Unfortunately, the home warranty doesn't cover adding anything to Air Ducts. However, dampers and hangers were applied. I had one company add a vent which was useless, now a second company is adding dampers and hangers which reduced the loud knocks to faint pops. So I'll continue getting advice as well as research for a resolution.

Yes, I feel a certain amount of buyer's remorse. I bought my forever home in an awesome area and the price of 2.7 interests. However, the agent had a patch-up job done on the air conditioning, and the seller-provided a home warranty and ensured that it would be covered for repairs. But in the week after the closure, I had to pay $5,000 on an air conditioner coil during the dog days of August. Then, a few months later, after the HVAC is turned on, the heating system creates a tin canning effect in the air duct system. The pressure builds up, leading to constant pops/knocks of the air duct system throughout the night. Neither is this covered by the home warranty.. Now, I'm working with a second HVAC company right now to add shock, dampers, and hangers. I am frustrated and exhausted after being blinded by the green grass and shine. SOS!!!

In the home I live in now, the AC went out in July - in Las Vegas, NV! With temps in the 110's it was insane. I'm very sorry to hear that happened to you. What is the the "tin canning" effect mean? @@AndrewFinney Thanks, Andrew you always know what to say. Regarding oil or tin canning: 'Oil canning' occurs when there is a pressure difference between the return ducts and supply ducts which causes the duct walls to move in and out. It sounds like a half full plastic water bottle when left sitting. Overall, the second HVAC company installed vents and hanger a and damper to cut down on the sound. So last night there was periodic faint knocks/ pops instead of the loud echoing ones every few seconds when the heat in running. I'm open to advice. I'm researching as well.

Thank you so much for the heads up. To be honest, I have not heard of that (aside from boilers) happening before. Is your heater a boiler? My recommendation is (you might already be doing this) to call out 2-3 reputable HVAC companies in your area to see what they say the issue is, how to fix it, and how much it will cost. If you have a home warranty company, then I'd double-check with them to see if this is covered. Please let me know how what ya'll find out about how to remedy the issues. I'd be very curious to learn how these issues are resolved.

I know this may sound odd, but is there an opposite of SOS? I always seem to be most interested in houses or vehicles, that everyone would pass over as being "too dated"," too small", or "like something my grandparents would have bought."

Hey Matthew! Great to hear from you my friend! Lol... Yes, of course buddy! There is always in opposite position. Though the one you mentioned is at the opposite end, I suppose I'd call it the DIY Enthusiast. In the case, it's just a matter and ensuring you're up for the reno that might be needed from a time and financial point of view. To be honest, I tend to be a bit the same. While not adverse to buying new homes or homes that have a reasonable about of features and upgrades etc... I'm certainly not opposed to renovating a house that has "good bones" in an area I like. In fact, when I bought my current home it was on the market for a very long time (considering the average days on market) had good bones and was in disrepair in some areas and completely outdated. I went with it because the "flow" was right and I liked the location. That said I'm still working on my home renovation list and with every renovation completed, it's more and more "perfect" to me. I would like to see a video comparing different types of heating systems(natural gas, propane, electric, wood, space heaters) since there are so many different options in my state, and utility costs can vary so much with the different versions.

Thank you, sir. Well what would benefit me personally would be something along the lines of "do's and don'ts within first year of new home" or something like dos and don'ts to increase value and what not to do that would hurt home value or make it less easy to sell. I think you've already done stuff like that but being a brand new buyer it would be good to hear from a pro.

Of course I do not have buyers remorse on my beautiful new home but some of that crystal gold chandeliers I am looking at purchasing I may regret spending all that money later but I’m going to love it for now LOL love your videos as always On another subject curious if a kitchen update includes custom white cabinetry and high end stainless steel appliances would that increase the value of your home or sell your home faster in the future compared to regular stained wood finishesI love the beautiful luxurious white cabinetry my friend disagrees

Hey Thomas! Congrats on your new home my friend! Thank you for your email btw. You're the best! Just a quick heads up, I have an extensive playlist for homeowner that include considerations for home renovations and how to approach renovations. Here's the link: ru-vid.com/group/PLRT4sgnCVqNey1B6VuDziJcso_ujYXtfT In short, the renovations you choose for your home should accomplish 2 goals and 1 key consideration: 1. Always approach renos with resale value in mind. To do that, consider what homebuyer's in your area are looking in the homes they want to buy. a. If "modern" white color schemes hold their value in your area this could be a good idea. If it's a "trendy" thing in your area probably not so much. Personally, when I did my kitchen renovation I chose to go with a rustic traditional style. The appliances are stainless steel and the cabinets are custom stained "real" wood. The granite I selected is has multiple colors in it with a dominate "white" base. This achieives 2 purposes: 1. It harmonizes the color palate of the kitchen and compliments the travertine floors. 2. With the white base of the granite it also permits a potential future buyer (I don't have any plans to sell my home) to decorate with a modern style of they so desire. Since the cabinets are custom built precisely to maximize the space, if a future buyer opted to go with antique white, white, or any other "modern" color scheme, they wouldn't have to replace the 17k of granite. (the kitchen reno was a small fortune and one I saved up for over several years. The total project cost was close to 80k) 2. You should always enjoy your renos yourself too. This is your home and if you choose not to sell it as soon as you might be thinking, then you want to maximize the enjoyment of your new home for you and your family. *Key Consideration* Home renovations aren't a race but if they were it's a marathon approach that wins. Saving up for the full project over time is highly prudent from a financial point of view. This also enables a homeowner to really think through what they want and ensure that when the time is right for the renovation they have the requisite funds not to cut corners, account for cost overruns (there are always overruns with renos - it's just the nature of the beast), and ensure they polish the project with excellent "fit and finish." @@AndrewFinney Looking back at the process (it took us almost 8 months to get to this day) I think a list of all the people that seem to want $500 would have been nice (inspector, appraiser, attorney, insurance, septic dude). Also, none of this would have been possible without our dear Uncle Sam....following through with all the VA eligibility paperwork was crucial. Any videos on the VA process are always welcome. I didn't see the topic I need. Some young first time buyers bought a 3 yr old house. It passed the mortgage inspection. The AC stopped first week. Major repair. Then the water heater leaked and the shower was improperly installed so it leaked and rotted the sub floor. The windows were not sealed so the entire corner of sill plate and joists rotted and had to be replaced. The house settled enough to form a 3/4" crack in the great room. All this in 2 years. They're done. They will sell it and go back to renting. Is there a way to prevent this?

Hi Joan! Thank you for watching. This series won't be going into after closing issues. The series is designed to assist current and future home buyers in making a well-informed decision and educating them about the mistakes people make and how to avoid them along with what they need to know moving forward through the home buying/ closing process. That said, since the house that the "young first time home buyers" purchased is relatively new (3 years old), a question the comes to mind is what are the builder warranties and what is covered. i.e. a settling crack of 3/4" could be considered structural warranty that might be covered under the builder's warranty. As for the appliances, another question that comes up is any manufacturer warranties that might be available. It's highly unusual (from my experiences) that so many key appliances would go bad in such a short amount of time. At the end of the day, I highly recommend getting a copy of the builder documents (if they don't already have them) to review what the builder warranties cover. The next consideration is to find out if and how many of their neighbors are experiencing similar issues with their homes. If it's recurring trend with the builder of their community, then it might warrant having a conversation with a real estate attorney in your area about a potential "construction defect claims" case. Please keep in mind, that I am not an attorney and I'm sharing this information in a way to provide things to consider moving forward. As for the "young first time home buyers" deciding to stay in their home - that's really a decision for them to make. All the same, if they are addressing the issues with the house (hopefully the info above helps) then it'd be financially prudent to remain in the home for a few years, build up their equity position, and then sell it in the future to a buy another home (if they want) wiser from the experience they learned the hard way (unfortunately) this time around. What you're sharing in your post Joan is one of the reasons I've created so hundreds of videos and strive to get the honest info out to as many people as possible so that situations and other "bad" experiences/ situations are avoided. Hi Andrew, I have a question on a slightly different topic that I hope you can help with. If a buyer works with a buying agent to see a home like during a given month, but they decide not to make an offer at that time , can that buyer revisit the same house with a different agent at a later time - like a couple of months later and have a different agent write an offer? The buyer did not sign any contract with the first buying agent, and the relationship went sour for various reasons, so they informed the first agent they would be switching to a different agent. Making an offer on the home was never communicated to the first agent.
