I totally get building codes, Safety, hurricanes, I'm a native Floridian, but I am the world's worst at being told what I can and can't LEGALLY do with something that I own. It's like you never really own your own land...you never really own your own home because the government tells you what you can and can't do with your property. Nuts. I admire your patience. We felt led to splurge on spray foam for medical reasons in our build out. BROTHER! We love it! You will be glad man! Plus great idea on using the floor space
Congratulations Andrew. This extra room will be amazing and will give you much more diversity with using the space. Mate, don't stress about delaying videos. When you have a really good thing, people are prepared to wait for it. Yes, we love watching you work, but we also love watching your thought process as well. That takes time and planning, and videos also take time to film, refilm and refilm until the take is right, and then the editing. It all takes time, and along with the time talking to engineers etc and other things that need doing around the property.....things get delayed. We are prepared to wait, because your video content is worth waiting for. Great job Andrew, please just keep doing what you are doing. Sounds like a great opportunity to add on when you weren’t planning on it. That view is going to be beautiful. You are amazing how you read what others have to say I think you and Dutch are the only ones who listen and are open to hearing suggestions. Make sure you spray those wasps nest in the evening when they are all home and put them in a plastic bag so they can’t get out. Be safe and stay cool:) tfs:)
Great point about the evenings. I often spray the nest during the day, only to have the ones that were gone come back buzzing mad because something is wrong.

Turn the stairs around, stairs are BEST without any turns. One straight shot is best. Because when you move a long piece of furniture to the second floor.
You can always put storage (cabinets or bookshelves) set in to the lowest part of your walls. It would use that shorter space up and add SO storage. We are in the process of doing this in our office that is similarly shaped.
Good to see you're back!!! Awesome update on the house plans. I can already envision you editing your YT videos in that semi-open space with that great view of the living room, pool and garden. Wow. Can't wait to see what awesomeness you guys are turning this house build into!
Your welcome, looks like I planted the RU-vid office seed a few weeks ago. The view will be amazing and the office space will be well used. You now get stand up walk in access to the attic. The stairs on the outside pantry wall will look great in the living room. There are all kinds of way to use the space under and over them.
It's funny, I saw the ice maker video and liked the way you presented things. Thorough and detailed the way I like it, so I've been watching a few of the house build vids. I wondered if there was going to be a loft up there. Good move on doing the loft. I'm excited to see the progression. I built with my dad who was a GC/Architect, and I really like the way the house is coming along! Brings back a lot of memories! Keep up the good work! (if you don't, I'm sure there are a lot of folks in the chat who will "help" you along! haha!)
That's not the way this works. Attic flooring and joists have to be completed because the stub exterior walls will need to be lifted so outside sheeting can attach to them.
Hey I just thought of it in my folks 1908 built home we put closet s and book shelves in the short walls of the 2 nd story , it even had a water tank 2x8ft in the attic for water pressure they notched about an inch out of the rafters to get it in, only bathroom was upstairs also

I like the extra room upstairs. You can remove the blocking with a reciprocal or multi tool to cut the nails out. You’ll have a lot of work installing the extra floor joists but like you said do now or never.

Put a door to the attic from the new room addition. Will make it easier to access the attic then the drop down stairs. I would get rid of them for more storage. Make the room as deep as possible too if you can. Looks good 👍.
Nice! Love that you wanna use some of that space like that. For some reason, this brought to mind a house I helped frame way back in the early '90s. It had half again (1.5 times) the lumber in its roof as there was in the rest of the (1story) house. It was weird-looking. Do make sure you point any firecrackers away from that now.
Im glad you're not turning this into Kelley's Refrigeration channel lol. I like the upstairs Room idea might as well utilize all the space you can. You have plenty of room. Cant wait to see the floor Joist solution you come up with. If the stringers give you trouble just sawzall them out .
Another possibility if you cannot do your office the full width is to build a set of drawers into one of the short side walls and have the drawers extend into the side “attic” space. You could even do a pull out bed the same way. This could add some additional features and usable space without actually using your floor space.
I totally agree that yall need an office! Especially with the channel growth, it’s only up from here man! I think that huge living room is going to look nice with a set a stairs up that back wall too. Awesome!

Yes and I will not build the loft until we are dried in. But I have to install the joists now since the short stub exterior walls will need to go up in the attic and then allow outside sheeting to be attached.

I've got a 7cf freezer and alot of parts laying around, I'm seriously thinking about setting up the right side of it for ice and leave the left side for food. I could do it with minimal cost. All I'd have to get would be a inlet valve kit with the right fittings. I'm just not to good at the wiring. I've got it in my mind now, so I'll have to try it!! 👍
Like the change, one of those Fein saws would make easy work of the nail cutting. Not sure of tool name, has a vibrating blade that can be placed in different positions. Fein FMM350QSL MultiMaster Corded Oscillating Multi-Tool with QuickStart and StarLockPlus for Snap-Fit [ title on amazon ] $269 , BTW I bought mine for over $400, got it when it 1st came to market. Buddy had one nd showed me it cutting a slot in the middle of a 2-6. I had to have one. I love mine, don't use a lot, but when I do I love it.
I am not sure where in the country you live and their code, but usually, the calculations for room dimensions is for "habitable" space. That means you can still build into the side walls for cabinets/bookshelves/etc (beyond where you put the 2"x8"s). You just can't include in the total square footage calculations.
Have you done a video of what type of insulation you are going to use? I am considering building a post frame house in Tennessee and choosing the right insulation is confusing. Lots of spray foam videos on RU-vid.
We will look into that but again the attic was already considered conditioned space. We don't mine upgrading the unit and are also still looking into mini splits.
I just recently had isonene spray foam installed in a room which we remodeled. I was very disappointed in the finished result. If I had it to do over I would have used 2x6 walls with batts or 2x4 walls with closed cell spray foam. For the isonene, the stud cavities needed to be overfilled and then trimmed. The trimming tool was a regular hand-held carpenters cross-cut saw. The handle on those saws is directly in-line with the blade. To use this saw, it was necessary to flex the blade into the stud cavity in order to have clearance for the workers hand. The blade flexed into the stud cavity between 1/2 to 1 inches. Three things wrong so far: (1) isonene is open cell, which does not have as much insulation value as closed cell spray foam, (2) isonene cost me about three times what batt insulation would have cost and the installers cut out too much foam for which I had already paid, and thus I did not get the planned-for insulation value, and (3) the foam was not sprayed in one full sweep like you see on video advertisements, this caused huge voids where a second pass did not expand under the curved edges of the first pass. Also, closed cell foam adds structural strength. Two actual events to demonstrate this: {1} A local business which makes fabricated homes in a factory uses closed cell spray foam and does not use any nails or screws on the drywall. The walls and the ceiling are made by placing the drywall flat on a fixture table, then the studs etc. are place on the drywall, then the closed cell spray foam is added. During the factory tour, the owner stood on the ceiling drywall in the attic with no problems, {2} My son has a friend who added a two story addition to a fairly old house. He had closed cell spray foam installed in the walls. About four years ago a tornado took away every bit of the old house and the roof on the addition. My son does construction and was given the job of fixing the house. His investigation showed that the addition was only about 1/4 inch out of square after the tornado.
Would the open cell foam absorb water if there were ever leak? If it did it would also put extreamly more weight on the roof system. I would think you would want a foam that water would not penatrate. Lots of old boats have open cell foam and when the boat leaks it doubles the weight and yuu have to tear it all out to get the water out. Everyone uses closed cell foam now.
@@mikemiller5139 Water can definately get into the open pores. Many of the pores are rather deep, they are evidently caused be gasses exiting the foam in the 5 seconds that the foam expands and cures.
You definitely could, would be really easy to put a loft in front looking down over your living room that you could turn into some sort of office. You could even add a small loft bedroom. I wouldn’t worry about being more than what’s recommended, you have to meet code but I see no reason why you couldn’t squeeze a loft in there at least in the center portion and even have storage access to large doors on those walls so you’re not limited to just the attic ladder. You might want to consider something like a spiral staircase in the front. I think it’s a great idea you can have plenty of storage and extra room. Whatever you do though you really do need to get rid of those wasp nest camera you don’t wanna live with that in your house. 😂😂 You might want to stick a bathroom up there too or at least a half bath, running up and down the stairs when you’ve been editing a bunch of video for hours and slamming caffeine can be torture. 😂😂😂 An office and even a guest bedroom stuck behind it before you hit the attic and you still have tons of storage on the sides as well. Your engineer needs to step up because I put an office bedroom and a Jacuzzi up there as well as a half bath and may be a kitchenette. Lol ;) You need to get that stuff out of the way so you can work on your fire pole your rope swing and the zip line you need in your living room area. 🤔 Seriously though, as far as going to one by 12‘s for the upstairs ask if you can double up and do 12 inches on center with two by eights or if you can elevate only the office space because if you’re going to keep the rest of it attic space you really don’t need the one by 12‘s and we don’t even need them for the office space it might make the floor feel more solid but nothing about that it’s going to fall out or be unsafe but you’ve got to meet code so maybe if you all that area and you can get away with suspending only that specific part where the office or whatever you put up there is going to be. You definitely want to put an intake up near the top for your AC system, especially since heat rises and that’s where most of your hot air is going to go and you’ll get much better circulation and continuity sucking air down from there, plus it will be nice to be able to put the vents in the back of that room for cosmetic reasons so you don’t have to have them clearly visible to the living room.
@@TKCL this is so true. We have a 3 bedroom house. One room is our office and the other is a guest room. Both rooms are full of stuff we should probably get rid of.
You are not going to be able to slide the new joist in without removing the blocking. Save yourself some headaches and just bite the bullet and rip them out.
How are you going to vent the roof; above the insulation? In my limited experience no matter how well you're insulated below it will sweat beneath the metal. Just asking not trying to be a butt hole.
Spray foam is so efficient that you do not vent. It through me for a loop too. This is completely different since insulation is not in the attic floor but in the main roof.
