Expired pipes are a nightmare for Arizona homeowners

Thousands of the Tempe homes could have critically-deteriorated sewage pipes underneath them, according to a map provided by the city. An expert said the problem could affect as many as "nine out of 10" homes in the area.
The pipes could cause massive sewage backups, repair bills and headaches for homeowners if they aren't signed up for a program looking to minimize the pain on residents' wallets and correct past mistakes.

My house was built in 1949 and has CONCRETE sewer pipes! They are still going strong 90 years later! The iron water pipes in the house also are going strong. I have a gas wall heater that is that old and still going strong! The whole house is worn but still going strong! Built to last generations!

Parent's replaced theirs in 1984. Whole neighborhood in my hometown had Orangeburg from house to city sewer. Now there is required inspections of sewer lines for any house being sold.

Throughout the entire country. This pipe product hasn't been approved for use since the 1970s, along with aluminum wiring. Sorry, not a breaking or even relatively new story.

@@moosespeak6140 Orangeburg pipe is basically pressed tar paper. It was cheaper than cast iron, and that was the ONLY reason it was used. It was not the best product, nor was it installed improperly, it was just cheap and allowed by code at the time.

The pipe is called bituminous fibre. Orangeburg is a brand, probably local. Your building sewer requires upgrades just like the municipal piping requires periodic upgrades and replacement. Suck it up, you bought an old house that requires maintenance.

"Orangeburg" was NOT a local brand. They went bankrupt when PVC pipe got popular after 1970 or so. It was usually just called "Orangeburg" -- much like Xerox made so many copy machines that people just called them all "Xerox machines". But yes, if buy a 50+ year old house, you can bank on replacing the sewage lines. And water heater(s), AC equipment, roof, driveway, etc.....that's why my house was $95K, not $350K.

Orangeburg pipes were a problem in the 1970s, and haven't been used since. Somewhere about 1974 my parents had to replace theirs, in a home built around 1960. This is not breaking news. Did they check if they have aluminium wiring?

we had our house inspected b4 the purchase, it's only 10 years old but still worth having cameras send down the pipes (ABS), roof inspected, HVAC inspected, foundation inspected, wiring inspected (all copper)

Why is this a surprise..? My home is 80 years old. Of course you need new sewage pipes after 80 years! My pipes were concrete and I had to have them replaced. The perks of buying an old house. Why is this Orangeburg's problem!? You bought the house, this is what happens. What the heck dude. Quit throwing a fit about this totally normal part of home owning.

The plastic ones don't last any longer had to recently replace 18 feet out into city street because the plasic pipe had dropped down. The old iron pipes actually last longer

Interesting. I know that Iron pipes have scale issues sometimes, and last a long time. I know that plastic pipes can do well long term. I have never heard of these "wood pulp" pipes.

orangeburg pipe was made in Orangeburg, NY, during ww2, as a replacement for scarce iron pipes, and stayed popular after war's end. it does break down after 50 years.

That's why you always buy that cheap little plan for your water pipes coming in your sewer pipes going out it's 5 to $8 per month and they replace them

This problem exists all over the United States. Our inner structure has been failing for many years now, because proper upkeep and replacement had not been kept by succeeding administrations. I too had to leave a house that I was renting because the pipes had collapsed causing sewage to back up in my shower and commode. It's really disgusting. Anyway my landlord shot me a text message at 1:00 in the morning telling me that he was out of the landlord business and I needed to find a new place to live after 12 years of renting the same place. I really liked my little house, but I was forced to move to another place, an apartment complex you also has pipe problems and sewage backup because of old pipes and roots growing into them year-round.

Retail? Californians we're paying over a hundred grand over ask for falling down moldy homes here. Then they stripped them to the studs. There are so many more problems they will find. I am stuck in an apartment because of the insanity. Not Arizona.

The vitreous clay tile pipes serving my 1928 Chicago two-flat are still going strong with no back-ups. The lead water service lateral is another story, as are the 95 yo iron water pipes.

This is why you take out sewage insurance, this is a massive state failing allowing any pipe to meet code made out of paper and tar is and was ridiculous. UK's old pipes from 17 centrue made of terracotta and later cast iron now abs thermoplastic

I got exactly 50 years out of the Orangeburg pipe on my house. It took me 2 days to dig it out, and a few hundred dollars to buy PVC pipe. No big deal. And my sister lived in East London for 20 years. I assure you that their plumbers are just as busy as ours are -- just as expensive, too.

Even with newer homes you may want to get your pipes scoped when you buy. Many general inspectors can do this. If not, hire a plumber during your inspection period.

No difference from what my old neighborhood piping has. I was living in a home built in ‘71 near 83rd avenue in Maryvale. We had cast iron drainage and it failed. $14000 dollars to open up the walls and floors.

Our home has Orangeburg pipes and they're breaking down. One quote to fix it was $20,000 and that's not feasible. Hopefully, we'll move soon and it'll be someone else's problem.

Even cast-iron sewage pipes rot out over time. Any house built in the 1940's will need work.

Foresight beats hindsight. Er, No buts about it. Sorry for the problem. Is there a building inspector and codes? Cheap isn't all better than quality. Plants will draw out the water and nutrients as they root into what organic mater they can find in the soil.

Five years ago my old 90 year old terra-cotta clay drain line got fibrous root intrusion. I collapsed the line trying to use a rental auger. Had to spend $3800 for 65+ feet of new schedule 40 PVC line. Best $$ I ever spent. Will still be working just fine when Captain Kirk & Mr. Spock are in orbit overhead.

@@mph5896 I was thrilled! The crew was totally professional. They got here in a week, did the job in two days. I used to be a self-employed remodeler (back before I became a dilapidated old man) so I know quality work when I see it. Next best quote was $1800 more, and at LEAST 2 weeks before available!

Here's how you can avoid this stop buying solid foundation homes buy houses that are lifted on a concrete block or wood pillar foundation and then you'll be able to regularly service pipes cuz they'll be under the home with a crawl space and not stuck under concrete slab

The pipe in question is the building sewer. That would be the section of pipe between the foundation of the house and the property line. Bituminous fiber piping would not likely have been used inside the foundation. That would have been cast iron soil pipe with lead and oakum joints or mj. Basements with bathrooms are common as well. The building drain would be under the basement slab if you're connected to city sewers or a sewage ejector for septic. Either way the pipe is buried under the house which is the ideal installation.

@@roywarriner8441 I live in Southern California and I've seen stuff from add-ons to houses built over the septic tank garages completely built over the septic tank or garage is built over the leach field so you can't even service the drywall with chemicals or pump it down and maybe see if the rock is clogged I've seen where they've done solid foundations back in the 50s 60s and 70s and put this board paper pipe directly under the foundation I'm also seen because I'm near oilfields where they've used old drill pipe as sewer line the longest lasting septic tank I ever seen was on a house built 1907 made out of red wood beams personally I'm a fan of the terracotta but you can't get that s*** anymore not easily and not affordable there's some coastal towns that still use it because the plastic pipe will float because of the low water tables which probably isn't a problem anymore due to the drought but it could be again some day

@@roywarriner8441 but I do have to disagree about the pipe being buried under the house about it being the ideal installation I like raised foundation homes problem is if you want one you got to buy an old one or build yourself a new one the sewer Hanes below the floor and then the only time it goes in the ground is when it exits right outside the foundation to go out to the city that means if the sewer line never needs to be replaced you crawl under the house you replace it you dig up the yard you replace it there's no Jack hammering out the floors in your house less of a mess lot faster to replace

@@ligmaknutts2752 I started in the trade in the late 70's and it had been decades since bituminous fiber pipe was used here. It was mentioned in trade school more for historical interest than anything else. It hasn't met code here in my lifetime and I'm in my 60's. It was never approved for above ground use. It was not replaced by pvc. Clay tile was used here as well, but cast iron soil pipe replaced bituminous fiber, then decades later pvc became the go to material. It may still be in use in some industrial process piping though.

In the 27 years I've been in my house I have never had a problem with the underground piping on my property nor do I ever expect to. Pipes freeze here, even sewage piping. You want your building drain and sewer below the frost line. All houses here have full basements. The installation you describe is for summer use only cottages and everything would need to be drained in the fall.

In many locations, it's not a good idea to buy a house older then 1990. Pipes, wiring, insulation, etc might all need to be replaced. $$$$$$

Ohh I’m in a hotel right now cause my pipes backed up and then the waste water management came and blew it all in my basement. Bout to get mine snaked today and get an estimate. 🥺

I feel sorry for these people, but don't they have building codes in this place? It's the city that let them bury that pipe P.S. If you have terracotta pipes, put some salt down your drain every now and then It keeps the roots from growing through the pipes

You better take care of your property and pay your taxes, BUT! We won be using those taxes for inspecting or repairing the infrustructure you need, that we SHOULD be responsible for.

The builder installed it and the city owned infrastructure is fine. When your toilet breaks do you expect the city to fix it? What about when a lightbulb burns out?

@@john_in_phoenix So in this instance it was the home owners pipes that failed. The 2 recent pipe failures in the valley that lost mollions of gallons of water were piblic infrastructures. Strawberry and Pine running out of water was due to the 3 stooges being in charge, for over 40 years. The reality is it's time for EVERYONE to get with this before more millions of gallons of our liquid gold is lost.

These homeowners are silly, i.e., there was E.coli in the sewer pipes. Of course there was so, repair or replace the pipe and stay away from the leakage area. Old sewer pipes degrade over time depending on what they are made of and the soil type. Get an inspection before you buy.

I'm a plumber. People have clogged 15 times. They finally pay for a camera and still don't fix it. They sell the house. The preemptive strike is BS. It's the same cost weather done last minute or preemptive. So stop acting like if they knew they would do something. Trust me most people don't do anything.
