It's good information video about home loan tax savings. Only one information need . in 80EEA only home loan should be taken in 2019-20 yrs or previous yrs also.

Sir ye principal amount kya hota hai ?? Isme byaj (intrust) juda huwa hota hai ya nahi ar hame kaise malum chalega ki ye mool loan hai isme kisi tarah ka intrust nahi hai.manlo maime 20 lakh ka loan liya hai isme 18000 emi hai to isme principal kya hoga ar intrust kya hoga ??

Hi Thanks for sharing very imp info. My home loan starts in 2017 and was paying PRE EMI. From Feb 2018 I started paying EMIs and got the Flat possession as well. So for the Assessment year 2019-20, I have done the calculation for SEC 24 as below 2017-18 PRE-EMI INTEREST Rs. 54,573.00 2018-19 PRE-EMI INTEREST Rs. 1,83,721.00 EMI COMPONENT Rs. 36,615.00 Total PreEMI = 238294/5 = 47658 (As PRE Emi Interest can be claimed only 20% for 5 years) Total Interest = 47658 +36615 = 84273 (This amount will go in SEC 24 Interest payable on borrowed capital) Does this calculation look good to you? OR can I claim anything in SEC 80EE?

Hi, two queries: 1. For self occupied properties if we are paying municipal taxes and yearly maintenance, can we show them as losses? 2. In case of joint owners and joint loan, if only 1 owner actually is repaying the principal and interest (emi) can still both the owners claim principal and interest separately? Thank you.

For self occupied property AGV is nil, hence no deduction for anything except interest on loan

1) I have taken First housing loan for Rs 23 lacs for purchase of residential flat in July 2016. It is self occupied & its loan interest for fy 2021-22 is around Rs 62000. (2) I have also taken 2nd housing loan for Rs 80 lacs for purchase of 2nd residential flat joined with my spouse in July 2021 . It is also self occupied & its loan interest for fy 2021-22 is Rs 367000.(3) Then how can I claim how much amount in section 24 ( Rs 2 lacs) & 80ee ( Rs 50000) or 80eea . Please guide me in this case as early as possible. Thank you so much.

You can claim deduction up to Rs 2,00,000 only in section 24. Section 80EEA is not applicable for you as you are not the 1st time home buyer.

Sir, ek important scenario cover nahi kiya in case of construction goes beyond 5 years. For example, if I have taken a loan in 2009 and got possession in July 2019. then Can I take rebate for current year as Rs. 30000 + ( interest of 10 years / 5) = Maximum Rs. 200000

Sir, mera ek two storied ka home loan chal raha hai, loan 2 storied building k pura mila, but expenditure jyada hone s ground floor conplete nhi kar paya aur abhi mai 1st floor k finishing kar 1st floor m reh raha hu aur section 24 claim kar raha hu. Abhi May 2023 ground floor complete karne k liye fir s home loan liya hu, jisme purpose diya "residual work for existing home loan under Home Loan, Housing Finance Scheme" . Abhi mai in dono home loan s maximum kitna tax exemption le sakta hu.

Conditions with respect to the carpet area of the house property. These conditions have been specified in the memorandum to the finance bill, but not mentioned in section 80EEA: The carpet area of the house property should not exceed 60 square meter ( 645 sq ft) in metropolitan cities of Bengaluru, Chennai, Delhi National Capital Region (limited to Delhi, Noida, Greater Noida, Ghaziabad, Gurgaon, Faridabad), Hyderabad, Kolkata and Mumbai (whole of Mumbai Metropolitan Region) Carpet area should not exceed 90 square meter (968 sq ft) in any other cities or towns. Further, this definition will be effective for affordable real estate projects approved on or after 1 September 2019

Sir prepayment of home loans means what. ? Suppose I take 25 Lakh home loan for period of 25 years . And after 3 years makes part payment of 5 lakh rupees what exactly done in this situation . Is either I pay PRINCIPAL AMOUNT ONLY OR INTEREST OR BOTH. HOW does it benift me ?

If you pay principal amount, your loan will finish earlier or interest amount will be reduced.. Interest payment will reduce burden of monthly interest.. both is balanced of both.
