There's a strip mall right next to it...maybe someone that buys it could talk to the property manager to make some kind of deal for a parking spot or 2? And by the look of the fencing on the roof it looks similar to the fencing on the strip mall so at some point it might have been part of it?
Good luck getting a permit to remodel that property. It’s directly over the LA River that goes out to sea so there’s a few agencies that need to give approval and you’ll have to hire lawyers probably

Back in 1987 we saw this place listed on Penny saver magazine ,we had a hard time finding it ,we found it but realized it wasn't safe for our baby girl and no garage it was listed for 600$ a month lol😅
This is built on a bridge that was built in the 40’s or 50’s keep that in mind, things were not built up to strict codes back then so it will wash away when that river below is roaring
