobha' apartment in Bangalore for 1.1Cr after lots of negotiations and I think that is a fair Price. Paying more than 1.5Cr in India is not logical, because there is no Infrastructure and facilities anywhere. -
Its always a better thing to buy in a resale. Not only you get to compare the layout advertised to the exact layout, you also get to k ow the pain areas like build quality/ leakage problems/ water logging in surrounding area. Amenities functional or not so on and so forth.
If the builder is violated the spacing from approved and agreed plan then they must be legally charged. If not its a fault from the buyers end. They should have noticed all these dimensions and placement..
Trust me I have seen so many flats in Mumbai that fits in our budget, that I never liked any of it because of the same reason i.e. poor design and they have such a small bedroom.
I am registered architect from pune and have work experience of working on such housing project. There is nothing wrong with enclosed balcony. We have to show it that way in sanction drawings in order to utilize 100% fsi corporation offers. Builders and planners are legally allowed to provide 15% of enclosed or open balconies of total permissible built up available for perticular net plot area of land. 2. U are telling size of king size bed wrong it fits in 1800mm× 1950mm. 6ft×6'6" for that white guy to understand 3. All these sizes of rooms are along with enclosed balcony demarcations are shown there in plans agreement and very first broucher u recieve. Luxury is subjective term diffrent people can have different opinions on it. 3. Sizes of bathrooms and layout are technically correct except for door thing. You have done good work with lodha project. Now don't go and defame any project or builder without getting your facts check by professional architects. I am very common and middle class person but what I have understood in this my experience in architecture and construction is being developer is also not easy. If it was every 2nd person on road would have made crores of rupees

@@sepdafodils all area breakups are shown in all documents as per MAHS RERA format which is strongest in country right from very first broucher customer recive on very first visit. Rera have defined methods to calculate carpet area so that customer can compair apple to an apple. Internal walls are not deducted from rera carpet area that's why difference must be there. There are fines on builder in % cost of project if they violet all this and biggest players in market can't afford that.
780 sqft will always be small and congested. One can never expect same interior fitting design considerations in such size. You cannot have similar bathing glass panel wall in bathrooms like 1200 sqft flats. You need to settle for capsule size standing shower panel.
Its a bit confusing for me too. Most people consider 1000sqft as a moderately sized 2BHK. These people paid highly inflated prices for 780sqft just because its in a gated community.
Hello everyone! I happen to be a second generation builder from the great city of Mumbai. This is some really stupid work by the civil engineers and this is so not luxurious to be honest. I don't understand what gives these guys the courage to provide the customers 206 sq ft lesser than the promise made on the agreement. It is a sin in our business to do something like this and a pretty big scam when you multiply 206 with the number of flats that have been sold by the builder. Its a shame that a lot of builders cheat their customers that leads to ruining the name of our lobby. Good work Mr Krishna, I pray that god gives you more power.

No builder can change the plan without proper permissions. Customers should verify before buying. Also nowdays customer don't pay after getting possession. Not all customers are good. Most of them want everything for free.
An enclosed balcony is actually a part of your room and is useable but is declared as a balcony that has been 'enclosed' in approvals for FSI concessions - this is perfectly valid and legal, however under the definition of RERA carpet area, this area is excluded even though it is a part of your useable carpet area
Such one technical point - A king sized bed is 154Cm x 210 CM - these are the standard sizes. Never seen an 8’x8’ bed in my 15 years of designing homes and furniture.
I wonder how ppl make such huge investments without checking in person and validating... even to buy a car v take test ride and check 100 things... Never trust any builder by showing some model apartment.... also buy independent plot if possible... just look at that urban cage view from window.... how ppl manage in Corona time.... these can't be sold easily also
The ceiling looks to be at 8 ft height.. where as earlier days it used to be 10 ft. 2 ft eaten away so that the builder can add few more floors to make some more money!!

I think the architect has constructed according to floor plan provided. We can't sue him for bad design. Owners should have reviewed floor plan before purchasing.
The doors in the bathroom and bedroom are hinged in the wrong side of the door jamb. Bathroom hinges should be on the sink side and the bedroom door hinges should be on the side furthest away from the bathroom. Then there is no door clash. No glass shower/door clash
That's actually again bad idea for those who only wants to use washbasin, door will cover half of that washbasin. Anyway apartments are shrinking which is not good idea
Better buy a small plot, and build your own flat with best quality material, best design and best interiors. At least you can be sure of adequate number of columns, good cement and sand mixture( most builders construct flats with lesser number of columns and a poor cement to sand ratio.I know this fact personally. When I constructed my flat with best quality material, my construction cost shooted to sky high.So how can a builder will give you a better flat in low cost.It is technically impossible.

781 sq ft for a 2 bhk apartment is not going to be spacious anyway.... buyers must think about that... around 900 sqft is a decent area for a comfortable 2bhk... as a student of architecture I can say this is truly a planning disaster if it is done by an DEGREE holder architect..
You are buying a 781 sqft 2 bhk, don’t expect a penthouse space to be available for the mere 782 sqft. But the design of the doors spacing though🤦🏻♂️🤦🏻♂️

I live in a one room toal Sq ft of 150 square feet. My wash room is bigger than this luxurious 780 square feet flat. I always had an imagination of moving to society building. Thank God this sir has made me clear. Better to keep living in my own home and save money for future. My money and time saved. And disappointment of not living in society is gone to tally.
One should always opt for Ready to Move in flats. By this preference, at least buyers will be able to have a look at the flat that they are going to put their hard earned money.
How come they belive only paper plans and not visit property before buying ? That's why it's always good to buy the newly built and finished property. Even if it costs few lakhs more.

@Krishnaraj Rao how did they force Kalpataru to reach settlement? Many builders have a clause in agreement itself, which states that developer is not liable to compensate variation in carpet area due to architectural/structural reasons. It does not seem that developer would have agreed readily to refund entire amount with interest.

Hats off for your incredible investigation of various flats.but the main culprit are the municipal plan approval authorities who played with the safety of people's life.
Sir same is the case in other major cities in India, this is reason we started looking for a ready to move in flat.. but prices they are quoting are very much higher than we expect, We are from hyd.. some builders are also charging amount for removing debris after construction.. not sure how much they are paying the poor workers... this has become avbig scam these days unless someone decides to teach them a lesson they will loot our money....
It's the customer's foolishness... If they have seen the design while booking... Then why are they complaining now?? It's their fault, builder design is not good.. but I would say the fault is still with the customer
This problem comes when design is compressed to save money, but doors and windows can't be compressed. It is a design flaw. Absolutely stupid design by builder
First of all understand me from civil background. Enclosed balcony is charged at 10% premium and capet area at 60% premium. So in plan builder showed enclosed balcony more than the carpet area. Bathroom door is a sheer mistake. But making a compact flat will have space issues as buyer budget is also considered. Less budget n bigger flat is where engineers have to make efficiency.
If kalpataru which is supposed to be a reputed builder does this , what hope is there for trusting buyers who only desire to have a home as promised and for which they are shelling out a ton of money ?
Do you even understand the concept of enclosed balcony and open balcony ? Is the total length and width given in the unit layout any different than the one in actual ? Why is that guy measuring the piece of cloth instead ad measuring the length and width of the room and tallying it against the unit plans ? Also there is no flower beds mentioned in the unit plans, so that place near the window is not meant for putting up flower pots. By doing that you are spooking the overall elevation of the building as the muddy water streams down the building leaving ugly water marks and stains.
All points are valid. But does it make sense to complain after buying flat? As owener buy flat after going throght design and also after looking at sample flat. Builder can claim that design was given to owner before booking and no action will be taken against him.
8' x 8' bed ????? Please go home and measure the size of your own bed. Minimum size of double bed is 5' x 6'. Please have experienced Architect to design the interior layout. Blaming without sufficient knowledge is not only wrong but could become a legal problem. Have you discussed this with the developer / customer care ?????
When I heard 8'x8' bed I was literally shocked 😂. The door must have been placed following Vastu regulations most probably. But still this flat is just built bad. This is what happens when rich crooks hire architects and then pay them in pennies.
Architects are the ones who take money for just putting pencil to paper and making some very basic designs - an Architect I hired did not make a 3D view of interior etc. But wanted money because I have cast the plinth beam I told him to cast the Plinth beam what was your work ?? Did you supervise - NO Did you monitor on the day NO - Did you do any work that day on site - NO Did you suggest what sand to use what cement to use what mix to cast grade etc- BIG NO what he wanted money I threw him out
