Federal APPROVAL For Manufactured (Mobile) Homes Just Got Easier

The Federal Housing Administration (FHA) has made new rules for how homes are appraised (valued) when people want to get a loan to buy manufactured (mobile) homes. These new rules are for manufactured homes that meet certain quality standards set by two big organizations, Fannie Mae and Freddie Mac. The idea is to make it easier for people to get loans for these manufactured homes and ensure they are valued correctly. FHA says this will help more folks find more affordable housing. They want to make sure Americans can find an affordable place to live. So, they're ensuring these rules match what other people in the housing industry are doing. This way, it's easier for people to get mobile homes, which can be just as good as traditionally built houses.

Not everyone deserves to own a home. If you cannot put 20% down on a home, you should not buy a home. Banks and the government changing rules so it's easier for people to own caused the real estate bubble during Obama. I don't understand why people think other people who worked hard should be subsidizing their lives - housing, children, and healthcare.

Manufactured homes are not like they used to be! I wish people would stop having a negative attitude towards them. Depending on what you get it can be paid of way before you will pay off a “traditional home”. Since I bought a manufactured home, it has become a pet peeve when they are referred to as mobile home. I bought what I could afford, so it is small but it is still a home, and in a great co-op neighborhood.

Very true. When you think of how long it takes and how much interest you are paying on a traditional home, you really have not made any money on it. Sure the stick built home may go up 100k or 200k, but when you factor in all the interest that you have paid during the life of the loan you have paid more than what you are getting back. Unless you pay cash for a stick built home or you pay it off in about 5 years, you really don't make any money off of it later on. And honestly, how many people can pay cash for a home nowadays. I'd rather buy a manufactured home and get it paid off quicker than having a mortgage for 30 years.

Yup I found a foreclosed manufactured 3br/2ba on 5 ac, sold it to my daughter at my cost, she pays $400/month for 10 years, then owns it free and clear Couldn't get rent for 500 lol

I agree 💯 percent that people need to stop being judgmental and understand that owning something is better than renting. Everyone should be able to have an affordable safe home, no matter if it is a stick built, modular, manufacture, tiny home, etc. most people live so above their means that they think it is normal when reality is it is not. It puts stress on you and your family when you are trying to keep up with what “society says how you should be” Thank you for you videos as they are always so informational and please keep educating the masses on affordable living and what to look out for. Great, information! Thank You! The key with manufactured homes is to OWN THE LAND. You did a video touching on the potential costs involved. While looking for a lot, in subdivisions, manufactured homes are not allowed. I don't want to live in the middle of nowhere so I'll keep looking. Thanks again!!

I agree with you. Everyone should have a roof over their head. I have been ridiculed for saying the same thing about the homeless. The level of hate and hostility in this country is heartbreaking. We need to spend more time building each other up, not tearing each other down.

One needs to really own the land, unfortunately many municipalities forbid them or at least forbid the single wide, I believe that to be unconstitutional especially if it meets HUD regulations. Really need to get an attorney that knows the community and these issues. Prayers to all who try this. 🙏

Thank you. Massachusetts does have regulations that offer some protection for manufactured homes. Most people don't understand the difference between a "mobile home" and a "manufactured home". In 10 years we more than doubled our investment (cost plus improvements) in an over 55 community. The purchase of our park (224 homes) by Legacy combined with high interest rates has impacted sale price. Obviously interest rates have affected every home sale. Thanks again.

San Diego County will let you install a manufactured home on land you own IF on unincorporated land in the county, and if the eves extend our 1 ft. or more., and if the foundation is permanent. You can go all out and build a cement stem wall foundation on a concrete slab and that’s the ultimate in a permanent foundation. The question is at what point does such a very permanent foundation become resorted as a regular “home” qualifying for home loan like a regular home?

Thank you for being honest and brave in your videos. You have no idea how many people you've helped, including me. I plan to purchase a manufactured home and put it on my family land. People that think manufactured homes are poorly constructed should visit a manufactured business to see first hand how far it has come along from the past homes that looked cheap and unsafe. I have found a affordable option that is cheaper than renting and it isn't a ( I will SETTLE for this until I get something better) solution. I can have a home that is affordable AND I can be happy with my choice. Thank you again for all the information you take time to share with us.

6:18 It would be cool to make a community where each lot of land is owned by the manufacted home/ tiny home/ RV/ modular home/ adu home/ etc owner. And have the option for an opt in / opt out HOA to pay for community services and amenities. Opting out just means you care for your own costs as they come. And pay for the amenities when in use. It's my dream to make this a reality, but not my skill set. Something like the co-op idea you mention at 7:00

There is a condo & manufactured home community beside my neighborhood that operates like that. They have a fenced in community club area that is a separate recreation club (swimming pool, tennis, volleyball, hot tub, gym, rec room [yoga], Etc). If you want to be a member you can buy a membership, or a day pass, if you don't then don't. Still have HOA fees but they are low(ish).

I bought 20 acres of raw land for 250k and a brand new double-wide for 160k. I just got an appraisal for 550k after I put the double wide on the land. The 😅average house in my area 250k on maybe a half and acre.

We have the Maryland Mobile Home Act of 1980 and the Maryland Renters Protection Program for people that will be in community-based settings. All of this gives the same protection as the average renter along with additional protection given the home on the site is not owned by the community.

I really enjoy watching your videos. It's so sad that society has made people believe they need so much more than than really do in order to be happy. There are so many of us that are happy with having just what we need which doesn't include a large house or expensive car but the way the world is now, we can barely afford to just live. Something has to change or we are in for a serious collapse.

Yes manufactured homess are much different now. My brother lives in one and the ceilings are at least 8 ft high in the lowest part. Here in my mother inlaws house the highest part is 8ft.

Everybody having an Affordable place to live is important. Not only for the people living there but for all of the town. Just look at how California, Chicago and other big cities are faring. Homelessness equals hopelessness and high crime. We are allowing Black rock to buy up all our our single family homes and rent them back to us at high prices. This will keep Housing affordability away from the normal income. Why is this government allowing our homes to be turned into an investment vehicles for wealthy people?

While HUD standards are not great for manufactured homes, they are better than renting. Plus, most manufactured home builders build better than minimum standards. The cost is developing the land and getting a home turn-key installed. There needs to be affordable purchasing options for the lower middle working class at least. There are limits on how cheap you can build a home but it should not be this type of struggle.

The problem with manufactured homes is they look like mobile homes. The problem with modular homes is they aren’t designed to be easily installed like manufactured homes. Homeowners are potentially getting into a paperwork nightmare from both scenarios and aren’t getting any savings from predatory salespeople. If you have land, you’re better off getting a plan drawn for modest house and getting estimates for a stick built home. Or buy an existing home as a fixer upper and get it renovated.

Biden Administration also was responsible for upgrading the energy efficiency requirements for manufactured homes. This makes them much more energy efficient and green. The administration has been working hard to make this a much more mainstream housing choice because it is also better for the environment. New construction for traditional housing is really bad for the environment overall. Building a home in a factory is much cleaner and less destructive to the environment. They are adjusting the interest rates for manufactured homes as well

While this may be true, remember that these upgrades also drive up the cost of these homes. I looked at a doublewide that costed $60,000 five years ago. Today it costs over $100,000. Builders always pass on the costs to us. It would be interesting to see the difference in impact on the environment for both.

@@jillsearcy7311but keep in mind if you are living in a better insulated and energy efficient home...LOWER ELECTRICITY BILLS!! There is a huge difference in your bills from living in an energy efficient home vs one that isn't. I have personal experience on the impact of better windows and insulation and how it controls moisture/mold and maintaining temperature. To be fair hasn't EVERY type of housing gone up???

Of course saying "Everyone deserves to be able to have Affordable housing" is a controversial statement. In one Sentence you stated everyone should be able to work and everyone should be able to put a roof over their heads while doing so. And there are people who think this isn't possible without tearing down some Mansions they're currently living in. Now I don't think this is impossible but I do think we've let things get so out of hand that we'd have to sit down and almost rework the whole system to make it viable again.
