Hi Jason. Is that the going rate for a 3 bed apartment or is it because its the penthouse. I have to be Frank, I was a little disappointed with the size of the 2nd and 3rd bedrooms especially that one side of the bed was pushed up against the window with only one side accessible. They would be much more spacious if you were to lose the sofas and put one of them in the lounge where in my opinion you need the seating. If I was paying 21 million, I would expect at least a 4 burner hob and an oven if this condo is aimed at a family occupancy. Sorry its a no from me! I loved the 1 bed tho, is 9 million the going rate for a 1 bed?

Having visited Pattaya many times ,I would just rent a nice condo for $500 or less and spend the money you would have tied up in the condo on enjoying the rest of your life.
@@goodvibespattaya2423 I agree with you and even though my mother bought a condo in Pattaya and lived there for over 12 years, she really enjoyed it. Renting gives you flexibility and you can find nice places there are easily affordable, unlike the U.S. and Australia right now.
Not really. It's the combination of investment on Thai soil that gives you the discount. If you apply without investment you pay full Elite Visa price, that is gonna skyrocket up from September 2023.

Thanks again mate. I have seen this complex in other vids with the elite visa, but not the model units you show. Poorly designed in my view. A few examples - the cramped space in the guest bedroom of the penthouse; the glass enclosed bathroom; the stupid door to get the bathtub; the high ceilings and storage space 3 meters up. Others. The one bedder was a little better but also had some problems. The new Hilton looks like it will kill the views from many of the units, and you will spend a couple years with the noise and other issues associated with the construction. The elite visa is a gimmick. Just knock 600K off the price. Location is not ideal. Anyway, it was an interesting tour and discussion with you and your homie Manuel. Good guy.
Prefer bang saray as you say cramped and I prefer my privacy so wouldn't want my bird ogled when she goes for a swim.Also with high ceilings would cost a fortune to use the aircon .

Very cool place, the sky bar is cool and I haven't seen a bottle of Regency for a long long time. The undersized rooms in the 3 bedder with no access to the windows because of the bed is a big turn off. The living room and kitchen are horribly set up, it seems so cluttered and overkill with too much furniture. The one bedder seems to be set up much nicer and the bedroom is actually properly spaced. The studio isn't so bad but how could they not include the mattress and washer for the unit? Overall it is a nice complex but not my cup of Regency hehe. The Elite visa is a great visa but depending on who you end up with in a relationship, you might not make it 20 years hahahaha. Single till the end I say so I still have my heart set on Del Mare. Good vlog Jas. The last 2 where nice. 2nd & 3rd rooms in the penthouse are far to narrow. You can't even walk around the bed & for a penthouse I would have expected to be able to. The building was very nice but for anyone moving in, they are going to have to put up with the noise from building works of the new Hilton & may loose their view. Jas, your retirement visa is the best and most economical then you can rent and move around as much as you like to enjoy the country as well as not be tied to owning a property that costs to hold and maintain as well as costs to sell down the track and also creating complications in your will and estate if you are an expat !
I looked at these back in December 2022 when they were almost completed. Very nice but the 2bdrm version was too small (59 sq m) and was still over $9M baht
@@zealman79 yea my thinking exactly. 250k usd in the west is a down payment nowdays. And if a unit with 3 metre ceilings is too expensive to run a/c for some people, they can't afford it anyways. My electric bill in the west is over $300 usd a month and that is the ripoff
I really like them. The Studio is awesome for the traveler & the extra for the Elite Visa makes it a worthwhile package. Great facilities plus usage of the Hilton when complete. I see the value & I don’t care about the small sized room because I’d rather be enjoying the facilities & out & about enjoying what Pattaya has to offer. You’ll still have your usual people complaining about size & price because they can not afford a little luxury. Great location too. Thanks for the vid. I enjoyed it.
The penthouse is nice but have to say the bedrooms let it down there just isn’t enough space especially in the second and third bedrooms, the new properties these days just seem to get smaller and smaller yet the prices keep going up I would rather buy a older property and refurbish it to my liking without compromising on space. The sky bar is nice I’m not so sure about that glass floor looking down on people sunbathing or even them looking up at some unsuspecting lady walking over it, it would of been better if it looked down to the ground floor now that would of been spectacular.
Oh you are most definitely paying for that Visa...& I will venture to guess there's even a hefty markup baked into the asking to included that Visa. We All know they'll never give something for nothin. Unless You travel tons (which means you'll rarely be there), those Elite Visa's are not worth it. Most who've have or have had 1 say the same. These pricey units are for those who have a few million burning a hole and who need to put up their girlfriend on the sly somewhere.

@@goodvibespattaya2423 Don`t let all the negative comments get to you, Jason. I am sure this is a great option for those who most of all want a complete hazzle free next 20 years regarding visas. There surely must be plenty who consider this a good deal, to pay up front for that option. In a way, that is what this is about, paying up front for your next safe 20 years of visas, and getting your own very modern condo at the same time. The only negative thing I can see, is the location of the Hilton, and all the noise coming with building it. Otherwise, a good option for people who can afford to pay a little extra to be comfortable with their visas. Those can be a real headache and a hazzle.

Sorry, but that was a sad penthouse. No space to walk at the end of the bed in either 2nd or 3rd bedroom. That affects everyday quality of life. If someone is going to pay about $1m USD, there really is no excuse for that.
With reference to the 2 smaller bedrooms in the Penthouse, instead of a really tight 2 bedrooms. 1 big L shaped 2nd bedroom with a smaller Office/ Nursery would have been a much better design. Not really a 3 Bedroom IMO! Not sure on the 2 burner cooker/stove either!..
Thanks, the Elite Visa has since changed to the Thailand Privilege Visa and now more expensive. I know of one project that I also put on RU-vid called Glory Village that is offering a 10 year visa with the purchase of a villa. Not sure about other locations but I’m sure there are 👍
The elite 20 year visa and studio is ideal for a retiree . Perhaps living in it for six moths every year is doable and renting it for the other 6 months . Am interested on that basis

Beautiful building and rooms, however once they begin construction on the Hilton that'll last for im guessing 2-3 years, then also an obstructed view. Love the place but I'd have to pass. As an investment, I guess its a good deal but unfortunately I don't have the money to do so

Jason my wife and I are looking at moving to Thailand all I hear is how cheap it is to live can a couple really retire comfortably on 3000 to 3500 USD. We really are coming next year once I retire and have never been there but with your videos and others we watch we have fell in love with Thailand. We watch videos daily for hours on end and are ready to come now so anyway is it really that inexpensive as fortunately I have a union pension a good 401k and once I hit 62 in 2year I then get social security so we are looking at about $4400 with not even touch my 401k any input would be help full
You are in great shape to thrive, financially, in Thailand. Of course, it depends on your lifestyle. I lived on $1500/ mo. Both in chiang Mai and Phuket. Western food is not cheap at restaurants. As much as you love the videos, you have to go over for at least 1 month to see what it is really like. If you don’t, you might be surprised at somethings. Obviously there are tons of positives, but here are some negatives: uneven, bad sidewalks with open, unmarkedholes; extremely loud kidmotorcycles that ruin outdoor dining; bad air quality up north which even gets down to Bangkok and Pattaya Feb- April; visa issues and 90 day reporting is a hassle; the heat is oppressive and non-stop (you will not get use to it as some people say, you just have to live with it), languageissues, difficult making new friends. So, something to think about for you. Go first.. Don’t move over without an exploratory trip.
I believe you could live quite comfortably on that amount, I live on under US$1500 per month all up but as the other person said, come and try it for a month or so, that’s what I did 👍. Wishing you all the best Jason
