I never thought I'd be in the position, but I bought another house! I am so excited to break down the house cost, my downpayment amount (and why), my closing costs, and my monthly mortgage statement. Buying a house can be confusing, and I am on a mission to clear up the mystery and misconceptions that go along with purchasing a home. In late 2019 I bought my first house in Seattle. I found it the most helpful to hear other peoples real-life examples of home buying and their own mortgage costs. That is why I like to break it down for you! My new house is a 2nd home that I bought with my sister Shelby. We decided to purchase in Palm Springs, CA because we personally love it- it's close to LA where she lives and a quick flight from Seattle where I live. It also is a great market for turning your home into a short term rental Airbnb! We are currently renovating the house to be the perfect Palm Springs vacation home, and can't wait to get into on the rental market!

Extremely informative. If we were into financing a home, we would need to replay and freeze your video, often, to understand all the nickel-and-diming that’s going on. I guess if it’s something you really want, then it’s worth the investment, to understand all the nooks and crannies, involved.

You guys have done a great job with that house! I do predict, however, you going to miss that backyard patio overhang come summer. With the possibility of over 5 months of 100 degree plus weather, shade is a major commodity.

Holy Crap, the US has so many extra fees added to buy a house. In Canada it isn’t that complicated. Pre-Approval, find a home, down payment, sign documents at bank for mortgage, and then pay lawyer 1500-2500 to make the legal transaction and voila home sweet home. We pay property taxes monthly but they can be added to your mortgage or paid every year.

I think the 3-6% mostly comes from the fact that the average home price is a lower than your mortgages and most of the closing fees are a set amount. I’m closing on a 200k house in April and my closing costs are right at the 3% mark

My bf and I bought our house: 3 bedroom, 2000 sqft in Arizona, $410,000 with 10% down. We recently refinanced from 3.75% down to 2.75%. Since we put less than 20% for a down payment, we have PMI but we were able to get that removed after doing some minor remodeling work and also with the appreciated value of our house. By putting less with our down payment, we had more money to remodel!

This was very interesting! I live in Finland so the process of buying a house is a bit different but what surprised me the most is the amount of different legas fees and other fees that are included in buying a house, there are so many!! 😂 In Finland the interest fee at the moment is about 0.5% so it's very low! 2.75% is normal but here it's considered high, at least for the time being.

Congratulations! I’ve been following your reno vlogs and enjoying them a lot. This video was super helpful to know all the different fees involved in purchasing a house. But I couldn’t help but think how the system is designed to get as much out of you...all these processes you’re required to pay for and then pay the fees for them. Bizarre 🙃
