asking price is most likely just to grab attention and the serious price is a fraction of this. At $7.5M, at the minimum, I want a 6-12 enclosed HVAC car garage, a roof top, and large backyard, large pool, things that are luxurious and exotic. The aesthetics and interior design of this property also not impressive for the price, design and materials more like a 74M PHP house. Buyer with a budget of $7.4M, is more than capable to have a bespoke or owner designed home to get exactly what they want

This remarkable house is huge and elegant. The only undesirable element that shattered it's charm is the hanging electrical wires and cables at the facade.

For almost half a billion pesos, the house is a bit underwhelming. The living room, dining and kitchen area has the feel of a bank lobby and the pool is too small for the price. It's still an impressive house overall but you can probabaly spend a quarter of that and buy a big modern house with a 2 hectare lot somewhere else. Seems like a big chunk of that 400 million is spent just to get bragging rights being a part of that "elite" neighborhood.

P420M pero: 1.) ang mga door hinges ay hindi Hidden Hinges 2.) ang mga aircon ay hindi ceiling concealed 3.) ang garage ay hindi underground at walang garage door 4.) ang living area ay walang Italian furnitures 5.) ang kitchen ay walang pot filler at popup outlet 6.) ang laundry area at dirty kitchen ay nasa labas at walang sariling kwarto 7.) ang kisame ay walang concealed fire sprinklers 8.) ang mga toilet ay hindi wall mount 9.) ang mga sliding doors ay hindi motorized 10.) ang concealed refrigerator ay maliit 11.) walang DVR/Electrical room 12.) at hindi fully-furnished compared sa California, Florida at Marbella homes na mas kumpleto at maganda sa same price range.

The kitchen is by VIRO CASA all materials are imported from Europe but assembled here . Kitchen equipment are by SMEG .

THIS IS NOT FOR EVERYONE! the moment you're complaining about the price then obviously this is not 4u just saying but im not saying i can afford this too.... knowing the house needs a lot of furnitures and couple of staff to maintain this huge of a house. In the end i really appreciate everything this house can offer and how it was presented to us.. God bless us more so we can afford this house 👉💙👈

Finally a tour of my dream house! 😂 The Master bedroom on the 3rd floor, I’ll turn it into a gym room or function room because all of the other rooms can be considered as a Master Bedroom since they are all huge🤣

I love the trees! It creates privacy between the houses. Plus, fresh air. Also, the glass doors shuts noise from the outside. Hopefully from the inside as well. I love the wooden floor. Bedroom #3 is my fave because it's the most private. 💙💙💙

maganda naman ang bahay in general, price is not on point considering ang daming finishing na kulang sa bahay. Could have been better kung ang price ng bahay mo eh 400m php, naka lagay kapa ng lower ground sana for parking 4-6 cars, laundry room, electrical room and maids room. Landscape could've been better as well, pool was nice adds value to the house. Masters bedroom nasa 3rd floor so this is for young couple even if you have elevator. Wala entertainment area dedicated , yung 3rd flr masters sana perfect entertainment area. kulang sa character yung daily kitchen. Madameng ibang na feature na highend house ndi aabot 400m php pero better than this.

I'm sorry to comment that this property is way way over priced, kahit it is in Ayala Alabang. You can find those wood accents in sub 10m homes! And I don't know why the architects did not even consider that those who can afford this kind of properties, more than likely have cars that are worth close or more than this property's price. If I buy this house, I will turn that living room into garage of my Lambos and ferrari's.

My thought as well, the materials the color palette. the only part that caught my eye is the walk in closet :D, This what separates an architect and interior designers to one another, because no matter how much budget you got , if you got the talent and eye for design, you do not need this much money to create a better design.

i would love to have bedroom 3. its not too big, not too small, its a perfect size for me. I can fit my bed, my pc and my other stuff and i love the vanity and the walk in closet as i have a lot of clothes. The bathroom is just perfect and you have a balcony to oversee outside so you can get fresh air

Love the house. Disappointed lang ako kasi walang theater room talaga and a gym. Tapos yung puro glass sa master bedroom sa 3rd floor. Sana half lang. And yung party area sana nasa backyard na lng din malapit sa pool, ang off lng na ang laki ng balcony mo sa 3rd floor, kung gagawin mong party area lahat ng guess mo papasok pa sa room mo.

who would buy this house ?? as for someone like me who would prefer a practical functional home I'd rather buy a house with a tropic and cozy vibe than just this huge house sinayang lang Yung ibang spaces masyadong exaggerated din Ang shower space and lastly it's not worth the price. You can buy houses much lower than this price naka fully furnished pa.

Kinda feels like this is more of an office building rather than a house in my opinion. Medyo close kasi sa neighbors so the space is really not as "spacious" when you're outside especially sa pool area. But the house is really beautiful Or maybe the house's beauty might be more appreciated if it is sold as fully furnished.

For 400m, I'd expect at least centralized airconditioning. Also, I don't get the window walls in the master bedroom. There's no view unless you want to stare at your neighbor's walls.

Nakakatakot Yung ganyang klaseng design ng Bahay. Ang lawak ng leaving area at dining area tapos Yung mga poste ang papayat na malapad. Ang bigat ng dinadala ng mga poste. Grabe. It doesn’t feel like a home but a bed and breakfast hotel. I would prefer smaller house plan with less wasted interior space. If the house was half the size but keep the land area more open for a bigger pool and more garden space. You live in a tropical country why would you want to stay indoors. I would spend most of my time by the pool, mini cabana where I can get outdoor massage. Put a mini tiki bar and grill for out door fun space.

Kahit may siyam na buhay pa ako hinding hindi ko maa afford itong luxury house. At hindi ko rin naman kailangan dahil baka hindi na kami magkakilanlan ng mga kasama ko sa laki ng bahay.😊
